One of the strongest emerging property partnerships in the Middle East, involving Saudi-based Al Shoula Holding Group, UAE-based Tameer Holding, and the Land Company for property development and investment, recently announced the formation of a new property project - Ajmakan - located at Al-Khozama District in Al Riyadh city upon an area of 1.7 million square meters.

With a project value of SR6 billion (US$1.6 billion), Ajmakan will include a complete service commercial area comprised of commercial buildings, villas, palaces, and a five-star hotel complemented with full services; in addition to various facilities and commercial streets ready for entertainment and use.

'Ajmakan', meaning a uniquely beautiful place, refers to finding not only the most elegant place but also the most enticing with regard to the location, planning, design, and investment.

Prince Mishal Bin Abdul Aziz praised the economic and property revolution that the kingdom of Saudi Arabia is witnessing under the leadership of the custodian of the Two Holy Mosques King Abdullah bin Abdul Aziz Al Saud. He stated that this revolution is because of Allah first, then because of the efforts of the custodian of the Two Holy Mosques and his economic initiatives.

In this context, Prince Abdul Aziz Bin Mishal Bin Abdul Aziz, CEO of Al Shoula Holding Group, has praised Tameer Holding and the Land Company for their capabilities, strategic planning, and strong records in the real estate sector, where they possess a mixture of experience, high professionalism, accuracy, design creativity, development, and quality in construction and building.

He added that the reason behind this partnership is to build a long-term strategic partnership, pointing that there will be future projects in different areas in the Kingdom of Saudi Arabia. In addition, extra studies to extend this partnership to neighboring countries that will be announced in the near future.

On the other hand, Engineer Ahmed Bin Solaiman Al Rajhi expressed his pleasure for Tameer Holding and the Land Company for property development and investment to enter into partnership with Al Shoula Holding Group, pointing that the project is uniquely special, and also that it will be the start for larger projects coming with Al Shoula Group. He also praised the way of working and strategies of Al Shoula Holding Group and their advanced thinking, which all its employees have developed under the visionary management of Prince Mishal Bin Abdul Aziz and Prince Abdul Aziz Bin Mishal Bin Abdul Aziz.

^^ yeah but it's in conjunction with a UAE developer, Tameer. The prince is probably just sponsering them. I don't know!?

The Land Holding transfers its legendry housing Ajmakan from Riyadh to Cityscape Abu Dhabi

Platinum sponsor of Cityscape Abu Dhabi from May 13th to 15th 2008, the land holding showcases its residential $1.8bn legendry project Ajmakan, developed in Al Khozomah north the capital city of Riyadh.

“The project consists of an exclusive boutique hotel built entirely within the wadi, capturing the natural beauty of the desert oasis and the enchanting starting point for ‘Wadi Walk’, a 1 kilometer boulevard offering breathtaking views and creating a synergy with the dramatic desert setting” added Said.

Ajmakan elite desert community is the first Saudi Arabian development from the emerging partnership of The Land Real Estate Investment & Development (The Land), Alshoula Holding Group and Tameer Holding.

The 184-hectare Ajmakan (meaning ‘a uniquely beautiful place’) boasts 120,000 sq m of exclusive retail space, , palaces with large areas, 74 high-end, wadi-facing villas and 406 sumptuous residences and 5 star hotel. The project is surrounded by ‘Green Wadi’, ideal place for exercise, enjoyment and relaxation.

Also under the spotlight at Cityscape Abu Dhabi will be prominent The Land projects under construction in Qatar and Jordan, especially King Abdullah Bin Abdel Aziz City close to the Governorate of Zarqa, east of the Jordanian capital Amman, is a master-planned commercial and residential district built around a 2 kilometer pedestrian boulevard featuring shops, entertainment venues and landscaped areas surrounded by homes for 500,000 residents.

I really dont mind the name
just forget about the origin and take the word as it is ( Ajmakan) sounds like a mythical name !!


one thing I hate about it though

Construction of Riyadh's Ajmakan project to begin in 2009

Construction work on the SR9bn ($2.4bn) Ajmakan real estate project is due to begin in the second quarter of 2009.

The developer, the local Land Holding Real Estate & Development Company, recently received approval to construct the gated community from the Arriyadh Development Authority (ADA). The infrastructure design is currently being finalised.

Mobilisation began on site two months ago with landscaping and ground clearing.

The 2-square-kilometre development, located in the Al-Khozama district in the north of the capital, will include commercial buildings, villas and a five-star hotel.

Japanese architect Nikken Sekkei carried out the detailed design of the project (MEED 8:10:08).

Al-Arrab to finish infrastructure on Riyadh's Ajmakan by June

Local contractor is the favourite to build the entire project


The local Al-Arrab Contracting Company (ACC) will finish enabling and infrastructure work on Riyadh’s Ajmakan mixed-use development by June this year.

The date of completion for the infrastructure phase was extended from May this year because of a design change by the local Saud Consult, which was contracted to design the project’s infrastructure.

According to a source close to the project, the estimated $6.2bn gated community will ultimately be a luxury development similar to Riyadh’s Diplomatic Quarter. The 1.8 million-square-metre project is being developed by the local The Land Real Estate Investment & Development Company.

The site of the controlled-access community is located northwest of Riyadh in the Al-Khozama district, near the start of the newly rehabilitated 120-kilometre Wadi Hanifa valley.

Once finished, Ajmakan will include 2,015 villas varying in size between 500 and 3,000 sqm. The project will house an estimated 9,000 residents and will also include 118,000 sqm of office space and a 120,000-sqm shopping mall.

Japan’s Nikken Sekkei carried out masterplan and detailed design of Ajmakan while local civil engineering firm Kattan Consult completed detailed design of the villas. Seventeen mock-up villas will be built onsite by the beginning of the third quarter of this year

According to the source, Al-Arrab is the favourite to be awarded the main construction contract, but The Land has yet to make a decision. The official contract award is scheduled to come in the fourth quarter of this year.
