I posted this in the Proposed thread, but it deserves its own thread I guess :D This is fantastic news!

Another Massive US$225 million project in the wings for Jakarta!!!!- Plaza Indonesia Extension, to be resumed in Semester II 2005 after being on-hold since 1998 crisis. Details of project:
- 200,000 m2 construction space
- extra 36,000 m2 of retail space
- a 48-storey Apartment tower
- a 47-storey Office Tower


anyone got any 'inside info'? I don't know if they are changing the design, but this is the original plan (btw I wonder what's gonna happen to EX and the embassy?):

The Plaza Indonesia Extension project is the second phase of a super-block development, located at one of the most prestigious intersections in Jakarta. This mixed-use project consists of one 50 story office tower, one 46 story luxury condominium tower, a six level retail podium, and five levels of subterranean parking and building services. The total gross area of construction is approximately 200,000 square meters (2.15 million square. feet).

Btw this project is confirmed:
"Since its founding, the Company has remained focused on its main business, which is developing and managing prime property in Jalan M. H. Thamrin, Jakarta . In 2004 , the Company plans to recommence the Phase 2 Extension Project which has been halted in 1998 due to the country's economic crisis. " www.pir.co.id

Biaya Perluasan Plaza Indonesia US$ 225 Juta

PT Plaza Indonesia Realty akan mengalokasikan dana US$ 225 juta untuk proyek perluasan bangunan seluas 200 ribu meter persegi. Pembiayaan melalui pinjaman US$ 150 juta dan sisanya dana internal perusahaan. Demikian Direktur Plaza Indonesia, M. Sjohirin di Jakarta, Selasa (26/4).
“Proyek perluasan yang sempat tertunda pada tahun 1998 akan dimulai lagi pada semester II pada tahun 2005 ini,” kata Sjohirin. Proyek ini meliputi perluasan pusat perbelanjaan Plaza Indonesia seluas 36.000 meter persegi, apartemen eksklusif 48 lantai dan perkantoran 47 lantai. Pada pembangunan tahun 1998 dana pinjaman diperoleh dari sindikasi Sumitomo Bank dan pada tahun ini dana juga diperoleh dari sindikasi perbankan.
Agunan pinjaman berupa tanah dan bangunan yang terdiri dari pusat perbelanjaan dan hotel. Nilai buku jaminan sekitar Rp 1 triliun. Proyek ini akan menyerap kurang lebih 7.000 tenaga kerja.
Kinerja perusahaan pada tahun 2004 mengalami peningkatan, terlihat dari peningkatan pendapatan perusahaan yang mencapai Rp 423,3 miliar atau naik 22,6 persen dibandingkan pada tahun 2003 yang mencapai Rp 345,3 miliar. Laba kotor operasi Rp 249,4 miliar atau mengalami peningkatan 32 persen dibandingkan tahun 2003 yang mencapai Rp 188,9 miliar.
Laba sebagian besar berasal dari pusat perbelanjaan Plaza Indonesia dan pusat hiburan EX. Keuntungan bersih mencapai Rp 105 miliar atau mengalami penurunan dibandingkan tahun 2003 yang mencapai Rp 126,6 miliar. Penurunan ini disebabkan kerugian selisih kurs akibat depresiasi rupiah terhadap mata uang dolar pada tahun 2004 dan peningkatan biaya depresiasi aktiva tetap perusahaan.
Ia menjelaskan kondisi industri perhotelan pada tahun 2004 banyak terkena dampak negatif akibat isu-isu gangguan keamanan. Peledakan bom di Kedutaan Besar Australia pada bulan September telah menyebabkan berkurangnya tingkat kunjungan orang asing ke Indonesia. Hal ini terasa sampai dengan kuartal terakhir tahun 2004.
Sementara itu Direktur Plaza Indonesia, Hendra Hartono menjelaskan Grand Hyatt selaku bagian Plaza Indonesia masih mampu mencapai tingkat hunian rata-rata 42,38 persen atau meningkat 40,03 persen jika dibandingkan tahun 2003. Harga rata-rata kamar Grand Hyatt Jakarta mencapai US$ 125,45 naik dari US$ 125,32 tahun sebelumnya. Di antara hotel berbintang lima di Jakarta, Grand Hyatt merupakan hotel yang memiliki pendapatan per kamar tertinggi.
Plaza Indonesia juga melakukan program peremajaan sehingga mampu menghadirkan penyewa baru yakni Debenhams Department Store dari Inggris dan 24 toko baru. Nilai sewa rata-rata pada tahun 2004 mengalami kenaikan dari US$ 43,34 menjadi US$ 44,68. (swo)

well, its an old diagram EX is just not there. But I can see EX fitting between the two buildings...although I have read an article in the past which says that EX is only a temporary arrangement...will it be demolished?? hmmm

EX look too permanent rather than temporary. the interior is nicely designed. i got a bit tired with indonesian mall 'design'. all too similar. they tried to show up luxury. i want something more 'urban'. trendy.

THere's a good chance , I think, that the developers will have to amend the design concept as I don't think they would want to demolish the EX. The original plan, as you can see, would put EX totally out of the picture as the mall is expanded to cover what is now EX and the parking lot....

guys..i just got some info that the EX will not be demolished...it will be made part of the new shopping complex.

yeah, that's what I heard too. 10 years eh? But they will start constructing the apartment, office and shopping extension within months...I doubt they're gonna demolish it anytime soon... so I think the new plan will have to accommodate EX, eventhough it will be demolished eventually. what do u think?

wopde, u got any additional insider information on Keraton and the project as a whole? haha perhaps even renderings :D

i hope they wont demolish EX.. I like it..
it's just unique..
and awesome news that they're gonna continue with the PI extension phase 2
nice...
how tall are the towers?
do they reach 200m?

:? How about the Japanese Embassy?

EX will be demolished? Its a great mall, one of the trendiest. As much as i like this extention, i hope they can modify it so that EX and the Japanese Embassy isnt affected. There is still some space.

I don't think they will demolish the Jap Embassy. It looks sturdy enough to be a long-term building, unlike the EX. Besides, its located at the front of the complex. The EX...I don't know how they're planning to go about in building 36,000 m2 extra shopping space without demolishing it...unless they plan to build it right in front of EX...which doesn't make sense because EX would be obscured then and no one would b able to see it....hmmmm
