STOP THE PRESS! This is a huge deal- perhaps only to me... but its a sign that infill development (despite the atrocity over the road) is finally occurring around Hanover Square. A place I have always found to be a hidden quirk in our city.

I for one am very please with this scheme. Although not exactly striking, it is sensitive and positive contribution to this gem of an area and infills quite an awkward gap.

It does seem to project too far into the space and overpower the existing Hanover House (?) adjacent. That being said, part of the charm is the way in which old buildings settle around already overpowering structures such as Turnballs and the Railway arches. Lets hope planning don't get bloody minded about this. If they can approve of that mess over the square by that bunch of monkey designers then this surely could and should be approved if only to mediate that carbuncle of pissy colours and poor massing.

Heres to more development in the space south of Central Station. Hopefully, promoted by a new south link to Central that Stephenson Quarter and Hanover Square development will eventually meet up and populate a currently rather bleak space of derelict land and surface car parks that pollute the continuous urban density of our city centre.

Perhaps some more extracts from the D&A statement will salivate and promote discussion.

I'm pleased that that gaps being filled, though some of those rather expensive [but oddly laid out] apartments in the Turnbull are going to be very dark
Quite so.

Looking at the Floorpans it does seem to be set back more so that Clavering House, and the bulk of the mass of the proposed does face mostly onto the vertical circulation of Turnballs as opposed to the actual apartments.

Furthermore, Rights of Light issues are taken from each apartment as a whole, and if the apartments face onto the South Elevation of Turnballs then they might just get away with it!

It is great to see an awkward plot infilled. I still lament the loss of the Chapel and curved warehouse elevations opposite but at least something is happening here.

Planners are being advised to give the green light to a seven-storey, 74-bedroom building on Clavering Place at the site of the former Hanover Buildings. The site, south of Central Station , is adjacent to Friar House, a Grade-II listed former Georgian Townhouse which has recently been converted to an aparthotel. t previously contained a warehouse that had undergone several different uses, however the site has been cleared and vacant since the 1970s.

A report to go before a planning committee recommended the development for approval. It said: “The proposal would result in the redevelopment of a brownfield site within the conservation area. The development provides an opportunity to significantly improve the quality of the area by developing this existing gap site which currently detracts from both the conservation area and the setting of the nearby listed buildings.

“The proposal would increase the number of hotel rooms within the city, therefore supporting tourism within the city. Given the sustainable location, the site is also readily accessible by bus, train and metro. The impacts of the development upon the amenity of neighbouring residents have been considered and in the site city centre location the impact are considered acceptable. Other matters can be adequate covered by way of conditions and a legal agreement to deliver a sustainable form of development.”

Planning bosses are asking for a contribution of £76,664 towards highway/public realm improvements in the area. Plans lodged with planning chiefs say the main entrance to the building would be located at the south western corner of the site, with loading and servicing taking place directly from Clavering Place. The footpath in front of the site would be widened to improve pedestrian movement and the laundry and refuse store would be located within the lower ground floor and level. There would also be secure cycle parking for 12 cycles within the site.

Northumberland and Newcastle Society objected in response to the original plans raising concerns over the overall scale of the building. And Newcastle Conservation Advisory Committee objected to the original scheme on the grounds that the scheme did not respond to the shape of the plot and detailed design concerns. But since revisions were made by applicant Roomzzz Aparthotels Ltd, no further comments have been received.

That side of Turnbulls is pretty much North facing. So of course daylight and views will be diminished but not sunlight.

It's not fair to deny the development of a gap site just because an adjacent existing building has enjoyed light and views from the missing building.

Any development in Hanover Square, providing it is of appropriate use and form respective of the conservation area should be welcomed. It's a pocket of the centre with so much potential.

Sadly the poorly thought and inappropriately designed student accommodation has crushed the area. Hopefully when the South entrance to Central is built the remaining gap sites will become far more viable and further development can occur.

Personally I'd love to see the casino and it's ground hungry car park be replaced. It's sitting on a great site for another hotel or residential. The casino and car park could always be rehoused underneath.

There's been some other proposals for the site at the top of Hanover street of questionable quality. Let's hope planners can hold their nerve and wait until the entrance to Central is built so a better proposal of higher quality can be afforded in such a prominent site.

I think if they are going to build anything there, it should be the same massing as the adjacent buildings, so a maximum of three storeys. That way only the lower half of the Turnbull would lose any light. A seven storey building of that scale is going to pretty much remove any light they will get on a late afternoon/evening.

Nathaniel Lichfield & Partners carried out a Daylight and Sunlight Assessment which can be seen on the planning portal @ https://publicaccessapplications.ne...DATED_DAYLIGHT_SUNLIGHT_ASSESSMENT-857597.pdf

Specifically in respect of Turnbull Buildings they report:

Within the Turnbull Building, 16 of the 22 rooms assessed will achieve the BS/BRE guide levels. It appears that most of the remaining rooms comprise bedrooms as the building’s living rooms are large open plan rooms served by a number of very large windows. In some cases, the rooms experiencing lower levels of ADF are situated within the historic building’s former stairwell and are served by two small windows set at the lower and upper sections of the room’s window wall. In these cases, the lower levels of interior daylight are again explained by the building’s own architecture (a function of the constraints associated with converting historic former industrial/warehouse buildings).

A seven-storey city centre hotel has been given the green light by planners.

Newcastle City Council’s planning committee has approved proposals for a 74-bedroom building on Clavering Place at the site of the former Hanover Buildings. Permission was granted on the proviso that developers Roomzzz Aparthotels Ltd would make a contribution of £76,664 towards highway/public realm improvements in the area.

Work is set to begin later this year on the site which has been vacant since the 1970s.

The planning committee recommended the development for approval on the basis of an officer report, which stated: “The proposal would result in the redevelopment of a brownfield site within the conservation area.The development provides an opportunity to significantly improve the quality of the area by developing this existing gap site which currently detracts from both the conservation area and the setting of the nearby listed buildings.”

The report continued: “The proposal would increase the number of hotel rooms within the city, therefore supporting tourism within the city. Given the sustainable location, the site is also readily accessible by bus, train and metro. It's not a hotel though (it's an apartment that's used as a holiday let, like your own house if you so wished), so that's why its got C3 use.

Stand to be corrected but I assume that s because it s a new build and they need planning permission. Don't know whether the bar is higher or lower for C1 than C3 but essentially it's a hotel but that might explain why they ve gone C1.

The other is permitted development as a conversion [despite not being in the spirit of what was proposed].
