Thoughts on the EIA Report & Riversrun in general
Thanks for sharing the EIA report on the Riversrun project. I found a few things interesting in it:
- Looking at the Land Use Legend, of the 100 acres covering the entire project, only 6.46% of it will be open green space. If you also include the dam area of 8%, it makes me think that the project may be overbuilt.
- Keep in mind that the townhouses and villas will compete directly with the Tatu Waters project a few kms away, which will have over 30% green space at a similar price point to this one. I wonder who will win out in the long run
- Can the market truly absorb all these units at both the Riversrun and Tatu Waters & Lifestyle properties (2 & 3BR apts) projects?
