Concept DA for the restoration and refurbishment of the Roxy Theatre and associated forecourt
and the construction of a commercial office tower above, of up to 33 storeys.
In summary, the application seeks approval for the following:
• The adaptive reuse and restoration of the Roxy Theatre to accommodate a range of uses, include an ‘entertainment facility’, ‘commercial premises’ and ‘function centre’
• Part demolition and site preparatory works to areas of non-heritage fabric at the southern portion of the site.
• A 33 storey building envelope to a maximum height of approximately 112m and RL122.37
126.4m and RL136.77 - inclusive of the 15% increase subject to demonstration of design excellence
• 2 levels of part-basement excavation

This project will be part of the Civic Link corridor which will be built as a collaboration between ASPECT Studio and SJB, and link key destinations in the city’s heart.

First ive seen of this green pedestrian spine through the city, going to be beautiful walking from the station down to the river.. excellent idea, id always hoped sydney cbd could have the same with a rejuvenated tank stream with associated flora and walkways. I know it will probably never happen so i guess il just live with parras
Different CBD's. Parramatta feels much more walkable and relaxed compared to Sydney. George St will change things for the Sydney CBD, but I think it will still always have that fast paced, heavy duty feel to it. Parramatta will have its own charm and quirkiness. But I can see it having a much different feel to the Sydney CBD, which is a good thing.
I really like the adaptive re-use and conservation of the Roxy Theatre. I hope it all goes ahead.
It gives me hope that the similar Spanish Mission/Baroque styled Plaza Theatre (now Star Bar) in Sydney CBD can be turned back into a theatre/entertainment space.
That block in the city is begging for a skyscraper above it.
