Khalifa reviews Al Sowwah Island development plan

The President His Highness Sheikh Khalifa bin Zayed Al Nahyan, Ruler of Abu Dhabi, was briefed on the development of Al Sowwah Island. He expressed satisfaction, saying "efforts should be stepped up to develop the UAE on a par with developed countries".

Sheikh Khalifa called on authorities to encourage more facilities, resorts, as well as provision of easy transport while observing the natural environment to make the UAE a "cultural, commercial, economic and tourism centre as per world-class specifications".

Khaldoun Khalifa Al Mubarak, Chairman of Abu Dhabi Executive Council, briefed Sheikh Khalifa.

The 105 hectare island, with Mina Zayed and Al Reem Island, is at the core of the new Central Business District – a major part of Plan Abu Dhabi 2030.

It will be home to the Abu Dhabi Securities Exchange and the first Cleveland Clinic in the region. (Wam)

طلب صاحب السمو الشيخ خليفة بن زايد آل نهيان رئيس الدولة «العمل وبشكل مكثف نحو تطوير البلاد، لتكون على قدم المساواة مع الدول المتقدمة».




ودعا سموه أمس، أثناء اطلاعه على مجسمات مشروع تطوير جزيرة الصوة، بقصر سموه في البطين، إلى «العمل على توفير كل سبل الراحة، من منشآت ومتنزهات وتأمين سهولة التنقل مع الحفاظ على الطبيعة الإماراتية، وجعل الإمارات مركزاً ثقافياً وتجارياً واقتصادياً وسياحياً فريداً، وفقاً لأعلى المعايير العالمية في إقامة وتنفيذ المدن الاقتصادية والتجارية المتخصصة».


واستمع سموه إلى شرح تفصيلي متكامل، من رئيس جهاز الشؤون التنفيذية خلدون خليفة المبارك، عن مراحل تطوير وبناء الجزيرة وأهدافها وخطوات تنفيذها من القائمين على المشروع الضخم.




واطلع سموه على الهدف من وراء إعداد هذا المشروع العملاق والحيوي، الذي يأتي ـ وفقاً للقائمين عليه ـ استجابة لحاجة إمارة أبوظبي الى مزيد من المشروعات الاقتصادية والتجارية الفريدة، وذلك نظراً للتطور الهائل الذي تشهده في جميع النواحي الاقتصادية وغيرها، إضافة للنمو المتزايد للسكان، وتوافر فرص العمل في مجالات عدة، مما جعل إمارة أبوظبي قبلة للاستثمار والمستثمرين بفضل الأمن والأمان اللذين تتمتع بهما الدولة.




وأوضح القائمون على تنفيذ مشروع تطوير وبناء جزيرة الصوة، أن «الجزيرة ستحتضن منطقة الأعمال الرئيسة لإمارة أبوظبي، وهي أحد المكونات الأساسية لخطة أبوظبي 2030 وسترتبط الجزيرة بالمناطق المحيطة بها، كميناء زايد وجزيرة الريم، مما يجعلها المركز التجاري للعاصمة، كما ستوفر الجزيرة لأبوظبي بيئة اقتصادية وتجارية وعقارية مميزة».




وذكر القائمون على تنفيذ المشروع أن «الجزيرة ستتضمن منشآت تجارية فريدة منتشرة على مساحة تبلغ 105 هكتارات وتوفر خدماتها على مدار 24 ساعة في اليوم، كما ستتوافر لسكان وزوار الجزيرة، وسائل النقل بينها وبين المناطق والجزر المجاورة من خلال 13 جسراً وطرق للنقل العام وممرات خاصة بالمشاة».




وأكد القائمون على المشروع أن «جزيرة الصوة ستكون عنواناً فريداً لأبرز مؤسسات الأعمال في أبوظبي منها المقر الجديد لسوق أبوظبي للأوراق المالية الذي يحيط به 570 ألف متر مربع من العقارات والمنشآت التجارية والفنادق، علاوة على ذلك ولأول مرة في منطقة الشرق الأوسط سيتخذ مستشفى تابع لكليفلاند كلينيك المشهورة، من الجزيرة مقراً له، حيث سيوفر المستشفى أفضل وأرقى معايير الرعاية الصحية لسكان الدولة».




وقال القائمون على مشروع جزيرة الصوة إن «الجزيرة تتمتع بسمات ومناظر طبيعية جميلة، وذلك بسبب موقعها الجغرافي المتميز ما يجعلها تتناسب تماماً مع احتياجات مؤسسات الأعمال والتجارة، إضافة الى أحياء سكنية تتماشى مع أرقى أساليب الحياة».




