Planning Proposal has been lodged for 20-22 Atchison st St Leonards

Mixed use building - apartments and some hotel
Establish a site-specific maximum height control and building massing

The site is next to the 34 level Air apartments building (16 Atchison)

Cox architects

Height - 177m (264RL) - 51 levels

This proposal will have a much better chance - i just checked the documents - the height limit for the site is 177m (and proposal is for 177m).

I just noticed that the proposal has been withdrawn. It was only lodged a week ago. No reason is given.

Let's hope it is lodged again soon.

COX Architecture - concept design

This is one of 4 identified Tall Tower sites in Council’s 2015 Plan

COX Architecture have undertaken detailed overshadowing modelling of future potential tower forms of the site.

The terrain levels and modelling has also been verified by North Sydney Council.

The modelling has confirmed that the desired proposal to accommodate a slender tower form of 48 storeys in height can satisfy the current Draft 2036 Plan solar protection provisions of: “no additional overshadowing in winter between 10am to 3pm at Ernest Place.”

The Planning Proposal would however create a fast moving shadow impact on part of Ernest Place starting from 3.20pm to 4pm from approximately May to July.
This impact is not consistent with Council’s; Crows Nest Placemaking & Principles Study, which seeks to restrict overshadowing of Ernest Place up until 4pm at any time of the year.

The effect of complying with Council’s; Crows Nest Placemaking & Principles Study provision would mean the tower could only reach a maximum of 28 storeys.
This would not only result in an underutilisation of one of only 4 identified Tall Tower sites in Council’s 2015 Plan,
it would not sufficiently incentivise the amalgamation project to proceed.
