# Project U/C - Amwaj Island

The breathtaking $1 billion Amwaj Islands –a group of man-made islands reclaimed from the crystal clear blue waters off the northernmostcoast of Muharraq island in the Kingdom of Bahrain - is the flagship project of Ossis Property Developers B.S.C (c).

The development covers an area of some 30 million square feet, is within easy access of the heart of Bahrain’s capital - Manama, and combines residential neighbourhoods, commercial districts and spectacular leisure
resorts. With a unifying architectural theme, a state-of-the-art SMART telecom network system, operated by Nuetel Communications, a whollyowned subsidiary of Ossis Property Developers B.S.C. (C), a fast new road
network, medical and educational facilities, and all the sports and entertainment amenities required in today’s high-tech lifestyle, the Amwaj Islands have brought a new standard of living to Bahrain and are contributing
to the prosperous and booming property investment opportunities in the Gulf. Under Bahrain’s real estate laws, properties on Amwaj Islands can be purchased freehold by expatriates, and this has lead to a tremendous
demand for the luxurious seafront homes to be found there.

The Amwaj Islands development has certainly lived up to the developers’ promise – “out of this world, but within reach”.

There are three construction phases for the development, which involve:
Phase 1, dredging and reclamation, completed in 2003; Phase 2, Infrastructure, scheduled to complete in 2006; and Phase 3, building development, which is ongoing. Once phase 3 is complete, Amwaj Islands is estimated to have a total population of approximately 30,000+.


Amwaj Islands consists of six Islands: Island A, Island B – Tala Island, Islands C & D, an Educational/Medical facilities Island, and a Theme Island. The following sub-developments have commenced at Amwaj Islands:


1. Al Marsa – The Floating City
Al Marsa covers a total area of 54,000 square metres, 375 houses and apartments, water canals, and verdant greenery, all within a gated community.

2. Meena 7
Located towards the south of Al Marsa, Meena 7 will overlook pristine waters, golden beaches and verdant greenery. It will comprise 7 condominiums and will encompass swimming pools, advanced health club & spa with Jacuzzi’s, seafood restaurants, round-the-clock security, the Novotel Hotel and many more modern amenities.

3. The Amwaj Gateway
The $183 million Amwaj Gateway, a unique RealCAPITA and Yara Investment Company development, is located by the entrance of Amwaj Islands covering 360,000 square metres. It will have six 20 storey towers that will accommodate a total of 550 different living units. The development will house all the facilities and infrastructure that will be at the forefront of luxurious living, such as condominiums, apartments, a hotel, restaurants, commercial outlets, town houses, swimming pools, gymnasiums and a private beach, all within a gated community giving its residents true ‘access to luxury’. The foundation stone for the project will be laid in November 2006 and the project is set to be delivered within 30 months.

4. The Lagoon
Amwaj Islands’ visitors and residents can look forward to the September 2007 completion of The Lagoon Bahrain, a one-kilometer-long, waterside retail and dining experience, set to redefine and elevate quality lifestyles. Inspired by bustling, international ‘dining destinations’ such as London's Covent Garden and Cockle Wharf in Sydney, The Lagoon Bahrain will offer a premium mix of top-flight stores and restaurants, operating extended opening hours throughout the day and into the night. The Lagoon is being developed by Abu Dhabi Investment House (ADIH).

5. Zawia Towers
Two 19 storey towers which will offer over 260 exquisite residences including penthouse apartments, duplex apartments and typical apartments. Views of blue lagoons, aquamarine waters, or the Muharraq and Manama skylines are all present.

6. Amwaj Plaza
The 10-storey Plaza will cover an area of 1,600 square metres and will consist of 56 luxury apartments equipped with the latest facilities. It will be fitted with well equipped gymnasiums, a health club and a roof-top swimming pool.

7. Saraya Al Bahar
Saraya Al Bahar is located on the main lagoon beach and will offer a range of 33 luxurious villas in different styles and sizes.

