The Company acquired a 3.1 hectare property in Cebu City in September 2012 and in Santo Tomas Batangas last November 2012. The latter was acquired to meet the requirements of the Economic and Socialized Housing Law found under Batas Pambansa 220. The Cebu property will be launched in 2013, together with the properties acquired in Quezon City and San Juan City. The Company will launch its second brand, Primaries, by first the half of 2013. The 0.8 hectare property in Quezon City will become its first project.

Information about the subsidiaries/affiliates of Rockwell Land

Subsidiaries and Affiliates

Rockwell Integrated Property Services, Inc. (RIPSI), a wholly owned subsidiary of the Company, is incorporated in the Philippines to establish, own, manage, operate and carry on the business of
maintaining and cleaning buildings and other facilities.

Primaries Development Corporation (“Primaries”, formerly Rockwell Homes Inc.) a wholly owned subsidiary of the Company, was incorporated last September 2012 to primarily cater to the broader market under a 2nd brand “Primaries”. The subsidiary envisions itself to be the preferred developer in terms of providing exceptional and quality living at a more affordable price.

Stonewell Development Corporation Inc., a wholly owned subsidiary of the Company, was incorporated last September 2012 to develop socialized housing for the Parent Company.

Primaries Properties Sales Specialist Inc., a wholly owned subsidiary of the Company, was incorporated last November 2012 primarily to as act the sales and marketing arm of Primaries.

Rockwell Leisure Club Inc (RLCI), owning 1,500 ordinary shares and 655 proprietary shares. RLCI is a non-profit premier leisure club created to complement Rockwell Land’s exclusive lifestyle concept. Opened in December 1999, the Rockwell Club offers its resident members and proprietary shareholders a first-class social, sports and recreational facility within the Rockwell Center.

^^ not that one, yung bagong property na inacquire nila sa Quezon City nasa 0.8 hectares. Ang 205 Santolan nasa 1.8 hectare yung land size so iba pa ang project na ito. At ito yung 2nd project ng Rockwell sa Quezon City after 205 Santolan.

the Primaries development is at the corner of p tuason and benitez streets...kaharap lang nung parang castle na chocloate outlet..:) i think it used to be a film studio ground (sampaguita films ata) na naging bus depot now for residential development na siya

I think ito ang location. Halos tabi sila ng Accolade Place ng DMCI with LVN Studios in between them, and a few blocks away ay ang Robinsons Magnolia.

^^ Rockwell is one of the buyers of the property (LVN Studios) after DMCI. Yes, ito ang exact location ng property as WarCat said. Since medyo maliit ang property baka another townhouse project ito. We will wait for a few months kung ano ang project na ito based on their annual report.

SMDC should learm more from Rockwell how to name their residential projects and effective branding. kahit low-rise and mid-income projects ng Rockwell, ang sossy pa rin eh. Ayala is next to have this kind of branding prowess imo.

This is more like an upscale version of REDWOODS in Fairview. I hope, Rockwell Primaries will expand also in Fairview. Or they follow the footsteps of Ayala in San Jose Del Monte Bulacan.

This is quite nice of a project. The pricing is also palatable for mid income earners. Kudos to rockwell, they need to be more like ayala in agressive expansion though, I think they can be successful if so.

Rockwell investing P12b

Rockwell Land Inc., the real estate arm of the Lopez group, is investing P12 billion this year to introduce projects for the broader market and expand to Cebu.

Rockwell Land president and chief executive Nestor Padilla said in an interview following the annual stockholders’ meeting the company would launch next month its second residential brand Primaries catering to the mid-market.

The first project under the Primaries brand is a two-tower mid-rise residential building called 53 Benitez. The project, located in New Manila, Quezon City, offers 346 residential units selling at P86,000 to P90,000 per square meter.

The company expects to generate P2.2 billion in sales from the project.

“While maintaining our strong foothold in the high-end segment, we are optimistic at an overwhelming reception of Primaries from the local market,” Padilla said.

Rockwell Land will launch its first project outside Metro Manila following the acquisition of a 3.1-hectare lot in Lahug, Cebu.
