Olav de Linde (with C.F. Møller) is planning a new highrise at the inner harbour just next to Filmbyen and - more importantly - not far away from the City Tower and Frederiks Plads. If constructed it will be the highest tower in Aarhus (just 70 cm higher than the cathedral spire).



I'm not overly impressed by the pic above, but there's a more promising rendering in todays Aarhus Stifttidende. All in all I believe it will be a nice adition to the rising mini CBD in the area.

Lots of questions that needs to answered before this project can be a reality.
In a previous post Jeppe did answer some of the questions though:
i Think that developers are starting to find out that there is a huge interest for business offices in that area. I know that the rent is approx double Price if you compare to areas like frichs parken. And no office space is left in filmbyen. The reason is probably that it is both in the core of culture and infrastructure of Aarhus. And that is what everybody wants.

That said i think that de Linde is trying to push this through hoping theres is a demand in 2+years when the building permition can be through.

The funny thing about this is that the municipality has a hard time finding tenants for it's own projects at Dokk1 + Navitas. If they dont permit the highrise some would maybe speculate in or accuse the municipality to play a double role. So that is all very exciting :)

In regards to "ship" on Aarhus Ø. i think that office spaces will have a hard time moving to Aarhus Ø. Not least because the infrastructure is still poor. They need the boulevard to finish and the extension of the light rail before We see a boom in offices out there IMO.

I totally accept that we build highrises in this inner part of the harbour. it is already both industrial and a pretty tall context. Theres a lot of cranes on app. 100 m. So by urbanising this area we can both add some big city feeling and hopefully bring something back to the human scale.

I think that the quality of the architecture is a bit difficult to see. We need some more detailed pictures. But IMO CF Møller is almost always making very fine architecture..
And, concerning the 16 fl. highrise on EuropaPlads, next door to this project, Asbjørn wrote 2 years ago

The probability of this highrise being built just went from good to bad. Furthermore the local plan was just sent to public hearing so this comes as a complete surprise.

It will be interesting to see where JP is going to relocate now. The positive aspect of today's news is that they still have plans for relocating.
And we haven't heard anything from that project since way back then...
Just as we haven't heard anything from Havneinvest and the Lighthouse project for a while now.
Indeed, personally, I rather see these guys join forces and make one project become a reality
than seeing them present individual projects that never materializes.

Still, the idea with more offices and apartments in this area does seem pretty obvious (in the long run)!
(And, as I never bought Havneinvests arguments about all apartments needing balconies. I.e. no such things
on the Turning Torso in Malmoe - I don't see why private apartments aren't added to these projects?).

Apparently, it is also a problem that the muncipality thinks that certain industries should be
allowed to pollute (more in the future):

Which does seem like a very strange decision, given efforts in recent years
to cut down on pollution - not increasing it.

So, lots of issues to sort out before this project can go U/C.

Can you provide a link to that rendering Rasmus? Or is it this one?

Yes. There's undoubtly a long way to a potential construction, I just thought it could use it's one thread. But thank you for quoting Jeppes thoughts here - very relevant indeed. Furthermore your absolutely right concerning the municipals talk about building restrictions because of AarhusKarlhamns right to polute even more (!) in the future. If it wasn't so serious business one could think they were joking. Could it be that the municipal wants to canalize the investments to Aarhus Ø instead?

Regarding the renderings my memory played me a trick. It was the same illustration on the Stiften frontpage as the one I posted above (though with another cut...maybe the reason for my confusion:lol:)

So the question is which developer is working on a project on the harbour administrations old facilitets.. If anyone knows about what is going on there it would be interesting to hear about. Or else I think we should be looking forward to see a project here in a not too distant future :) this area is really going to change ..

The Port of Aarhus sold their administrative facility to Olav de Linde some years back. Therefore he will be the same investor as the Mindet 6 highrise and interestingly enough, and most likely also the explanation why, the contours of new highrises have been integrated on the port's administrative facility in the Mindet 6 visualizations.