8. Renaissance Hotel
The Marriott Renaissance Hotel is a beachfront hotel with 323 sea-facing rooms spread over fourteen floors. It will also boast five restaurants and lounges, and a 1,500 m2 conference centre. The hotel is scheduled to open in 2008.

9. Hotel JAL Bahrain Resort & Spa
The 5-star Hotel JAL Bahrain Resort & Spa will be equipped with 350 rooms and will be located in the Fanar Resort on the western coast of the Amwaj Islands development, adjacent to the Marriott Renaissance Hotel. One of the world’s finest Japanese restaurants will be incorporated as one of the specialty dining outlets at the hotel.

10. Marina Retail Mall and Associated Hotel Apartments
The Marina Retail Mall, a large waterfront shopping centre, will be approximately 180,000 square metres and will overlook the 140+berth, 250m diameter circular Marina. The Mall offers stunning vistas of the Marina from both its shopping levels, and is flanked by the Marriott Renaissance Hotel on one side, as well as an exclusive and deluxe chalet-style boutique beachfront resort on the other. The shopping mall will include supermarkets, department stores and flexible retail spaces, multi-screen cinemas, ample car parking space, food court and Marina-front stand alone food and beverage outlets, plaza and boardwalk access to the Marina, beaches, adjoining hotels, and attached multi-storey hotel apartment block with 246 apartments.

Tala Island is an exclusive 136,000 square metre gated residential community, comprising beach villas and marina apartments that curve around an azure blue lagoon of tranquility.

Islands C and D will offer quiet residential neighborhoods with both open-sea and lagoon aspects.

The International School of Choueifat (ISC) is located on the Educational/Medical Island. ISC will cover a 80,000 m2 seafront site and will include state-of-the-art facilities, such as science and computer labs, a performance hall, a semi-Olympic pool, indoor basketball/tennis court, and a full size soccer field with an athletic track around it. The island will also house numerous Business Parks - the first of which is already under development - a Hospital and a University. The hospital design development is underway, and planning of the university is in progress.

The Theme Island will constitute a theme park, Water Park, botanical gardens, an aviary, a beach club, and a secluded, exclusive resort. The Amwaj Islands development is Bahrain’s own shining example of that
ambition to create something beautiful on a grand scale. From the very moment of its conception, every thought that has gone into the progress of the project has gone towards making it the perfect location to live and exist
in a relaxing, picturesque, and tranquil environment. From the striking lagoons flanked by golden sculptured beaches to the luxurious villas, apartments and condominiums boasting stunning sea views, each of the prestigious developments on the islands have been carefully planned to complement themselves, each other, and Amwaj Islands as a whole, creating the ultimate investment opportunities.

Work starts on The Lagoons
A GROUNDBREAKING ceremony took place at The Lagoons, the second of the Riffa Views signature estates, yesterday.

The ceremony, at the Riffa Golf Club, was attended by Riffa Views Signature Estates chief executive officer Richard Browning and Sembawang Engineers and Constructors - contractor for the project - director James Hadden along with Bahrain-based G P Zachariades Overseas Ltd (GPZ).

The Lagoons is based on a tropical theme with water features and lakes.

"The Lagoons estate will comprise 258 two- and three-bedroom town houses along with four- and five-bedroom luxury villas, which will be completed by mid-2009," Mr Browning told a press conference.

"Construction on the first of Riffa Views estate, The Oasis, began in March and with The Lagoons now under construction, more than two-thirds of residences within Bahrain's premier residential golf development are underway for completion," he said.

He said yesterday's event marked a landmark in the overall progress of Riffa Views.

"We selected GPZ-Sembawang based on their local knowledge combined with international expertise, to ensure world-class quality and on-time completion and delivery to our residents."

Work on Riffa Views is on schedule, with the first of 972 villas to be ready for delivery to their owners by the middle of next year. The $625-million project is due for overall completion by mid-2009.
