Rawson Developers are about to release their latest development in Rondebosch, River Song.

This exclusive 40 unit apartment block will be situated just off the Main Road, next to the Liesbeek River. One and two bedroom apartments will be available stretching over 5 stories with parking on the ground floor. Security includes fingerprint access, electrified fencing and 24 hour guards.

They emailed me last week about this development for investment. I don't like the access roads around the development.

River Song completed – all 40 units sold

River Song in Rondebosch has been completed, and all 40 units have been sold.

River Song, Rawson Developers’ latest Rondebosch sectional title development has been completed five weeks ahead of schedule, according to managing director Paul Henry.

“All the units were sold by mid-February and the top prices were as high as R2.1 million,” he says.

“The sales team, now operating from their own offices diagonally opposite the Rawson Property Group’s head office in Main Road, Rondebosch, say that none of the units has yet come up for resale. At The Rondebosch, one of our previous developments just 800 m away which was completed a few months ago, the first two resales have already taken place, both at a 28 percent profit.”

The six storey River Song overlooks the Liesbeeck Canal and walking trail, and the site is bounded by Rosslyn, Ramsey and Haldane Roads. The complex has 40 sectional title units and one floor reserved for parking. Each unit has one or two bedrooms and the floor areas vary in size from 43 m2 to 93 m2.

“River Song is within 20 minutes’ walk of UCT’s main campus, and the siting and configuration of the units make them ideal for students. All units have balconies and fittings include down lights throughout, black granite countertops in the kitchens and porcelain tiles in the living areas. Half the apartments face northwest and half in a southerly direction, allowing 180 degree views of the Table Mountain back spine from Devils Peak to Constantia.”

Trevor Weston-Green, Rawson Developers’ sales manager, says that many buyers have customised their units, selecting from a wide range of finishes and fixtures. One of the most popular ‘improvements’, he said, was the use of white Caesarstone instead of the standard black granite counter tops.

Henry says the project was launched at prices of R895 000 to R2.1m, but already there are potential buyers willing to pay 15 percent to 20 percent more for units when they units become available.

Weston-Green says that four further Rawson Property Group developments are now in the pipeline, all within 5km of this site. These, he said, are The Beaumont in Claremont, The Oval at the Marist Sports Club, one in Kenilworth and another in Main Road, Rondebosch where the sales office is.

Henry says that these developments will keep Rawson Developers active well into late 2015 and early 2016.
