Z-HUSET
AARHUS Ø​


Use: 3 residential towerblocks with 142 apartments. Hight range from 9-10-11 floors. 33-37-41 m.
Total sqm: 27.000.
Architect: SAHL Arkitekter.
Developer: Søgaard Ejendomme.
Contractor: A. Enggaard.
Status: On hold since 2009, however construction should resume october 2014.

wuuhuu! Yes this is totally good news. So 4 maybe 5 huge projects will be under construction this autumn including: Z-huset, Havnehusene, Kanalhusene, Havneholmen and probably Pakhus 2013 too. Hopefully the Ship project and lighthouse tower will join in soon. And not least the municipality is to reveal a big senior housing project next to Havneholmen + BIG and Jan Gehls is planning and rethinking Bassin 7 - What an exiting time and a massive construction site it is going to be.

I have not seen it mentioned here but according to building supply Z-huset complete 1 house at a time: "Første etape med små 60 lejligheder og fire erhvervslejemål skal stå færdig i slutningen af 2015, mens anden etape med 75-80 lejligheder og et enkelt erhvervslejemål følger i 2016. Tredje og sidste etape – med færre lejligheder og flere erhvervslejemål – ventes afsluttet på et tidspunkt efter 2017."

But i am not worried when A. Enggaard is involved - So i guess we will get at least 2 out of 3 houses within a couple of years.

Another negative article about the harbour area from JP. What on Earth did they expect? Obviously these apartments are going to be expensive, that is why the muncipality has secured other parts of the harbour area for other lease forms, that gives opportunities for people with less financial muscle.
Its all fine ...

But not fine how they report things in JP. In my book the merger with Politiken has resulted in some of Politikens provinsial "Jantelov" and "negativity" to creep into their pages, if not downright envy, "Jantelov style".

Now, we should all just be happy that they are actually going to build here. At long last.
If the apartments are overpriced the market will adjust it, and the profits wont be as big - but obviously they are going to make a profit here ... It is a gorgeous place for an apartment project!

Assume that is just a misprint, and that the original drawings are still true. Please post links to updates if you are aware of any !

Parkeringskælderen til Z-Huset i Aarhus er anlagt, men siden 2009 har der ikke været byggeaktivitet på grunden, hvor der skal opføres 12.000 kvm boliger og 12.000 kvm erhverv. Nu er A. Enggaard ifølge Jyllands-Posten gået ind i projektet med et anlægsbudget på 900 millioner kr.
No budgets were mentioned in the JP articles (?) - So, assuming that this covers all three phases?
A good thing that the basement isn't ruined after having be exposed to the elements for 5 years.

Am I the only one who finds the above info weird? Why do they need stronger foundation for the "new" Z-huset? It does not seem that diffferent from the initial?

Here's the answer:

Den ekstra fundering skal til, fordi den nye udgave af Z-Huset bliver tungere end den, der oprindeligt var planlagt: Mere beton og mindre stål.

^^ Thanks. It still sounds now a little weird to my ears, but I'm not in the construction business, so what do I know ... Breaking up a whole cellar deck and ram a lot of new piles in the ground to save some steel? I guess it has to do with the economy. I'm just wondering that it pays off.
