Widad to develop [email protected] in Langkawi with RM40bil GDV

KUALA LUMPUR: Widad Business Group Sdn Bhd (WBG), is planning to build a mixed development named [email protected] in Pulau Langkawi, Kedah that has an estimated gross development value of RM40 billion,

Expected to be completed within 15 to 20 years, [email protected] will be a modern development with an Islamic and tropical vernacular concept that will change the landscape of Pulau Langkawi and become the main attraction of the island.

Currently, almost 90 per cent of the 1,979 acre site consists of the ocean, therefore WBG intends to erect a man-made island which will eventually span approximately 1,000 acres or 50 per cent of the entire area.

WBG founder and group executive chairman Tan Sri Muhammad Ikmal said besides elevating Langkawi's status into a world-renowned tourism destination and increasing the flow of foreign investment, the development of [email protected] will stimulate the local economy and provide many more jobs to Malaysian citizens.

"For the state, this will also translate into additional tourism revenue and higher value of land in the surrounding area," he said in a statement today.

The announcement of [email protected] and the project commencement was made in Kedah by Menteri Besar of Kedah Muhammad Sanusi Md Nor.

WBG, an integrated facility management, property and construction conglomerate, is a wholly bumiputera private company owned by Muhammad Ikmal, who is also a majority stakeholder of Bursa-listed Widad Group Bhd and Dataprep Holdings Bhd.

Once completed, [email protected] will comprise tourism components such as five and six star hotel and resorts, an international golf course located beside the Marina Yacht Club, an international business and office complex, shopping malls, higher learning institutions, healthcare facilities and luxury residences.

Widad Group, Dubai-based Bin Zayed to develop RM40bil project in Langkawi

KUALA LUMPUR: Widad Business Group Sdn Bhd (WBG) has roped in Dubai-based Bin Zayed International LLC (BZI) to help develop a RM40 billion mixed-development known as [email protected] in Langkawi, Kedah.

The companies will be working together to coordinate with Kedah state government and relevant contractors and consultants on the infrastructural development, construction and other works in the project.
WBG and BZI signed the partnership today, witnessed by Prime Minister Tan Sri Muhyiddin Yassin, Kedah Menteri Besar Muhammad Sanusi Md Noor, Senior Minister and International Trade and Industry Minister Datuk Seri Mohamed Azmin Ali and WBG founder and group executive chairman Tan Sri Muhammad Ikmal Opat.
The agreement was signed by WBG executive director Datuk Dr Rizal and Bin Zayed International Group managing director Sheikh Midhat Kidwai.

BZI is part of the Bin Zayed Group, a Dubai-based conglomerate that specialises in construction and energy, trading and industry, real estate, technology and financial services.
It is owned by Sheikh Khaled Zayed Al Nahyan, a senior member of the Abu Dhabi royal family.

Muhammad Ikmal said [email protected] would transform the landscape of Langkawi and Kedah.
"For a project of such size and significance, it is important that we collaborate with a partner that possesses the necessary technical expertise and shares the same vision as we do.
"Therefore, WBG is honoured for the opportunity to work with Bin Zayed Group and Sheikh Khaled, and we look forward to combining our strengths to ensure its successful completion.
"The WBG-BZI strategic partnership demonstrates the great confidence in this high impact project, which will put Langkawi on the global map and transform it into a centre of regional and worldwide attractions," he said.

The project was previously announced by Muhammad Sanusi on January 20 this year.
It is expected to be completed within 15 to 20 years.

WBG also plans to organise annual events such as "Redbull Air Race", "Power Boat Race", "Jet Ski Race", international fireworks festivals and other culture and art showcases to promote tourism there.

OPen Road Asia, PKB inks joint development deal for racing circuit, resorts in Langkawi

KUALA LUMPUR: OPen Road Asia Sdn Bhd (ORA) and Permodalan Kedah Bhd (PKB) today inked a joint venture (JV) to develop a premier tourist and motorsports destination in Malaysia, the OPen Road International Circuit (ORIC) & Integrated Resorts (IR) in the resort island of Pulau Langkawi.

The ORIC is set to be developed atop a tract of 183 acres of sea-facing land in Bukit Malut and will encompass a FIA-sanctioned motorsports circuit.
The IR will be a fully-integrated resort consist of luxury residential properties, retail outlets, 5-star hotels, 4S automobile dealerships, 900-cars storage facility, petrol refuelling stations as well as various tourist attractions and restaurants.

ORA founder and group advisor Datuk David Goh said this ORIC integrated project, with a gross development value of RM1.3 billion is expected to provide an immediate high impact economic boost to Pulau Langkawi and the state of Kedah, and Malaysia upon its completion in 5 years' time.