This is all fine but where are the tenants in the economic situation of Aarhus today? There is already a lot of projects competing for the few companies relocating in the current market. Frederiks Plads, CeresByen, Olav de Linde's own SHiP and highrise in Katrinebjerg, Pakhus 2013, Vestas' new HQ being vacated and the business suburbs in Skejby and Aarhus Syd just to name a few.

I really like the architecture and the industrial setting of this highrise (Mindet 6), but it has been plunged into the market out of the blue sky and I wish Olav de Linde the best of luck with that strategy, but as it has already been mentioned, I think the explanation is, that the developers have realized the closer you get to Værkmestergade, the more attractive your project is.

@TH_DK. Honestly I cannot tell much more about it except it is not a highrise as far as i know. More likely a large complex toward Filmbyen. But as Asbjørn says it can be another project by de Linde that is based more on hope than realism. I know it is being developed for shure but not about tennants, time frame and so on. I could imagine that we in the future will see some companies from the Midtjylland Region moving to this new centre - maybe especially fashion industry companies. Also Jyllandsposten probably still plan on moving to the city. Time will tell :)

Really glad to see a highrise on that place, I'm just hoping they will change the design of the building before the project gets even closer to realization
But when is construction start for this project?

Some sources seems to indicate that the project is dead,
while byensejendom seems to be saying that the project
is alive, and not only that - they are apparently trying to be the tallest in Aarhus?

With a reduced height for Lighthouse of 110 meters, SkyTower in Skejby is the tallest in Aarhus with 115 meters. But then they say that

Very interesting: (if the information is to be trusted)

Last summer Coolest linked to a conference to be held this month (20th of April 2017). One of the features is about the Mindet 6 highrise (DLG Højhus).

The text has clearly been updated since the announcement of Lighthouse v2.0 last week. The text now reads:
Aarhus' næsthøjeste højhus: DLG højhus til 500 millioner
Den tidligere foderstofbygning på Mindet i 2-3 etager skal indgå i et nyt højhuskompleks med et samlet etageareal på ca. 30.000 kvm. Planen er at bygge et 24.000 kvm stort højhus på 30 etager i tilknytning. Højhuset vil rumme kontor og erhverv og vil med sine 120 meter blive Aarhus’ næsthøjeste bygning efter det Bugtcenteret, som Aarhus Byråd netop godkendte april 2017.
Now 30 floors and 120 meters :banana:

However, since it is close to the harbour, it is 100 % business / office and not residential, which makes it unlikely that it ever will be build..

In this magazine (page 20) Olav de Linde himself confirms that they are going for a 120 meter and 30 floors highrise.

From what I have heard they are hoping that the local planning proces will take off in the late summer this year. Then they will start projecting parallel with the political proces, so they are ready to go u/c, when they (hopefully) get the final approval in the summer 2018.

Regarding the height there are some uncertainties, though. The ambition is 120 meters, but since the projected building is very difficult to construct technically, this may change when they are further in the process. The main cause of uncertainty is the underground and the combination of the underground and the ambition to preserve the existing buildings on the site.

Sounds like complete fantasy to me.
What is the business model for these small creative firms that will have their offices there? Are there any tenants at all at this stage, and will he build without signed leases?
It would be nice to have just a few more facts before we can believe this project...

Bortset fra det intet nyt i Stiftens artikel. Blot en opsummering af kendt stof. Men kommunens højhuspolitik skulle være lige på trapperne:

Højhuspolitik - høje huse med menneskelige ansigter

Forslag til ny højhuspolitik for centralt område i byen er snart klar. Det vil åbne mulighed for en klynge af højhuse, der på gadeplan åbner sig mod byen og bidrager til bylivet, og som i luften ikke blokerer for byens vigtigste kig.
Selv om forslaget til højhuspolitik for Downtown Aarhus er ved et være klar, er der stadig et stykke vej til, at byggekranerne kan rykke ind. Først skal højhuspolitikken i offentlig høring, derefter skal den vedtages i byrådet, inden arbejdet med at lave lokalplaner for de enkelte projekter kan begynde.