وأضافوا أن «المشروع تم تصميمه وفقاً لأعلى وأرقى المعايير العالمية للمشروعات الاقتصادية والتجارية الرائدة على مستوى العالم، ليليق باسم ومكانة أبوظبي ويضعها في قلب خارطة الاستثمارات العالمية».

Mubadala launches Sowwah Square project

The Sowwah Square project being developed on Sowwah Island off Port Zayed has been officially launched by the Mubadala Development Company.

The flagship complex will be developed, constructed and managed by John Buck International for Mubadala, which will own the project 100 per cent. John Buck International is a joint-venture real estate company set up in March by Mubadala and America's John Buck Company. The project will be the commercial centre of the capital's proposed central business district.

"Construction work is already under way and we anticipate it will be completed by around 2010," said Carlos Obeid, Mubadala's Chief Financial Officer.

"We cannot disclose the full value of the project because it is still subject to negotiations with various parties, but it is a multi-billion-dirham project.

"The funding will be a mixture of equity and bank loans. We are in discussion with various banks and financial institutions for the debt part and Mubadala will provide the equity.

"The development of Sowwah Island as the commercial centre of the UAE capital is the major component of Abu Dhabi's growth. The complex will have good links to the Mina Zayed area and Reem and other islands.

"Sowwah Square will provide a modern, productive and healthy working environment for the companies located there."

The Abu Dhabi Stock Exchange will be the anchor tenant on the island. CEO Tom Healy said: "We are looking forward to a successful future at our new headquarters."

Sowwah Square is being developed on a two-storey retail podium covering more than 570,000 sq m.

There will be four high-rise office towers with 285,000 sq m of space plus a five-star 250-room hotel with more than 100 serviced apartments. Mubadala anticipates a working population of up to 14,000.

US architects Goettsch Partners (GP) have been commissioned to design Sowwah Square, a new business centre in Abu Dhabi.

Located on Sowwah Island, the project will feature a central stock exchange, designed to function as an icon, and a further four office towers, ranging from 31 to 37 storeys in height.

"As the city continues its rapid development, the project will set an international standard of design and technical quality," said James Goettsch, president of GP.

The stock exchange building will rise on 27-metre high granite pillars above a 49-metre diameter water feature. The pillars will house stairs and service elements for the project, while the roof area will be the size of a football pitch

GP has also announced an intention to ‘look beyond LEED' in developing a sustainable design. Over 2,500 square meters of photovoltaic panels are to be installed across all buildings in the project, while the water feature and irrigation will be supplied with water from condensation coils.

Work on the project is scheduled for completion in 2010.

Al Naboodah wins deal for Sowwah infrastructure

Dubai: Al Naboodah Construction Group on Thursday said, that it has been awarded the contract for Phase 1 of Sowwah Island infrastructure by Mubadala Real Estate & Hospitality.

The contract involves the construction of four bridges and five kilometres of elevated roadways which, once completed, will act as the major road and utilities links between the centre of Abu Dhabi and Sowwah Square on Sowwah Island, the heart of the new central business district, and Reem Island, the company said in a statement, without giving the value of the contract

"This is the first EPC contract awarded by Mubadala in respect of the development of Sowwah Island and is a significant step towards meeting the targets of the Plan Abu Dhabi 2030 Urban Structure Framework. We are delighted to have been awarded this contract as it serves to further reinforce Al Naboodah's commitment to providing the highest quality, most cost-effective and sustainable solutions, tailored to the needs of individual customers," said Steve Lever, chief executive of Al Naboodah Construction Group.

Clear choice

"Al Naboodah Construction Group was a clear choice for the infrastructure work on Sowwah Island given their proven track record within the industry, and we look forward to working with them on this project," said John Thomas, executive director, Mubadala Real Estate & Hospitality.

Phase 1 infrastructure works for Sowwah Island are scheduled to be completed by the second quarter of 2010.

Out of the sea, a city is rising

ABU DHABI // Just a year ago, Sowwah Island was an empty patch of desert off the waters of the Beach Rotana hotel shaped like a pair of lips.

Now the 117-hectare island is a hive of construction activity, with towers starting to jut out of the ground and a constant stream of lorries.

“It’s a Manhattan in the making,” says John Thomas, the executive director of Mubadala Real Estate & Hospitality, the master developer of the project. “This is the heart of the new central business district.”

Sowwah is planned to be a kind of nerve centre for the “new Abu Dhabi” that is taking shape in large part on islands near the north-eastern corner of the main island. It will have more than 30,000 residents and 80,000 office workers by day.

The Abu Dhabi Plan 2030 calls for it to be the “focus of the skyline profile and the summit of office density” in the constellation of projects that includes Al Mina and Reem Island.

A testament to Sowwah’s centrality for the capital are plans for 13 bridges to connect it to Reem Island and Abu Dhabi island on either side.