"With a projected increase of high-spending and affluent tourists' arrival both locally and internationally, it is envisioned that this project will help create an endless stream of business and job opportunities for Kedahans via the island's economic expansion.
"It is our hope that this project will further position Malaysia as Southeast Asia's most preferred tourist destination," he said in a statement today.

The JV between ORA and PKB was witnessed by Kedah chief minister Muhammad Sanusi Md. Nor.
ORA was represented by David while PKB was represented by its chief executive officer Abdul Rahman Din.
Further, David said the upcoming racing circuit will score a number of world's first in racing circuit designs.
Upon ORIC's completion by the second quarter (Q2) of 2023, this racing attraction will definitely put Langkawi at the forefront of motorsports in Asia, providing a platform to nurture automotive research and development, testing ground and racing destinations for major automotive manufacturers, motorsports enthusiasts and racing teams the world over.
Muhammad Sanusi said this development will be able to attract more foreign tourists and benefit Langkawi island and its people.
The international racing circuit will definitely be an attraction for tourism in Langkawi in addition to the existing attractions, he said.
"The decision by PKB and ORA to boost tourism in Langkawi island through the development of a world-class racing circuit is very appropriate.
"I would like to invite every agency and department involved to help facilitate this project between PKB and ORA," he said.

According to a credible industry source who was privy to the latest information disseminated by the Langkawi Development Authority (LADA), the island will once again be welcoming domestic travellers when the island achieves the 80% vaccination target.

As of 18 August 2021, 70.1% of the local population have completed their second doses. It is projected that the threshold of herd immunity will be met in the first week of September, paving the way for Langkawi to embrace travellers.

Dine-in will be allowed. It is contingent on the capacity of the restaurant alongside the adherence to SOPs, including social distancing. Conferences and exhibitions will not be allowed, while entertainment outlets such as night clubs will stay shut during this period.

To facilitate inbound travellers into Langkawi, ferry trips will be bolstered to 10 trips per day – 4 trips from Kuala Kedah and 6 trips from Kuala Perlis. The total daily capacity is expected to be 3,000 people.

KUALA LUMPUR (Sept 21): Bina Darulaman Bhd (BDB)’s joint venture (JV) with Menteri Besar Kedah Inc (MBI Kedah) has entered into a concession agreement for a mixed development of premium brand outlets, with boutique hotels and other amenities in Bandar Padang Mat Sirat, Langkawi.

BDBMBI Langkawi Ventures Sdn Bhd, an 80:20 JV between BDB and MBI Kedah, has inked the agreement with Langkawi Development Board (LADA), an agency under the Ministry of Finance for the development across 40.98 acres located on land owned by LADA.

The project comprises premium and duty-free outlets, tourism and culture village, retail and F&B outlets, as well as boutique hotels, all under an eco-friendly concept.

In a separate statement, BDB group chief executive officer and president Faris Najhan Hashim said Phases 1 and 2 of the project will involve gross development value (GDV) of RM817 million.

“Development of Phase 1 dubbed as ‘Malaysia Designer Outlet’ where local fashion outlets, fusion base restaurants with fine-dining concepts as well as coffee houses will be developed from October 2021 and completed by July 2022.
“This phase will also underline the construction of 37 business outlets across 4.07 acres,” the statement said.

The premium outlet, spanning 29 acres, forms part of Phase 2. Development for the outlet is expected to complete by March 2024, the statement added.

The development of all phases shall be completed within the time frame of seven years and consists of Malaysian designer outlet with F&B, premium designer outlet (A), parking lots (five-storey), premium designer outlet (B), commercial units and service roads, amenities and green areas, the filing said.

Earlier, Finance Minister Tengku Datuk Seri Zafrul Aziz said in a social media post that the commercial development is expected to add 1,500 job opportunities and prospects of new businesses for the surrounding community.

“This commercial development comprises premium outlets, business outlets, and recreational facilities for tourists and local communities.

“Among key attractions for this commercial hub is its environmentally-friendly concept and building structures with iconic Malay cultural designs,” Tengku Zafrul said in his Instagram post earlier.

LADA will grant the concession company BDBMBI exclusive possession and rights over the project site for a concession period spanning 30 years from May 1, 2021.

The concession fee is RM1.02 million annually for 28 years from May 1, 2023, which will be reviewed every five years with LADA’s right of increment at 2%-5% subject to the performance of the concession company.
Shares of BDB settled unchanged at 43.5 sen, valuing the property group with a market capitalisation of RM130.64 million.
