Nakheel announces launch of Jumeirah Village
Nakheel, one of the world's premiere property developers behind some of the most iconic projects in Dubai has announced the launch of its latest property development, Jumeirah Village, a new project that creates an idyllic village and community living experience.

An artist's impression of Jumeirah Village.

Jumeirah Village encompasses more than 6000 spaciously constructed villas and townhouses set amidst luscious landscaping and unsurpassed leisure and lifestyle amenities to deliver a holistic living experience for its residents. Located just off Sheikh Zayed road, Jumeirah Village lies adjacent to Jumeirah Islands, Nakheel's signature inland waterfront development and in close proximity to its other iconic developments such as the Palm Jumeirah and Palm Jebel Ali.

The development will house 2883, two to four bedroom villas and 3184 one to two bedroom townhouses, built in classic Arabic and Mediterranean architectural styles. These spacious villas and townhouses will have distinctive red roof tiles, arches, carved doors, ornamental spiral columns, patterned tile floors and wall surfaces whose architectural designs follow thematic geometric and floral patterns.

Sultan Ahmed bin Sulayem, Chairman of Nakheel, said: 'Jumeirah Village is Nakheel's answer to the needs of those individuals and families who are craving for a lifestyle that offers complete peace of mind. The trend for community living is on the rise as more and more people are opting to live in self-sustained communities, where everything they need is well within reach. Jumeirah Village adds a cosmopolitan and kindred hue to the spirit of village living.'

The Jumeirah Village is planned around four distinct themes. The Gateway Village, which is the centrepiece to the development, offers diverse retail and leisure facilities as well as a variety of amenities for Jumeirah Village residents and guests. The Canal Village features a scenic and vibrant waterfront lifestyle with luxuriant water views. The Paradise Village, is synonym to tranquillity with its lush green grounds and plenty of open spaces, where families can enjoy a stroll in landscaped surroundings and well pruned gardens. The Marina Village is unique as it forms the nodal point of all the maritime activities in the village offering berthing space for small boats.

'The four themes have been chosen as they reflect a cosmopolitan lifestyle which is the forte of Jumeirah, Dubai's most desirable district,' said Bin Sulayem. 'Variety forms the central theme of the Jumeirah Village with amenities, landscaping, gardening and the style of architecture, aimed at providing the residents a distinctive feel to the place and making it stand apart in the real sense as a community.'

Jumeirah Village also hosts world class amenities for its residents including two international schools, town and country clubs, community centre, jogging and cycling trails, community sports and leisure facilities such as football and cricket pitch, tennis courts, croquet lawn and swimming pools, medical facilities and veterinary clinics and round the clock security. The Gardens Shopping Mall, which is taking shape right in the vicinity, will provide the residents of Jumeirah Village, a mix of unsurpassed retail and leisure experience

'The development is centrally located near the free zones such as Dubai Media City, Dubai Internet City and the Jebel Ali Free Zone. In addition, mixed-use commercial and residential developments such as the Jumeirah Lake Towers will fuel the need for people who work there to find exceptional residential options nearby,' said Bin Sulayem. 'Jumeirah Village caters to their need for inspired living spaces, where peace of mind and security is fully assured.'

Dubai property developer Nakheel's latest offering Jumeirah Village was fully sold out within a day of launching sales, the company said.

More than 7,000 villas and townhouses in Jumeirah Village were sold out to enthusiastic buyers from the UAE and the GCC region.

The development offered spacious two and three bedroom villas, and the one and two bedroom townhouses, which are to be constructed among distinct landscaping in classic Arabic and Mediterranean architectural styles.

Though the initial offering was 6,000 villas, an additional 1,000 villas and townhouses, which were due to be released at the second phase expansion of Jumeirah Village, were also sold out owing to the huge interest shown by the investors, Nakheel said.

Investors were queuing up in front of Jumeirah Village's sales office long before the official opening hours until late evening on Thursday to make their bookings in the development, it said.

