This thread is for the development of a site on Great Homer Street, adjacent to the City Point student flats development, and across Clegg Street to the rear from the on-site Phoenix Place development. The plans call for a part 6/7 storey L-shaped building, comprising ground floor parking, with 103 one and two bed apartments above. The split is 65/35 towards one bed apartments. The developer is Caro, who previously completed the restoration of a derelict terrace on Shaw Street up the hill. The architect is FCH.

The original plans called for a stepped building. Rising from 7 storeys adjacent to City Point, up to 9 storeys adjacent to Everton Park. After pre-planning discussions with the council's HRC (Height Reduction Committee), the building will now be a more uniform 7 storeys, with a slight reduction down to 6 storeys adjacent to the park. On both sections, the uppermost floor will be recessed back to reduce the impression of height further.

The needless height reduction is disappointing. The original pre-planning proposal, with its stepped roofline had more about it I think -

However, it's still a solid proposal, and it continues the explosion of developments in this area, which is good too.

In a pleasing way, some elevations of that are reminiscent of the neo-Georgian interwar flats whoch used to proliferate in that area.
That looks quite smart. I wonder what is fuelling this mini boom in this area? The investment in Project Jennifer maybe?

Psychological impact, maybe. As Project Jennifer and other stuff show that successful developments are possible in this long-neglected area, other developers will chance their arms, particularly while the land is still probably cheap-ish. Makes me wonder what similar schemes could be used to inspire similar confidence in other underdeveloped areas surrounding the city centre.

I gave Caro some historical info to help them come up with a name for this scheme. I wonder what they will go with?


Good news also on your new plans which will fit well with Project Jennifer and other local developments.

Ref the name lots of early possibilities as the site was up until 1950 the site of the Great Homer St Wesleyan Church, built 1839. A few snippets that need confirming:

· built to replace Leeds St church

· memorial to Charles Horsfall, Mayor 1832-33

· frequented by Everton FC Chairman George Mahon

· Badly damaged by bombing 1941

· Known as the Centenary Church

Maybe they should highlight the incompetence of the council regenerating Great Homer Street by calling it Homer-Phobic :nuts:
According to the FCH website their designed proposal for Clegg Street got planning approval but I don't find a thread for it? Maybe its under another name or location?



At Clegg Street, proposals for new build residential accommodation of 97 apartments incorporating a mix of one and two bedrooms, stepping up from five storeys to eight were approved.

The scheme, for Caro Developments, will enhance its location by replacing a dilapidated building and providing an active frontage. A series of ‘steps’ into the Great Homer Street façade result in external space for the residents which will host views across the city.

It's good to finally see a proper render of this one, and I think it looks quite good. Certainly a lot better than the blank wall and overgrown vegetation that's there right now.

There is a small discrepancy between what FCH are reporting (97 apartments) and what the approved planning application states (93 apartments), so I've gone with the planning application in the thread title.

I like this one too. The height and active street frontages are spot on. Caro developments seem to be reputable developers too so fingers crossed we see a start on site soon.

Shame they can't continue this scale all the way down greater homer street with street level stores rather than retail sheds : /

Also, the public realm and general layout of the roads really needs something around here now, the sweeping motorway is a mess, surely they can cover part of it and take back the central circle where those big factory sheds are on the Kingsway approach?

Nice scheme though. A decent array of schemes around here, with the 2 Rose place phases added in to the mix.

They'll get there. This may be stock FCH but its stock FCH they'd use closer to the centre, that tells us the city is stretching which is what it needs to do rather than cannibalising every few decades

A planning application has been submitted to vary the make-up of the units in this development.

The changes are as follows -

One bed - 61 units -> 76 units
Two bed - 32 units -> 8 units
Studios - 2 units -> 43 units

Total - 93 units - > 127 units

Slightly disappointing in one respect as it will take a bit more time now to rumble through the planning system, when we might have reasonably expected to see something on-site by now. On the other hand, it shows it's not dead, so small wins I suppose.
