Emaar and Bawadi unveil Asmaran joint venture project at Bawadi.

Dubai, UAE; May 15, 2008: Emaar Bawadi, the joint venture between Emaar Properties and Bawadi, a member of Tatweer Group, has announced the mixed-use components of its first project, Asmaran. The 70 million sq ft project will be a part of Bawadi, located within Dubailand, and close to Dubai’s landmarks and easily accessible from the Emirates Road and Dubai Bypass. Emaar and Bawadi LLC will have equal equity participation on Asmaran.

Mr Issam Galadari, Managing Director of Emaar Bawadi said: “The partnership of Emaar and Bawadi LLC for developing Asmaran complements the Dubai Strategy Plan unveiled by UAE Vice President & Prime Minister and Ruler of Dubai His Highness Sheikh Mohammed Bin Rashid Al Maktoum, encouraging strong regional partnerships. Emaar and Tatweer are two of the leading developers in Dubai, and Asmaran will benefit from the synergies derived from the experience of both to deliver a world-class project managed by Emaar.”

He added: “Asmaran reiterates the commitment of the Emaar Bawadi joint venture to develop world-class projects, which is the founding objective of the company. Work on the masterplan and other details of the project were undertaken on a fast track basis to deliver on our promises.”

Mr Arif Mubarak, CEO of Bawadi LLC added: “Bawadi is envisaged as the longest hospitality, shopping and entertainment boulevard in the world, and Asmaran will greatly add to the varied range of mixed-use offerings within the development. With its focus on integrating residences, leisure, hospitality and commercial space, Asmaran will further strengthen the tourism and property sectors in Dubai and Bawadi.”

Asmaran’s unique location within Bawadi, a spectacular mixed-use destination, and proximity to Arabian Ranches, a signature Emaar project, make Asmaran a strong draw for potential customers looking for homes or business investments.

When completed in phases, Asmaran will be home to over 55,000 people and will feature a family-oriented theme park with a wide range of attractions. A true celebration of metropolitan living, Asmaran will also have 4 million sq ft of commercial space through three business hubs, and offer 3.2 million sq ft of retailing space – all integrated within lush green landscapes.

Emaar Bawadi launches Teema

Emaar Bawadi, the joint venture between Emaar Properties and Bawadi, a member of Tatweer, has launched Teema, the first residential community in Asmaran, the 70 million sqft master-planned project being developed within the Dh200bn hospitality project Bawadi.

Teema will have 308 town houses and will be by a retail facility and a community centre. Sales will begin from May 20, just seven months into announcing the multi-billion joint venture. The residential community will have pedestrian areas and master-planned infrastructure apart from a retail centre, mosque and school.

Within its development, Teema will have green landscape and walkways, in close access to several community amenities. Teema homes comprise a mix of duplexes and two- and three- bedroom villas. The homes have all been fitted with elegant Spanish architectural features with the apartments having a built-area in the region 1,780 to 2,800 sqft. Construction on the project will begin shortly.

Arif Mubarak, CEO of Bawadi, said: "Teema is the first of the homes to be developed within Asmaran, which will eventually have more than 55,000 residents and 19,000 homes. Teema town houses mark the starting point of community living within Asmaran, and home owners can look forward to a distinctive lifestyle rich in leisure and entertainment amenities."

Naaman Atallah, Chief Executive Officer, Emaar Bawadi, said: "Teema is located in close proximity to commercial and leisure facilities, and will be an ideal place to live and work. On sale 3 days now, expected to hear the usual stuff about people fighting over these, selling out within first hour etc. etc. ANyone heard anything on this, or on pricing?

I heard prices were abt 2.8M - 4.2M and the townhouses were all sold. Havent seen any press release confirming this.

There was huge queue for the first launch (1500+ people). They sold out everything (less than 150 units) before mid-day. Price is between 2.8 Million for Type 4M to 4.8 Million for Type 2M. There is another launch planned this Saturday.

Those type numbers are same as for Gazelle and Springs, anyone know if the designs / floorplans of these are identical?

First release was on May 20th. 400 people from this release were invited on May 31st to purchase again. There are 2 plans for 2 Bed and 4 plans for 3 Bed.

2 Bed comes with 1780 sq ft and 1887 sq ft

3 Bed comes with 2436 sq ft 2540 sq ft 2627 sq ft 2816 sq ft

Emaar increased the price between May 20th and May 31st release.

In the open market these town homes are already selling for 5% premium.

I did not see the floor plans on www.asmaran.ae

Seeing these advertised at almost 20% premium already............a smallish (2800 sq ft) 3 bedroom townhouse that will be ready in 3 years..........yours for the bargain price of 5.2 million !!!! Absolute madness when you can get a Saheel, already completed and ready to live in, 15% bigger, detached with decent sized plots of land, for the same price. Something doesn't stack up if these things actually sell at these prices.

Emaar Bawadi unveils Maysan Towers in Asmaran neighbourhood

Emaar Bawadi, the joint venture between Emaar Properties and Bawadi, a member of Tatweer, has unveiled the Maysan Towers, the first residential tower complex comprising three high-rise apartment towers within the 70 million square feet Asmaran master-planned community in Bawadi.

Designed in Mediterranean style, the Maysan community comprises three high-rise residential towers of 30, 26 and 24 storeys.

"Located within the entertainment and hospitality district of Asmaran, Maysan captures the verve and dynamism of the project with the Bawadi Square, Bawadi Boulevard and a retail and entertainment souk in close proximity. Maysan is also in easy access to a number of world-class hotels including the world's largest hotel in Bawadi.

"Residents can enjoy a range of podium-level amenities including swimming pools, fully equipped gymnasium, children's play area and games room apart from underground parking and retail facilities," said a company statement.

"Maysan Towers are the first residential apartments to be showcased at Asmaran, an integrated neighbourhood that has established itself as a sought-after home destination.

"The launch follows the roll-out of the Teema townhouse community, which opened to overwhelming customer response.

"The Maysan Residential Towers complex highlights the development expertise of Emaar and Bawadi, two of the leading developers in Dubai," Emaar Bawadi Managing Director Isasam Galadari said.

"The Maysan Towers community is set in lushly landscaped surroundings and will feature a range of lifestyle amenities such as indoor retail outlets and community services.

"Ample parking is offered through three basement floors and four partial podium levels. "The ground entrance level has a shaded car park drop off," the statement said.

At 2000 / sq ft, if Bawadi lives up the dream, this might just be one of the last remaining bargains in Dubai. Imre, any idea what the payment plan was?

went around the Bawadi site yesterday.

big plot on the left side, Zabeel Investments, fence is already done.

ground and leveling works 2-3 different places with the Wade Adams.

Asmaran, Maysan Towers already above the ground , Arabtec fast as everywhere.

opposite the Emaar sales centre, huge plot already fenced, security is there I think mobilisation starts soon.2 big board there but still empty, I think it is either the Shopping Mall or the Asia Asia Hotel plot.we will see soon.