Two are scheduled to be finished by the end of this year and beginning of 2010. Mubadala is hiring architects to give each one a distinctive design.

Initial drawings show one bridge with an arch in the middle and another with a pointed sculptural flourish that rises into the sky.

“A lot of the inter-Abu Dhabi traffic will come through the island,” Mr Thomas says, adding that the bridges were positioned to connect with the grid layout of the main island. “The island plays a broader function for Abu Dhabi as a whole.”

The first bridge, for instance, will connect directly with Al Falah Street.

The part of the island that can be seen rising from the ground is Sowwah Square, a group of four office buildings and the new home of the Abu Dhabi Securities Exchange.

Some of the buildings have already reached the ninth of an eventual 30 storeys. They will be ready for occupation by the end of 2010.

The towers will have automatic shades on the outside that adjust according the angle of the sun, and double-glazing to keep offices well-lit but not overheated.

At the centre will stand the stock exchange, resting on four concrete stilts 20 metres above a pond and surrounded by shops, restaurants and cafes.

Nearby, foundation and piling work has started for the Cleveland Clinic, which will be one of Abu Dhabi’s most advanced health care centres.

So far, says Mr Thomas, the global financial crisis has not had a major impact on the development of the island. Mubadala is still working out its strategy for selling plots of land and through its partner, John Buck International, finding companies to lease the space that will become available in the short term.

A year ago, the available space had all been pre-reserved, but the economic downturn of the past year has presented problems for some of the potential clients.

“I’d be lying if I said the financial crisis hasn’t affected our leasers,” he says. “We are focusing on these tenants. Some of them are having to re-evaluate.”

For all the towers and scaffolding, the most dramatic work is being done out of sight, at the infrastructure level. On Sowwah Island, for example, a 14-metre-high concrete platform at Sowwah Square and Cleveland Clinic will conceal parking, service roads and utilities.

“We are not so much focused on the individual buildings that will populate this island, but with the long-term evolution of the island,” Mr Thomas says.

There will be air-conditioned passageways, allowing pedestrians to walk around the island during the hot months. Underground roads are intended to ensure the island does not get too congested and reduce air pollution for those at surface level.

The island also fits into Abu Dhabi’s larger transportation plan. It will have stops on the metro system and light rapid transit line, as well as bicycle lanes and pedestrian walkways along the boardwalk and throughout the middle of the island. The goal, says Mr Thomas, is to keep the island from being overrun with cars.

Sustainability is a theme for the project, according to the developer.

Mubadala announced yesterday that it had been awarded the Leadership in Environment and Environmental Design gold pre-certification for its infrastructure work. As the master developer, it will require other developers on the island to meet similar standards for water, energy and waste.

“If the bones of the island make sense, then the rest will be functional and sustainable,” says Mr Thomas. “We are interested in the efficiency of the design as opposed to the egos of the developer.”

Sowwah Island will also have a “spine of greenery that runs throughout the island”.

The developer has hired Martha Schwarz, a Massachusetts-based landscape designer, to come up with a “complete landscape philosophy” for the island.

She has previously crafted landscape masterplans for the Baltimore Inner Harbour in Maryland, Blackfriars Road in London and the Detmold Redevelopment in Germany.

“We don’t want something ad hoc,” he says. “We want this to be the best office space in the Middle East, period.”

Rosewood Abu Dhabi set for 2012 launch on Sowwah Island


Rosewood Hotels & Resorts has signed a deal with the Mubadala Development Company to manage a new luxury hotel in Abu Dhabi.

Opening in early 2012, Rosewood Abu Dhabi will be located on Sowwah Island, in the Emirate's new Central Business District.

The 470ft, 34-storey tower will offer 190 guest rooms and suites plus 140 serviced residences.

The hotel will also feature an 18,000ft Sense spa.

Rosewood Abu Dhabi will be the fourth Middle East property managed by Rosewood, joining Al Faisaliah Hotel and Hotel Al Khozama in Riyadh and Rosewood Corniche in Jeddah.
Abu Dhabi liberalises Sowwah Island property purchasing

The Abu Dhabi government has confirmed that GCC nationals will be allowed to own homes and offices on Sowwah Island while foreigners will be able to acquire 99-year leases (but not land) on property there, according to a report in The National newspaper.

Located between the shores of the Beach Rotana hotel and Reem Island, Sowwah Island is to be the centre of Abu Dhabi’s new business district and will house the new headquarters of the Abu Dhabi Securities Market and a hospital, the Cleveland Clinic.

David Dudley, head of the Abu Dhabi office for the property consultancy Jones Lang Lasalle, told The National: “By making it an investment zone, they are allowing foreign companies to come in and acquire buildings on an investment basis.

''It broadens the extent of ownership for these properties, which is good in this market,'' he added.