Sultan Ahmed bin Sulayem, chairman of Nakheel, said: "We are certainly overwhelmed by the response to Jumeirah Village from the investors who were keen to own property in the project. "The enthusiastic response to Nakheel's unique offerings is a testament to the vibrancy of Dubai's real estate developments that caters to the investors' needs," said Bin Sulayem. "The niche for community living is on the rise in Dubai and Nakheel has been successful in fulfilling the needs of this segment by conceiving exclusive projects like the Jumeirah Village. Nakheel extends its sincerest gratitude to the discerning investors who has once again placed their trust in us and vindicated the uniqueness of our offerings."

The Jumeirah Village is planned around four distinct themes, offering a diverse range of amenities, retail and leisure facilities for the developments residents and guests, including two international schools, town and country clubs, community centre, medical clinics, jogging and cycling trails and community sports centres. Jumeirah Village sold out on Day 1

by Eudore Chand

The latest major waterfront residential project from Nakheel, Jumeirah Village was launched and sold-out within a day, according to the developer. More than 7000 villas and townhouses in Jumeirah Village were sold. Buyers from the UAE and the GCC bought the project’s two- and three-bedroom villas, and the one- and two-bedroom townhouses, which are to be constructed in classic Arabic and Mediterranean architectural styles in a landscaped environment.

Reacting to the demand, Nakheel sold an additional 1000 villas and townhouses, which were due to be released when the second phase of expansion of Jumeirah Village was announced. A Nakheel statement said investors had queued up in front of Jumeirah Village’s sales office long before the opening. “We are certainly overwhelmed by the response to Jumeirah Village from investors. Al Attar to invest Dh1b in Jumeirah Village villas

Dubai : Al Attar Group will invest Dh1 billion to develop upscale villas in Jumeirah Village, the development of Nakheel.
Sales of the villas will start within the week with prices from Dh995,000 for a one-bedroom unit.

A 10 per cent down payment is required, and the rest is to be paid in installments every six months until 2008 when the villas will be ready for occupation.

The Jumeirah Village project represents a strong build up of Al Attar Group investments in Dubai's many freehold developments.

Just recently, it signed on with Nakheel for villas on The Palm Deira.

"We see great potential in The Palm Deira, which Nakheel plans to develop as a self-contained city within Dubai," said Ahmad Abdul Rahim Al Attar, chairman of the Al Attar Group.

"Right from the start, we have been firmly committed to Sultan Bin Sulayem, chairman of Nakheel, on the various developments the company has taken on. "While there is so much development in and around the New Dubai, there are still lots of people who want to be in Deira. This is the market The Palm Deira is addressing."

The villas are to be handed over in 2008.

Al Attar Group is also building towers in Jumeirah Lakes and has signed on for a project in Dubai International City.

It has also acquired one of the plots within The World network of artificial islands in the shape of individual countries.

All three developments are from Nakheel, and takes Al Attar Group's overall exposure to the developer to Dh1.3 billion.

"We see freehold as a main priority for 2005 and beyond, when most of our projects will be completed," said Al Attar.

"There is still a scarcity of upmarket space in both residential and commercial categories."

This focus has already seen it take up a plot for a 40-storey mixed-use tower in Dubailand, the Dh35 billion themed development promoted by the Dubai Government.

Al Attar Group has also committed to Dh100 million in investments for the sprawling multi-stage Business Bay, recently announced as part of the recently created Dubai Holdings portfolio.

"We are in constant negotiations with Mohammad Al Gergawi, chief executive of Dubai Holdings, and Hashim Al Dabal, chief executive of Dubai Properties, to see how private sector entities such as our company can have a role in the Business Bay project," said Al Attar.

"As of now, we are committed to the investments, but finalising on the nature of the projects."

Elsewhere in the city, the company is moving on schedule on two high-rises on Shaikh Zayed Road, both of which will be buildings of more than 60 storeys.
