Planning proposal for 173-179 Walker Street North Sydney
Another one for Walker street:)

Residential tower

The Planning Proposal seeks a maximum height on the site of RL210 which equates to approximately 156m. and 47 levels

This comprises of three modules, with the Walker Street module being 32 storeys in
height with an approximate RL of 164 and a height of 110m.

The building extends to a height of RL210 at the
eastern edge, where the site significantly falls away from the street edge.

The key features of the Concept Design include:
• A two storey podium comprising:
 1,515m2 of GFA dedicated to community facility uses, spanning the lower ground floor, ground floor and first floor

a Concept Design that would form the basis of a future DA has been prepared by Kann Finch architect.

Yes it will block some of the views of the approved Aqualand development at 168 Walker which hasn't been marketed yet.

You wouldn't anticipate a proposal like this on the low side of Walker - but the owners of those old flats have got together and amalgamated.

It's a shame that they couldn't get the corner block as well, it's the worst building on the street.

Hopefully council can negotiate improvements to Walker St as part of this development. The existing split level arrangement is not going to handle hundreds of new carspaces.
I might be the only one against this development. Those are some beautiful detached housing
Yes given Walker Street's split level inadequacies at that juncture, it seems like a very ambitious proposal. The big Winten place over the road was at one point tipped to go to 30 odd storeys, but of course that didn't happen. Although he probably wacked a similar number of units in the shorter, stumper block as were originally intended in the taller proposal.

Those three places are quite charming. As jammi mentioned, the one on the corner is the one you can really afford to lose.

This planning proposal has not been supported by council and has been sent by developer for a Rezoning Review to Department of Planning & Environment.

Right decision IMO, it's a tricky site which requires a more holistic approach.

A new planning proposal has been lodged.
The height has been reduced to 94m and the build form changed.

173-179 Walker Street and 11-17 Hampden Street

referred to as the East Walker Street Precinct

The planning proposal seeks to Establish a maximum height of RL133 for the Precinct.

Height RL133 - RL54 = 79m and 24 levels

Bonus height RL148 - RL54 = 94m and 29 levels

They've expanded the site and totally redesigned the project into a multi-building one which will probably mean a more satisfactory environment.

Yes the site has been expanded by adding 11-17 Hampden Street.
The original height asked was very ambitious for this site

Still very concerned about the traffic arrangements (or lack thereof).

A development of this scale presents a great opportunity to establish a proper north-south cycle route through North Sydney, and to fix up Walker St which is totally dysfunctional in its current form and will only get worse with further development.

Yes, perhaps an opportunity was missed years ago to assign at least part of that precinct as a commercial extension of the North Sydney CBD. Rather than allow it continue as a residential precinct - with something done about Walker Street in its current split-level form.

2. THAT Council notifies the applicant of Council’s determination in accordance with clause 10A of the Environmental Planning and Assessment Regulations 2000.

Update on this project - good news
The planning proposal was lodged for a rezoning review (because council did not support the planning proposal).
The review was successfull and approved to proceed to Gateway.

It is now awaiting gateway review by Dept of planning.

The planning proposal has been approved at the gateway by Department of Planning
subject to the following conditions


(a) Demonstrate a new special provisions scheme which is complaint with the revised proposal considering the removal of the proposed bonus FSR provision;
(b) Reconsider the podium based built form to better respond to the site’s residential zoning and impacts on nearby heritage properties;
(c) Include greater vertical building breaks with greater consideration of view impacts arising from the street level and properties located west of the site on Walker Street;
