Yes...it is starting to look good all the way from the New Siam Hotel-Amari Hotel Area to the Circle...

Too bad, pinkish "La Belle" will be literally "screwing" the neighborhood.

I really don't see the appeal of that cluster. Traffic flow is awful for car users. No public transport anywhere near in real terms. No supermarkets. I like the fact it's booming, but until it gets a skywalk or something linking it to the MRT or ARL or some such it will struggle IMHO.

Eventually I am sure they will get around to build two additional CityLine stations between Ramkaenhaeng and Makassan.

Traffic is very bad between the Circle and Asoke Intersection, but once you cross the bridge in the Thonglor direction or come from Rama IX in the evenings (or even Asoke Rd), it is a fairly quick ride into Sukhumvit odd-numbered sois through Prom-Phong/Ital-Thai Tower or Thonglor.

Padthai! You have to admit New Petchburi is looking better than a year ago! give it another two years and you will see the glass half-full.

I agree Petchburi is booming - but improving? In what way? No sign of that until the supporting infrastructure is at least promised (which will then be a decade from being delivered). Basically, with those projects you are taking a punt on the area eventually getting all the facilities it needs. Now, I agree that this is likely to happen eventually (except the obligatory neighbourhood mall every cluster now needs - where is that going to be?) But I'd rather wait until it is on the cards rather than just hypothetical.

I think residential demand in the area at a walking distance to MRTA Petchburi will be driven by:

1.- easy access to toll road

2.- easy access to two major shopping hubs via subway: Central Rama IX and Terminal 21

It will never be Thonglor but a consolidated urban environment which is what is now emerging.
