Recently, I asked the house owner about the price, she said (42,000$) but if the house at big road (Russian boulevard) the price will be more then (100,000$).

This house location is just infront of p-penh airport, and it was build by Canadia Bank.

The above price still has some discount she added.^^

The house size (4.2m x 12m) if I'm not mistaken but it has back door too, it's too short for me but good location.

Do you know what is happened in China today ? The market is at the beginning balancing. Some people becomes very rich, too much rich. So they buy land and houses, appartmenst ... to anticipated the market. Each of them buy not one or two but ten or hundred houses. So the price of the units raise too much for the middle class that can't access property. There are crisis now in China. In 2010, the government of China decide to forbid family to buy more than one unit in Pekin. (like natality law). So rich people invest abroad.
And do you know what is the average price of square meter in Pekin ? => 3000$ !! Some Unit in Phnom People could be more than $5000 for a poor country. Is there balancing ? Where is crisis ?

1- Middle class in China is more rich than middle class in Cambodia.
2- When I see the price in Phnom Penh, I think it is crazy for middle class.
3- The rate of loan is about 10-12% in Cambodia (I think). That is very hight.

So, do you think we are in the same situation than China today ?

That's because the gap between rich and poor is bigger in Cambodia than in China.

The price is ridiculous even for middle class to afford, and the percentage of middle class households is quite small in Cambodia (most of them living in Phnom Penh), so you have to be rich to afford flathouses around Central Phnom Penh. But there are still many new flathouses available in a reasonable price range near the airport.
Hmm. If the market is fine and continues in this direction (with the same price), does it means the central of Phnom Penh will be populated by very rich people or foreigners in the near future and the middle class of Cambodia will live in suburban ?

The centre of Phnom Penh could have more than one million inhabitant. So, does it means one millions of rich people will live in centre of Phnom Penh ? I guess I'm wrong somewhere.

I think Phnom Penh City Center seems to be full of poor people waiting for rich people to buy their land/flat form them for redevelopment, once the demand comes, these poor locals can potentially becomes very rich. A house they got for a few hundred in the 80s could be worth a millions in 2015.

Maybe you partielly right for the old building. Some poor people becomes more "rich" or very rich. But is not the case of all. They must find investors for that. But if the price of land and unit is too high. I wonder if investor could buy and sell it with profitability without middle class ? So, Rich people buy and sell for rich people ?Rich people population is not so big.
Middle class is the big population. So the price must be according to middle class, not for the rich people in a city like Phnom Penh :nuts:
I wonder if the market can continue with this high price ? Why real estate of neighbour country like thailand is cheaper than Phnom Penh ? (Sorry if I'm wrong) I don't understand this situation.

This is right. But it'll take many years to move all the middle class people to the suburban area.

Rich people + Foreigners --> living around Independent Monument

Shophouse owners who don't want to sell their place --> living around Central Market

The flathouses around Central Phnom Penh will be serve as commercial purpose only. People come here and work everyday, but go back to their home in the suburban area.
Does it mean it will have 1 million of rich people who own each more than 1M$ and living in the center of PP in the next 10 or 20 years?
Who knows what is going to happen after 10 or 20 years :)

It depends on the property prices. But people holding properties now in Central Phnom Penh will surely benefit in the future
