THE jewel in Brisbane’s crowded riverfront property market has just been sold for $63 million, opening the potential for up to 800 new dwellings at Bulimba.

The Shayher Group’s purchase of the previously Defence-owned Bulimba Barracks settled earlier today.

Defence Industry Minister Melissa Price said it represented the Government’s “ongoing commitment to unlock surplus Commonwealth land for alternative uses, including housing”.

“The sale of Bulimba Barracks will unlock the potential of the site to deliver environmental, community amenity, heritage and housing supply outcome,” she said.

Housing Minister Michael Sukkar said the Barracks site could unlock the development of up to 800 new dwellings near the heart of Brisbane.

“I look forward to the Shayher Group, an experienced developer, now working with the Brisbane City Council to progress a detailed planning proposal,” he said.

The planning proposal will include community consultation and a remediation action plan to be approved by an auditor accredited by the Queensland Government.

that part of bulimba already has plane noise, the second runway will just lead to an increase and some different flight patterns. in any event, increase in plane noise will mean it's no different to hamilton northshore. they have sold & built thousands of apartments there over the last decade.

Yeah, I think it is a matter of scale of the issue. The main port end of Hamilton Northshore is either zero flights or 5-9 flights at 70+ decibels on a summer weekdays between 6am-6pm. So around 1 very noisy flight every 1.75 hours. The worst of the noise is over the golf course at the moment.

When the new runway opens that end of Northshore will be smashed with 20-49 flights at 70+ decibels in the same time frame. So every 20 minutes, on average.

Same with the Bulimba Barracks. Currently 5-9 flights changing to 20-49 flights on summer weekdays.

In winter, on both weekdays and weekends, it seems an even worse change. Going from 0 flights to 20-49 flights.

So what part of this area does Scomo want to put the quarantine in?
Not too much is open in the area yet but Rivermakers is looking good, I love the heritage buildings.

Yeah I am pretty sure it's Federal land at Pinkenba.

Makes sense as they can use it for an immigration facility down the track.
There's defence land in Pinkenba currently used for storage of ADF vehicles.
It's also where the Brisbane Immigration and Detention Centre is currently located, so would make sense if it's built adjacent to that.

Strategically I think the feds would love for an opportunity to subtly increase the available space for detention (once the pandemic is over). They have had to expand the immigration centre several times already
I dont think the Brisbane one has been upgraded since it was built?

If it's built on defence land then there's always a use for it, ADF personnel transiting through areas for training and even using it as overflow for ADF members supporting the 2032 Olympics. Yeah its 11 years, but there's some value in it.

It makes sense to use existing Commonwealth land - more cost effective than a private one like being proposed for Wellcamp, and as said it would have ongoing uses (and be there for any future pandemic as well).

Bavay Distillery to open in December, Revel Brewery to open on 6th of November.
What's the plan for the new Rivermakers precinct ? It could be a good destination on the river in the coming years.

The developer behind a multimillion-dollar waterfront precinct has lodged a masterplan for the next phase of the development after a bitter courtroom stoush with one of Queensland’s richest men.
Headed by richlister Balfour Irvine, the BMI Group’s Rivermakers project at Morningside in Brisbane’s east has been developed over a number of years as contemporary mix of manufacturing, retail and leisure.

Last year neighbour meatworks Australian Country Choice headed by billionaire Trevor Lee launched appeal in the Planning and Environment Court against the council’s approval of two new businesses in the precinct.

A new masterplan of the site will enable the ongoing remediation and rehabilitation of the former Mobil Bulk Fuel Depot site and seeks to build on the early success of the Rivermakers project.
