Looks pretty neat. Would look great, if it was 40-50 storeys. It has a vaguely similar massing to Tower 42 in London

That looks good and being by Q Properties it will probably be brought forward quickly. Am surprised they can fit it on that chunk of land, will be very tight!

Also nice to see on the same agenda a presentation for a Phase 2 of City Reach with the land owners having purchased the Bus Garage next door, however still skeptical if that scheme will ever actually start. A full Reserved Matters application is set to go in for Phase 1, so it is progress at least.

good in a way but it (opal) imo shouldn't be totally obscured (that would be difficult with a 24 storey building :) just be part of a group of hopefully better looking taller, thinner buildings...with tasteful looking cladding like the vita scheme. The council should have a rethink, issue a Compulsory Purchase order and knock down that santander building and ye olde lap dancing club imo to build something taller/better/more appropriate on Merrion st. leaving the Wrens Pub of course as an interesting counterpoint on the corner.

I don’t tgink there’s anything wrong with student accommodation per se, so long as it is well designed. After all, it isn’t up to the students to design the building - they just live there.

This one has the potential to look quite fat from some angles, assuming a similar height to Vita. From other angles it appears quite slender. As always, cladding would make or break.

My problem isn't with the quality of the design - I just don't want the city centre to become too student-heavy in the way Headingley is. If there was more in the way of other residential schemes being built then it wouldn't be a problem, but we all know getting those off the ground in Leeds is like pulling teeth.
Fair enough. I think I see it a little differently to you. I welcome students in the city, and in larger numbers than there are currently, as they tend to bring with them a loose wallet and a desire to empty whatever is inside it. Plus, larger numbers will support a growing city centre economy, seeing a greater number of facilities which in turn may attract non-student types. Students are a good starting place for Leeds to grow the city centre as we have such an abundance of them.

And yes, I see your perspective that they bring their own issues, but they’re not the quest bunch we could have! :)

I think it's better to concentrate the student buildings around the arena than dispersed across the city. It does leave the better residential projects to come forwards further into the city centre and into the South Bank where they're much better suited.

Similarly referencing the Headingley point; these are narrow towers containing a lot of students in a small footprint. If this was terraces and back-to-backs filled with students I'd be much more concerned.

Yeah I agree. It feels like a tonne of projects are teetering on the edge of getting started - I am 90% sure we'll have another financial crash just as they're all about to complete.
I often wonder what will happen to these buildings once it is no longer popular to be a student taking on £xx,xxx of debt, and the student population tanks?

They'd make brilliant affordable flats or a big renovation job for more high-end flats. Possibly even office conversions.
I guess the walls will only be plasterboard so internal reconfiguration ain’t gonna be a chore.

I think office conversions would be out of the question what with the required ceiling heights but definitely plenty of life post-students as residential units.
Decent looking proposal. As for student flats whilst welcome to see more built there certainly there are future challenges such as the tuition fees, the quality of university tuition and whether it genuinely benefits career prospects and of course Brexit which could have an effect on student numbers in the future. Also agree that there certainly needs to be more flats generally built as opposed to just those aimed at students.
