India's Sobha buys land in Dubai's Meydan for mixed-use project

The project, Sobha City - will be located at Meydan’s Godolphin Parks area

Dubai: Indian developer Sobha Group has snapped eight million square feet of land at Meydan City at an undisclosed amount, to build a mixed-use project, officials said at a press briefing on Sunday.

The project, Sobha City - will be located at Meydan’s Godolphin Parks area.

“This reflects a return of investor’s confidence in the market as the market picks up,” Saeed H. Al Tayer, Chairman of Meydan Group, said at a press briefing.

The Sobha Group is a multinational development and services firm owned and operated by internationally acclaimed developer, PNC Menon. The land sales will total approximately eight million square feet, and represents the largest sale of Meydan City offerings to date.

This strategic relationship by PNC Menon’s Sobha Group will provide a long-term commitment to development in Dubai. Incorporated in 1995 by PNC Menon, Sobha Group has grown under Menon’s progressive vision and has significant operations throughout the Middle East including the UAE, Sultanate of Oman, Qatar and Bahrain.

Sobha City project set to start in Q4

DUBAI — Indian developer Sobha Group has bought an eight-million sqft land from the Meydan Group to develop Sobha City, and its first project will be announced in the last quarter of 2012.

The Sobha Group is a multinational development and services firm owned and operated by internationally acclaimed developer PNC Menon.

It will be a mixed-used development, which will be completed in eight years,
Sobha Group chairman PNC Menon told a news conference in Dubai on Sunday.

“We have completed and handed over our all four projects in Dubai and now we will focus on this project,” Menon told Khaleej Times.

Both of the groups did not disclose the value of plot and other details of the project and said: “It’s confidential.”

Regarding financing of the project, Menon said: “The debt portion will be lower as the least debt would be better.”

This strategic relationship by Menon’s Sobha Group will provide a long-term commitment to development in Dubai. Talking about the largest sale of Meydan City offerings to-date, chairman Saeed H. Al Tayer said: “This investment and the commitment of PNC Menon is an indication of the international confidence in Dubai and its significant infrastructure.”

The land area, to be developed by the Sobha Group, will carry the project title of Sobha City and will be located adjacent to Meydan Godolphin Parks, one of the four sub-districts of Meydan City situated along Al Khahil Road.

Menon said: “I have always believed in Dubai and even during the most trying times of the recent past, I have always believed in the future of Dubai. Dubai is one of the greatest international cities of the world.” The quality of infrastructure created here is second to none, the added.

any development? i saw a billboard annoucing sobha city but didn't see anything else ...
Well at the start of March they said we would see work start in a couple of months, so the summer, I suspect?

Dubai-based Sobha Group will break ground on its $3bn urban, mixed-use development in December with the project to be launched next month as Sobha Lifestyle.

In what is looming as a key month for the developer, the company also confirmed to Arabian Business that it would start major infrastructure works in December on its $5.7bn joint venture with Dubai’s Meydan Group.

Both projects are part of the mammoth $100bn Mohammed Bin Rashid City project.

Sobha Lifestyle will cover 743,000sqm and comprise 280 villas, 13 high-rises, entertainment, a shopping mall and two schools.

Sobha said the villas would range from four bedrooms to six bedrooms and G+8 units with apartments ranging from studios to three-bedrooms.

In March it said it hoped to break ground on the project within two months, but this had now been revised.

“We will break ground on this project in December 2013 once all our approvals are in place,” the company said in response to questions from Arabian Business.

“The first phase of the project is scheduled to be delivered late 2016, early 2017.”

It said plans for its first hotel property, which it previously said would be built under registered hotel brand Strada, would launch in late 2016 as part of Sobha Lifestyle in Mohammed Bin Rashid City.

However, after earlier this year saying it would break ground on the hotel by the end of the year, it had now pushed this back to early next year.

Sobha and Meydan were announced in May as joint venture partners in the 4m sqm District One phase of Mohammed Bin Rashid City.

Sobha said it had started works on its location sales office and nine show villas, which display different categories and villa sizes on offer, as well as landscaped parks and the feature water body next to a series of lagoons.

While declining to reveal when it planned to announce its contracts for the project, it said “we will break ground on infrastructure works and villas in December 2013”.

“We have our team in place for an end of year commencement of construction.”

The first of four planned phases in District One is set to be completed in 2016, with Sobha founder and chairman PNC Menon previously saying he believed that District One would take about seven years to finish at the earliest.

Construction could take as long as 12 years, with the timeframe for each phase depending on residential sales of the previous phase, he said.

“Each phase is three years. There could be an overlap depending on the [property] sales,” he said. “[The way the phases] are divided is clear-cut, there is 375 villas in each phases. We expect the whole thing to be finished in seven years, that’s the total time frame.”

The mammoth project announced in November by Dubai ruler Sheikh Mohammad Bin Rashid Al Maktoum will include the world's biggest shopping mall, more than 100 hotels, a Universal Studios franchise and a public park larger than Hyde Park. Located on Al Khail Road, adjacent to the Meydan Racecourse, it will also feature 1,500 luxury villas, 7km of manmade lagoons and beaches, as well as retail, leisure and sports amenities.

^^Correct, they are 2 different projects.

Meydan-Sobha is District One of MBR City and is 45m sq ft.

Sobha Lifestyle is their own 8m sq ft project which is 282 4/5/6-bed villas on 5m sq ft and a bunch of G+8 and G+20 towers, 2 schools and a hotel on 3 m sq ft.
