Great to see! And no there's no earthly reason for only allowing a 40-story building there. It's just "don't reward developers!" and "don't block out the light!" and "don't destroy our beautiful skyline!"

They could go taller, but it would need to be skinnier. There's a FAR limit (for commercial), not a height limit. A skinnier tower would be more expensive to build per square foot, and apparently doesn't pencil as well even with potential for higher rents at the top. Rents below that might even be lower since small floorplates are less desirable to most large tenants.

Maybe Microsoft or...hmmm, there's really no other big corps in this area capable of taking up almost two towers in Seattle...
Late to this convo but... Valve Software maybe? It looks like they are diversifying big time into the living room and making hardware. They are thought to be the most profitable per employee company in the world after all at something like $125 million (revenue) per employee. If they use their substantial cash and expand... maybe.

505 Madison works. I prefer referring to them by the addresses rather than whatever cheesy marketing name they come up with.
Kind of like "Aquamarine Towers, the hot new downtown Vancouver waterfront development". And they look like every other building. Yawn.
