On the Block: Condo tower on Trinity Parish's First Hill property to have 27 stories with 203 units

There was understandable confusion back in July, when the DJC first reported on a condominium tower being planned for the Trinity Episcopal Church property, at 609 Eighth Ave. on First Hill.

In response to our queries, Trinity and Australian developer Caydon Property Group issued a press release saying Trinity would continue to own the half-block, and that the new tower would go next to the landmarked 1903 church building, which is on the corner of Eighth and James Street.

Solomon Cordwell Buenz, which has offices in San Francisco and Chicago, is designing the 27-story tower. SCB's preferred plan shows the tower going on the north side of the property, at Cherry Street. There would be 203 units in the tower, and 230 parking spaces on six levels below grade, with the garage entrance on Cherry.




The new tower by Australian developer Caydon Property Group would go next to the landmarked 1903 church, at the corner of Eighth and James.





Trinity would replace the space it loses by occupying four levels in the new podium.

"As we announced back in August, Trinity Parish on First Hill sold the development air rights to the north half of their lot to Caydon Property Group of Australia for the development of a residential tower. According to PSBJ, the tower will be condominiums and will contain 204 units in a 28 story 300 foot tower with 220 parking spaces if the preferred design is approved by the city.

The tower will be located at 615 8th Ave, on the corner of 8th and Cherry. Trinity Church will remain on the site but the ancillary buildings will be demolished to make room for the tower. The pedestal of the tower will contain the residential lobby along with a retail space and the parish hall and meeting and support spaces for the church. Units will consist of studio, 1 bedroom and 2 bedroom units. There will be a roof deck and amenities on the top floor.

There is no development timeline yet but we will continue to keep you posted."

While they don't show interior unit layouts yet, this looks like there will be mostly small to mid-sized one bedrooms and small (1,000 foot and under) two bedrooms. Also looks like a huge number of unground parking and basement levels - a nice touch when most building are eradicating parking.

With 3 floor podium intended for church use, 226 residential units, and only 143 parking spaces, it appears the parking is largely not intended for residents. The required minimum parking for this site is zero.

There appear to be a good number of ~900 sq. ft. one bedrooms, two bedrooms are 1000-1100 ft^2, and some penthouse floor units are close to 2k ft^2. So not so smallish.

Anyone curious as to what this project looks like?

They didn't get approved, there will be another meeting at some point.
