MVRDV WIN COMPETITION FOR 50,000 M² MIXED-USE BUILDING WEENAPOINT IN ROTTERDAM CENTRAL DISTRICT

MVRDV has been selected by Maarsen Groep for a new 50,000 m2 mixed-use tower complex marking the third phase of the Weenapoint development in Rotterdam’s Central District. The complex will consist of approximately 17,000 m2 of offices, a transparent commercial plinth and between 200 to 300 apartments. Completion is set for mid-2022.

In the coming years, Maarsen Groep will develop a mixed office, residential and commercial program as the third phase of the transformation of the former Weenapoint complex in Rotterdam Central District. MVRDV were selected as architects after a design competition for this inner-city development.

The Weenapoint complex has been transformed by Maarsen Groep in phases in recent years. The realization of new offices of Nauta Dutilh and Robeco in FIRST Rotterdam marked the first phase of transformation completed in 2016. The redevelopment of Weena 750 to Premier Suites & Offices, the refurbishment of the courtyard and renovation of the monumental dome building were completed in 2017. In the third phase, the existing building on Kruisplein will be replaced by an MVRDV design proposal for an urban program of approximately 50,000 m2 with international allure. The location is directly opposite Rotterdam Central Station.

"Weenapoint is an inner city location with a high density right across the train station. Our design adds a simple but strong character to the city entrance of Rotterdam. We have opted for an architectural design that refers to the reconstruction period and compliments existing buildings such as Groothandelsgebouw and FIRST", says Jacob van Rijs, co-founder of MVRDV. Special attention is given to the plinth: "The ground floor and first floors have an open transparent character and will make Kruisplein once again a lively part of the city."

In addition to a precise urban integration, MVRDV also devoted a great deal of attention to the high sustainability ambition of the client. The different program components all have their own volume and position, giving the complex a clear expression. The design provides high-quality office spaces along Kruisplein, with transparent plinth housing shops and restaurants clearly characterized by large-framed glass windows. On top of this, two towers guide the city entrance.

“With the selection of MVRDV, we choose a powerful and clear design that blends very well in the surrounding. In the plan, each function has its own distinct and recognizable appearance, which we see as a great quality. An exciting design and a contemporary translation of Rotterdam modernism which will complete Weenapoint’s transformation”, says Monique Maarsen, Managing Director, Maarsen Groep.

By making recesses in both towers, the design meets urban design requirements for sunning public space. The new towers of Weenapoint phase 3 have 'sun cuts' at different heights that provide extra sunlight at street level. An important link in the design is the covered square in the heart of the building that connects the green courtyard of Weenapoint and the street.

Sorry voor het zeiken, maar dit is of gewoon "Weenapoint", of First fase II.

Nog even wat zeiken dan: dus ze vervangen één vierkante grijze doos voor een andere? Ik begrijp dat het gevuld moet worden met allemaal hippe dingen, maar op zichzelf is die grote doos dus gewoon lelijk.
Je hebt gelijk, in alle enthousiasme keek ik alleen naar de titel van het nieuwsbericht. Als een moderator het zou kunnen aanpassen naar First fase II?

Er lijken ook balkons in de (voormalige?) kantoortoren te zitten. Verder lijkt de plint minder transparant/open te worden dan wat op de eerdere renders te zien was. Wmb een achteruitgang op het belangrijkste onderdeel van het gebouw.

De top is denk ik wel gewijzigd. Het was eerst een open top met doorzichtig glazen. Nu is de top niet meer met doorzichtig glas? Minpunt als dat zo is.
Daar ben ik juist blij mee omdat je in eerdere ontwerpen tegen de onderkanten van zonnepanelen aankeek. Nu zitten daar roosters in (ik hoop dat de welstand daar een mock-up van heeft gezien) die het zicht daarop wegnemen en de top daarmee rustiger maken.

zie je bovenin in het groen "bekijk documenten". Daar vind je 26 documenten, waaronder de wijzigingen.

Vooral het document van Peutz is interessant: "Het ontwerp van The Modernist is gewijzigd. Voorliggend rapport betreft in dat kader een beoordeling van de gewijzigde stukken. De drie grote aanpassingen betreffen een gewijzigd gevelontwerp, het vervallen van een sun cut in de zuidtoren en de gewijzigde plattegrond van de lobby's."
Dank. Zo te zien dus een gevel van aluminium panelen. Dat is als ik het goed heb niet gewijzigd tov eerdere versies.

Wel jammer dat de vides in het plintblok zijn komen te vervallen. Verder zie ik geen andere wijzigingen daar en dus ook niet aan de plint. Ik blijf daar nog wel sceptisch over.

Dank @Skyscrapercitizen. Van deze plint wordt ik (zo op het oog) ook niet vrolijk van. De kleur van het plintblok lijkt hier meer goudkleurig, dat kan nog interessant uitpakken.

Overigens heb ik hier geen probleem met een grootschalige plint gezien de locatie. Het is immers een high traffic locatie. Maar dat ontslaat de architect niet van de taak om hier enige grandeur aan te brengen in het ontwerp.
