Once upon a time (2500 years ago) there was...

A Greek colony in Pontus Euxinus (Black Sea), named Tomis which sees great prosperity due to the commercial exchange proceeded between Greek colonists and the native Gaeto-Dacians.

Around 300 BC, the Tomis settlement was the battlefield of wars between Lisymah, the macedonian king and Dromihaites, the Gaeto-Dacian king in the Danubian Plane.

Then, under the Roman domination, set up around 29 BC, Tomis made great progress. The history of the first years of our era is known due to Publius Ovidius Naso, a Roman poet exiled here between 9 - 17 AC, at Octavian Augustus's orders.

During the 2nd century, Tomis became residence of the province ,being called " the biggest metropolis of entire Pont". In the middle of the 3rd century and the beginning of the 4th century considerable efforts were made in order to restore the town. It was then when remarcable monuments were built: the Roman building with the mosaic, thermae, residential districts with paved streets, portals and sewers, underground galleries, etc. The wall of the town was built in the same period and was subseqently restored several times, the last time in the 6th century AC.

Between 4 - 6 century AC the fortress becomes an archiepiscopal headquarter. The inscriptions, the christian monuments and the four huge basilicas ilustrate this historical part. During the 6th and even at the begining of the 7th century, Tomis was violently attacked by the Slavs and the Avars. In the 9th century the region is reorganized by the Byzantine Empire. Tomis is recalled by several Byzantin writers under the name of Constantia or Constanta. The town is also found on medieval nautical maps .

During the ottoman domination, when called Kostendje, the significance of the town was minor. Town's lethargy continues until the 19th century, when some harbour arrangements were started and the railway Constanta-Cernavoda was layed out, crucial moment for further development of the town.

After the Independence War (1877-1878) the town merges out of the othoman domination, regains its name of Constanta and becomes residence of Constanta region, integrant part of Romania. Harbour arrangements are made as well as constructions of roads, bridges, railways, townplanning modernisations.

Constanta was seriously affected by the two World Wars, the town being reconstructed each time; after 1945 Constanta becames one of the most developped towns in Romania. Nowdays Constanta is the biggest harbour and the greatest ship yard in the South-Eastern Europe(~80 millions tones warefares), a powerful industrial commercial and touristic centre, a wide gate towards the world.Romania's second largest city, Constanta has always been a centre of ethnic and spiritual diversity(Orthodox 91%,Muslims 6,5%,Catholics 1% &others), attracting by the harmony between a successful buisness world and intense cultural life.

Nowadays Constanta has 400 000 inhabitants and a land area of 57,4sq.km.Mass-media of the city is represented by 3 tv ,more than 7 local radio stations and 7 newspapers.There are many libraries in Constanta and the most important one has ~600 000 volumes.

The city of Constanta with the largest port on the Black Sea and its satellite areas are on the list of regions with the greatest economic potential in Romania.

During the next years, municipality rehabilitation programs and private investment projects will place the city amongst the references in urban design quality and touristic attractions in South-Eastern Europe.

The Municipality of Constanta is the economic and administrative centre of the county with the same name. It is located in the south-eastern extremity of Romania. The eastern side of the municipality is bathed by the Black Sea, with the Danube River flowing approximately 50 km away from the western extremity of the city. Given its location, Constanta has a multi functional naval port, the fourth largest in Europe and a large surface of beach areas parked with touristic facilities that attract both Romanian and foreign tourists each year in the summertime.

At the end of 2007 several restoration and new structure projects have been presented by the City Hall in order to enhance the touristic possibilities, attract future investments, consolidate the urban infrastructure, ease traffic and overall to transform Constanta into a top European city.

An oak-shaped "lake city" on Lake Siutghiol that will represent a main holiday attraction, having docks on the sides, restaurants and bars on land; waterskiing possibility on the same lake, or the Tomis Port development, the building of a naval lock between Lake Siutghiol and the Black sea to enhance naval traffic; these are only a few examples of the future Constanta sustainable development plan.

Referring to transport services, the last 60 km stretch of the Bucharest - Constanta motorway is due to complete. The airport is to be upgraded and the number of domestic and international flights will significantly increase. The Irish airline Ryanair will commence flights from Italy and UK during the second quarter 2008.

The real estate market in Constanta will follow the same pattern as the one in Bucharest: the number of the residential development projects will constantly grow. The new locative units will be made at a higher quality level, respecting the market trend, the same applying for both permanent and secondary homes. The prices will rise as a consequence of the increase in land and raw materials price as well as the demand increase.

One of the changes that 2007 brought and 2008 will follow is the arrival of the international developers that until now have been focusing on the Bucharest market, but are already valuing the potential of Constanta, searching for land and investment opportunities.

Therefore the next years will bring exciting modifications to the city's characteristics, developing beyond interesting and useful facilities, a sustainable environment for its citizens. As the projects shape and develop, we will update this section in order to present the economic reality of Constanta as accurate as possible.

Investment fund Immoeast will develop through Harborside Imobiliara one of the largest real estate commercial projects in Romania, Trident Plaza located in Constanta (south-east of Romania), worth 120 million euros, the company reports.

