Seattle FTW, you missed my message from yesterday: Escala moved the fences out. Going by in a car of other people after work today, I think I spied a drill rig and possibly a pile driver, in battle mode unlike the backhoes they've been parking there. Looks like a real start. Could it be true?

Funny thing is I'm still in second position, as predicted. I'm thinking of other options.

Dancer and CityViewJim, I actually like Mirabella quite a bit, and like getting some height north of Denny. I realize that's a controversial opinion on Capitol Hill though I think buildings are worth looking at too. My preference would be to put "making SLU a great place", ahead of "seeing over the top of SLU".

^^I don’t think it’s an ugly building; it could use a bit more glass or something on the sides. I was more commenting on the size of it. I wouldnt care if it were taller I just think it might be a little bland to take up a whole block.

Swedish breaks ground on $130M orthopedic facility

Citing a boom in aging baby boomers, officials at Swedish Medical Center broke ground Friday on a $130 million orthopedic facility.

The seven-story, 372,000-square-foot building, which will open in summer 2008, is being built at 601 Broadway in Seattle's First Hill neighborhood. It will provide services such as joint replacement, spine surgery and other orthopedic health-care services. It will open initially with 56 beds and have the capacity for as many as 84 beds.

In addition, two floors of the new building will be leased to Orthopedic Physician Associations, a group of 20 specialists who will move from other Swedish office buildings.

"As the population ages, the need for orthopedic services -- including joint replacement and spine surgery -- will only increase," said Dr. James Crutcher, chief of orthopedics for Swedish, in a statement.

RE: Olive 8 loan

I've used both Wells Fargo and Countrywide rate lock programs. WF - rate lock at current rates (not a cap above current rates), float down at any time to current rates, and it was straightforward.

Countrwide - rate cap, float down to current rates only within 15 days of closing. Supposedly, you can float down within 60 days of closing, but you don't get the best rates and the lender can't be certain if you're within 60 days of closing or not, so it's really a 15 day float down period.

Be comfortable with your closing date or don't be too attatched to the 1% deposit if you're going to lock this far in advance. At 2200 Westlake there are future homeowners who locked rates and are now faced with loan extension fees and/or losing their deposit due to over 4 months and counting of construction delays.

I like the building and size too. Some of those Capitol Hill people will have to just get out of their snobby apartment/condo and walk the streets a little if they want a view - like the rest of us have to.

Mirabella is marketing to seniors and I guess they think that's the look to have (unfortunately) for this region. Maybe senior housing in say LA, Miami, or Manhattan might be of a more flashy/worldly/glassy nature. Note: I do loke the rounded corner!
I like the corners as well. I think the 2 side views above make it look a little bit like the Fountain Court though :( Well better then Fountain Court but along those lines.
it looks ok to me. I personally prefer the architecture of the Horizon House. Either way it is an improvement from its current status. I think it resembles the condos that were built 5-7 years ago in ballard one block west of 15th, close to Market Street.
When I called it a beast, I just meant that it is a large building being 12 stories and taking a whole city block. Nothing like it of size in the area, but I'm sure that'll change in the next several years. I, too, like the design and feel it'll spruce up a rather ghettoish corner of town.

Now the Times needs to sell its surface parking lot across the street.
Don't get me started on the Seattle Times parking lots!

SLU might get some 200' rezones. If so this building won't stand out that much. But, yeah, meanwhile it's on top of a hill and also the tallest building in the neighborhood. I love it.
I was out with a group of friends on Saturday and saw the crane up for 1521. I did not realize it would be up this soon because I thought the project was delayed, or maybe I thought the delay was way behind. My friends do not go downtown very often, we walked down from Capitol Hill, via East Olive. My friends were stunned by the amount of fenced off areas with condominium advertisements and billboards. I was happy to inform them of all the up and up going on around these parts from all the activity around O8, down Pike and Pine Street(s), Belltown infill, the streetcar and the Denny Triangle. I know that this does not include South Lake Union or the southern reaches of downtown, but we only managed to walk through the aformentioned areas.
1521 has been a beacon of non-delayedness.

The Olivian hasn't done much, but they did fence the entire site including the alley, and they've stacked some steel that looks (to my untrained eye) like it might be for shoring.
Yea, pretty exciting. It's something to think that there is still so much space that is underdeveloped which makes these hand-full of projects seem like nothing. Will be nice seeing 4Seasons and 1521 fill up that area a little more.

What's going on with that "1" place?
I don’t know. I walk past it all the time thinking this might be the time I see something. I heard a long time ago that it was supposed to start last June but nothing since.
Hmmm. I don't know what had me thinking 1521 was delayed. mSeattle, I get to thinking the same thing about how much more area is still yet to be developed. Oh, and I checked out Seattle Art Museum's website..... Have any of you seen the footage of the OSP? It's incredible! The Seattle Times had a bit on it today. I'm very excited about this project. I don't live in greater downtown and I will not be relocating to greater downtown anytime soon, but I am happy that I will get to experience this park whenever I fancy. Check out the footage if you haven't already.
Something strange I've noticed with projects that involve demolition before excavation and construction. There seems to be a measurable lag between these events. Companies are extremely efficient to remove existing structures, but then a lag sometimes into the months. My theories:

Theory A is preventative to prevent looting/vandalism/homeless encampment or the like.

Theory B would consider insurance liability.

Theory C would have to do with taxing of the property.

Theory D: just a lag due to inability to coordinate all parties schedules.

Anyone in the "know" may chime in with a vote or a Theory E.

Current cases in point: Corner of Dexter and Denny, 2201 Westlake, and Escala Midtown.

Oh! One other thing. Looks like demolition work has begun on existing structures where the new Rollins Street project will rise (corner Denny and Westlake).
My theory E would be:
Contractors like to get going so the project is real, staff are busy and revenues can be realized but demo permits are often separate from excavation and shoring permits - which can be separate from foundation and structural and "shell and core" and tenant improvement permits.
