Iliria Business & Trade Center

Height: 50 floors

Status: Approved

Estimated construction start: Autumn, 2008


Facilities: 50 floor business & trade center, bank building, administrative building, 5 star luxury hotel, retail/shopping center, 4 underground parking floors, square, open theatre

I like everything but the bank tower, in either case it seems prishtina is ambitious (or a lot of ambitious developments are happening there), I hope it will be well executed.

How is the infrastructure there? Is it also getting investments (municipal, state, private)?

The infrastructure is at the moment a disaster, since its going to be built in a rundown and abandoned ex-industrial zone called "Lakrishte" - along with some other highrises/skyscrapers... But all the projects are made in accordance with the new urban/regulation plan for the area - in cooperation with Municipality of Prishtina.. Meaning this entire area will be transformed the future years ahead and the infrastructure will most likely be upgraded in a public-private partnership..

yes... plus I know that (according to Prishtinas Development Plan until 2020) two of the future ring roads, will pass through this area... Also a tram line... and all 3 projects (this one, ENK Complex, and World Trade Center Prishtina) that are currently known to the public for this area - have several underground floors for parking space...

Prishtina is well on its way on becoming the "Hong Kong" of the Balkans, exceeding anyone's expectations with these monstrous skyscraper complexes.
Let this be a lesson for any urban expert out there :> You can never predict what the future will bring

When we are talking about Kosovo we are talking about a tiny nation of just barely 2 million people, which is basically even less than the population of any major European city. Add to that the fact that Kosovo is not exactly a country with a well-developed banking or insurance sector and you have to wonder how they will fill all these proposed towers.

That has been my fear all along considering that cities the size of Kosovo (population wise) do not have such projects even through their economy is better. On the other hand, prishtina is notorious for lacking such spaces (business, convention, hotel areas). I believe Hotel Grand is the only major hotel is Prishtina and nevertheless it is not up to international standards. Do not know about purely business or convention centers.

Do you think all these investors would rush into financing these projects - if there wasnt any demand? Have in mind, these are all private investments.

In most western european capitals, the question is rather if one wants skyscrapers in their cities or not... Not that much, if one can build them or not..


Add to that the fact that Kosovo is not exactly a country with a well-developed banking or insurance sector and you have to wonder how they will fill all these proposed towers.
First of all, the banking and insurance sector has been rapidly developing for years now... Still, many new ones entering the market each year..

... And luxury hotels (five star) doesnt currently even exist in Prishtina... There is a huge demand for hotels in general which Prishtina currently has no chance on satisfying, and there is no reason to think that this demand will stop growing the years ahead either...

Second of all, Prishtina offers very little real office space... Until now, the absolute majority of projects the last decades have been residential, with some shops/offices in the first floor(s)... With Kosovo developing, lots of companies settling, being established or expanding each year - there are simply not enough office space for them... Many companies have even been forced to rent or buy appartments - and transform them into offices (!) :nuts: Many others, have seen no other solution than build there own HQ (which can be alot more expensive and time spending).. With all these projects (Iliria, ENK, WTC, and more to come) - these problems will be solved. Plus, it will satisfy the needs for the future as well.. Investors think 10 years (or more) ahead.. ;) and this project will take about 5 years to complete

Good point, it is largely because skyscrapers are not wanted in most cities, and its for good reasons, they are not planned that way to begin with and its not a naturally good way to develope most european cities.

I really dont like the modern banking sector, talk about fraud... :eek:hno:

With that being said good luck with the project.

The Tallest building look imo like The Commerzbank Tower in Frankfurt.

The similiarity is striking... The Commerzbank in Frankfurt is an iconic skyscraper... This one in Prishtina, might look just as awesome - but still I personally wish the investor would have come up with a more original design...