On a total surface of 130,000 sq.m., Trident Plaza will include a commercial centre, an office building and a hotel. According to the company, the project is due for completion in 2008 and will be developed in two stages. The first consists of the construction of the commercial centre that should be ready in the first half of 2008, and the second stage, covering the next six months - will be dedicated to the commissioning of the office buildings and the 250-room hotel.

Trident Plaza will be located in the old city centre, close to Gate 3 of the Constanta harbour and to the tourist area. . The construction plans for Trident Plaza were conceived by the London-based architecture office "Project Design International." Leasing agent is "Paladin Management," the portfolio of which also includes the TOM Commercial Centre opened in early October this year. The large number of inhabitants and the one million visitors that come to the city every year render Constanta highly attractive to commercial project investors. TOM Commercial Center opened in fall this year and the local projects Euro Constanta Mall - spreading on 55,000 sq.m., and City Park Mall - measuring 28,000 sq.m., are scheduled for 2007.

Due to the fact that Constanta is the second largest city after Bucharest in Romania and the most frequently visited holiday resort along the Black Sea, TriGranit considers it an ideal location for a shopping and entertainment center.

Del Sole is one of the most interesting concept of residential complexes on the present day market, having as central element the offering of a maximum comfort in an un-crowded area.

We have a lot of projects in Romania and only one thread on Romania is not a good idea ! It is better to open few threads for the bigest cities of Romania (Bucharest, Timisoara, Cluj-Napoca, Iasi, Brasov, Constanta etc), but unfortunately I see that we aren't many romanians on this forum right now.

The latest investment project is situated on the Romanian Riviera – Mamaya and it is to the north of the city of Constanta.The plot is angular and it is 150 m. away from the beach.

The terrain is flat and the underground waters are high. This determines the absence of the underground structures. The urbanity model has been settled by a ? – shaped building of six floors. The villa settlement has suitable water areas for recreation, sport and entertainment (swimming pools for adults and children) organized in an inner yard, which is buried in greenery. Well-situated rock- gardens extend the green spaces.

The built-up area is 1059. sq.m. The unfolded area of structure is 5356.90 sq.m. The terrace roof fit for living is 597.07 sq. m. The two swimming pools are about 100 sq. m. The whole usable of “the complex “is 6053.97 sq. m. Social functions are appointed to the ground floor of the building, considering the key position of the building. The re is a reception, lobby bar, restaurant, luxurious shops and offices on the ground floor. There are five floors fit for living. The approach to them is realized by two staircase units with lifts. The flats are structured as two or three- rooms ones. They are from 49 to 111 sq. m. The flats are organized so that the living rooms (sometimes one or more of the bedrooms) have a view to the sea. The building has a parking place for 20 vehicles. It could be extended if it is necessary. The exterior as well as the interior of the building have been performed up to the modern standards. Most of the materials that have been used are glass, metal and colorful plasters. The facades will be finished using mineral based plasters in a sample suggested by the designer. The socles will be finished with quality stone coating. The window frames will be made of colorful aluminium profiles. The parapets of the terraces will be made of metal and 1.05 m. above the level of the floor.

The alley network has been developed in free picturesque shapes. A similar composition approach has been followed while structuring the water surfaces. Rooms for the equipment serving the water surfaces have been designed. The security of the complex is in charge of the best guards and it is all the year round. The flats are offered at “turn key”. For us the client is in first place. According to your personal idea of home, you can select on your own quality materials for finishing the flats, such as terra –cotta, wall colors and sanitary facilities equipment. On your request we can perform air- conditioning units mounting as well as complete furnishing. Cable TV is supplied to each apartment. Engel to spend 80m euros on real estate project in Constanta

Israeli group Engel will invest 80 million euros in a real estate project that will consist in 500 apartments and retail space in Constanta, according to Citigate Dewe Rogerson, the company promoting the project. This is the second project announced by the Israelis within the space of a week. Engel real estate intends to also develop a project estimated at several hundred million euros in the central part of Romania, according to company representatives. The project will be carried out together with the owners of the land, after Engel East Europe NV, the Eastern European branch of the group signed an agreement in principle with them.

Engel East Europe will build apartments with a cumulated surface area of 50,000 square metres, and the parent company, Engel Europe, will build a 10,000 square metre shopping centre. "Our starting of a second project in Romania is due to our company becoming heavily involved on the residential market of Central and Eastern Europe and has to do with the potential of the region," says Jacob Engel, chairman and founder of the Engel group.

TOMIS PLUS RESIDENCES

Tomis Development is building a 40 million Euro residential project on a surface of 128,000 sqm on Blvd Tomis, Constanta. Called ‘Tomis Plus’, this will include a total of 584 housings, 448 apartments and 136 villas with prices ranging from 780 and 930 Euro per sqm for the apartments and 650 to 750 Euro per sqm for the villas - plus 168 Euro per sqm for the land. The project also includes 600 parking spaces for the underground lot (priced at 8,000 Euro) and for the surface space (priced at 4,000 Euro), a restaurant, a pool, a fitness club, kindergarten, two green spaces, banks, pharmacy and supermarket.
