Another 440' residential tower back from the dead!

600 Wall Street (formerly Icon?) is being revived as a 38 story residential tower!

Thats what it used to look like before the markets crashed in 08 and it was shelved. Wonder what the changes will be?!?

I'm confused, why is every new building in Seattle exactly 440'? There are already 4 towers U/C there of this same height!!!

Because we have a fair amount of 400' zoning, and residential projects get 10% extra for architecture and mechanical.

Also, because we have tight zoning, nearly everything goes up to the limit.

Actually, we have a lot of areas where fees in the $25/sf range are charged for area over the older height limit. In some areas it's worth it, and in some developers tend to keep to the older height and skip the fee.

You might ask, so .. what's the zoning for if you can go higher simply by paying a fee? We're asking ourselves he same question.

This is probably a former 240' zone that was raised to 400' plus 10% for residential architecture/mechanical. The fees are to get from 240' to 440'.

My question is why we're disincentivizing height. It's fundamentally helpful for people to live near work. It takes pressure off the transportation system, adds tax base, reduces pressure on sprawl, and so on. But we charge it extra....funding a relative few affordable housing units by making most housing more expensive. It's political wimping out...avoiding the tougher effort to make everyone share the cost.

Laconia planning 39-story tower with 310 units at Denny & Wall

The 605-foot-tall Space Needle dominates the skyline north of downtown, but it soon will have a companion.

Laconia Development's 39-story, 310-unit tower at the corner of Denny Way and Wall Street will be nearly 400 feet tall, dwarfing the mostly low-slung buildings in that area.

An early design guidance meeting for Laconia's project is set for 5:30 p.m. Nov. 5 at City Hall, 600 Fifth Ave.

Kwan Henmi Architecture Planning of San Francisco is listed as the architect.

The small triangular lot at 600 Wall St. is a parking lot today. The tower will have 1,800 square feet of ground-floor retail, and underground parking for 284 cars and 155 bicycles.

Project documents do not specify whether the units will be apartments or condos, and representatives from Laconia did not return a phone call requesting comment.

Laconia is based in Walnut Creek, Calif. In 2008, it had planned to build a 32-story structure with 283 condos and 4,100 square feet of ground-floor retail, but that was shelved in the recession.

Laconia has another project in Seattle: a 31-story apartment tower at 802 Seneca St. that broke ground earlier this year.

Design review documents say the triangular tower at Denny and Wall is intended to mark the transition between neighborhoods on the north and the increasingly dense Denny Triangle.

Two blocks southeast of Laconia's project is Insignia, Bosa Development's twin 41-story condo towers that are under construction. Southwest of Laconia's project is the 18-story Skye Belltown, formerly Archstone, which was built in 2000.

Pine Street Group's Via6 opened nearby earlier this year, and Vulcan Real Estate just opened The Martin, a 24-story apartment tower at Fifth and Lenora.

Construction has started on the first of three buildings in Amazon.com's 3.3 million-square-foot headquarters in the Denny Triangle.


Updated design. Looks great IMO!

Real Estate Buzz: Onni's massive SLU project still on track

The biggest project this side of Amazon.com continues to make its way through Seattle's permitting process.

Onni Group of Vancouver, B.C., is planning four towers on two South Lake Union blocks bounded by Denny Way, Thomas Street and Fairview and Boren avenues north. When all four towers are done, they would contain 1,910 housing units, 45,700 square feet of retail space and 2,582 parking spaces.

The southern block at 1120 Denny Way would have two 41-story towers with 1,067 units, 28,090 square feet of retail and underground parking for 1,347 vehicles. The northern block at 1120 John St. will have a 29-story and 36-story tower with 843 units, 17,630 square feet of retail and 1,235 underground parking spaces.

Last week, the new Seattle Department of Construction and Inspections issued a determination that the project would have significant environmental impacts. DCI spokesman Bryan Stevens said this is typical for most high-rise projects and can help identify ways to mitigate environmental impacts.

Next up are a pair of design review recommendation meetings. A meeting about the southern block is set for Feb. 3. No date has been set for the north block meeting, but it's worth noting that past review meetings have considered both blocks together, so that could happen again.

Onni representatives did not return a phone call requesting comment.

Onni still has several approvals to get before it can start including a master use permit, a text amendment from Seattle City Council and building permits, according to environmental documents.

The architect is Chris Dikeakos Architects of Burnaby, B.C. ETA Landscape Architecture is the landscape architect and Glotman Simpson is the structural engineer.

With a project of this scale, it's important to look at it in the context of the current development boom. It remains unclear if the units will be apartments or condos, so we will look at both.

In Seattle, Dupre + Scott Apartment Advisors shows 4,703 new apartments opened in 2015, 5,919 this year, 9,359 in 2017 and 8,591 in 2018.

Mike Scott said Onni has not given him a schedule for construction, so those units are not included in his analysis. If the units opened in 2018 — probably the soonest if construction began now — that would increase the number of units expected to open in 2018 by 22 percent.

If the units are condos, that would create a huge spike in the condo supply, which has lagged way behind apartments. A website by Realogics Sotheby's International Realty called No Place Like Own shows only 201 condos are planned for downtown Seattle in 2018.

from the Seattle locals forum
Steel rebar/concrete pillars/cores reach about 1-2 levels above ground for all three buildings. It appears that the underground parking levels are just about complete.
