Location

The site is located in Sheldon, approximately 5miles south-east of the city centre, on one of Birmingham’s busiest and most important arterial roads.

The A45, Coventry Road runs approximately east to west, linking Birmingham City Centre to National Exhibition Centre (NEC), Birmingham Airport, M42 motorway corridor, leading to Coventry

The site is located adjacent to the busy and strategic crossroads of the A45 (running east-west) and B425 (running north-south). The A45 / B425 highway junction is up to 7-lanes wide, with limited pedestrian crossing points, with those wishing to cross the road on foot needing to use ramps and steps leading to a poor quality underground pedestrian subway system.

Sheldon is designated as a District Centre, with shops located on either side of the Coventry Road, creating a long linear length of retail, offices and other commercial premises facing onto the A45 road. The A45 dominates the retail centre of Sheldon, effectively splitting it in two.

The proposed development site is to the southern side of Coventry Road and currently occupied by a number of retail and office buildings including 2259 – 2267 Coventry Road, Elmdon House, Abelson House (occupied by Severn Trent Water Ltd) and the Focus DIY retail unit.

Scheme
It is proposed to provide a new foodstore to serve Sheldon and the wider area. Associated with the foodstore is a customer café, service yard, car parking, as well as highway and environmental improvements.

It is proposed to provide a three level building, comprising:

•Foodstore level, accessed from the main entrance atrium
•Customer café, facing Coventry Road
•Concession retail unit and cash points
•Main customer entrance, including glazed atrium with passenger conveyors, lifts and stairs leading up to store level
•Car parking (partly under the foodstore building)
•Warehouse and storage areas
•Staff mezzanine

Rivalry fears as supermarket plan is approved in Sheldon

STORE wars could break out along Birmingham’s Coventry Road after a major supermarket was given the go-ahead by city planners.

Work has this week started on the long-awaited Tesco development at the Swan in Yardley.

And now another operator, thought to be Sainsbury, can build a 107,000 sq foot superstore about a mile away on the former Severn Trent Water offices and Focus DIY sites at Sheldon.

The three-level store will be built on stilts over the 544-space car park.

It is also very near to Tesco’s existing medium-sized store in Tesco had raised objections on technical and transport grounds.

There is also an Aldi store in the area – on Coventry Road near Wagon Lane.

Residents living behind the new store site had also objected and demanded measures to prevent noisy deliveries and rat-running traffic.

Managing director of developer Chase Midland Estate Tim Haslam told the city’s planning committee that there was no demand for office space in the area and if the store was refused the site could remain derelict for some time.

“This will regenerate the Sheldon shopping area,” he added.

Committee members approved the development and backed a condition that at least 60 per cent of the 500 new jobs created would be filled locally.

They also welcomed a £200,000 spin-off contribution towards upgrading the subway under Coventry Road to improve links with Sheldon shopping centre.

A further £150,000 will support a Sheldon Town Centre management to promote the area.

Coun Keith Linnecor (Lab, Oscott) said: “This area badly needs jobs and this could boost trade in Sheldon.

“With the supermarket at the Swan, Aldi and Tesco all nearby the operator has some stiff competition.”

Agent for the developer CSJ Brooke Smith would not confirm whether Sainsbury is the chain involved, and added that negotiations with potential operators are ongoing.

A further detailed planning application will need to be made when final designs are confirmed.

No one from Sainsbury was immediately available for comment.

Supermarket Redevelopment for Former Severn Trent HQ

Description

CSJ Brooke Smith Ltd, on behalf of client Chase Midland Estate, secured planning consent for a new supermarket to be built on the site of the former Severn Trent Water headquarters in Sheldon, Birmingham.

Theoutline planning permission will see a supermarket of approximately 107,300 sqft (9,969 sq m) built, together with a 544 space car park for customers and general shoppers visiting Sheldon. The permission which allows both foodand non-food items to be sold.

Along with the store, the two storey building will also provide a customer café, service yard, another retail unit and a glazed atrium with passenger conveyors, lifts and stairs leading up to store level. Warehouse and storage areas are also included.

The site, on the main A45 route in Sheldon has become vacant since the water company moved its base to Coventry. The developers will fund a number of major highway improvements, including the provision of a filter lane for traffic approaching from the direction of Birmingham Airport. The pedestrian subway, which crosses the Coventry Road, will also be improved with the area as a whole receiving a £350,000 cash injection in the form of a contribution to the management of Sheldon town centre.

No occupier has yet been confirmed but there are ongoing negotiations with major retailers. The final design will require an additional detailed consent.

Drove past this site today and they have erected a site fence all painted nice and white. They have also put up a site board with details of there proposals. So hopefully we'll see some movement with this one very soon. :)

This stretch of the Coventry Road through Sheldon was once a popular commercial base for some companies like AT&T, Social Services and Severn Trent, who have all moved out. The Police Federation and Lloyds TSB still have an office on the Coventry Road in Sheldon.

Elmdon House (picture below) situated to the right of Abelson House (former Severn Trent HQ) when viewed from the Coventry Road, looks also set for demolition.



Focus DIY behind Elmdon House will also be demolished and the proposed development also takes in Hammond House located to the right of Elmdon house when viewed from the Coventry Road.

This development is really going to make an impact on the landscape for the better.

The airline Duo also had their office in Sheldon for the short time they operated.

I didn't realise it took in Hammond House too, that's a decent sized site. I wonder if the car sales place is going to move further up the A45 to the site opposite the new Elmdon Travelodge, noticed some work has been going on in there over the last few weeks.

They demolished an office block to the right of Cannon House during the summer and this is now home to a car lot, but I think this is there on a temporary basis.

I hope once the Severn Trent / Elmdon House, Focus DIY and Hammond House site is developed, they will build more retail units right down to Hobs Moat Lane. There is a lot of land behind the offices so this is perfect for development. :)

Drove passed this site on the way home this evening and there is a digger in the grounds of the building demolishing peripheral buildings, etc. Don't think it will be long before the main construction is demolished.

I wasn't too keen on the store being built on stilts over the 544-space car park until I visited Tesco in Lichfield and it seems to work ok there.

You enter the store via a supermarket style escalator which takes you and your trolley up to the main store above the car park.

Although on doing a quick search, I have discovered there seems to have been a number of accidents with children either getting their hands or fingers stuck in the escalator and in some cases the accident has been fatal.

The escalator to the car park is cropping up all over now, the new Spring Hill store is the same. As for children being hurt on them, never heard anything like this, escalators are everywhere these days, why should this be a problem here? H&S would definetely close any store or access via this method all over if a fatality occurred.

Absolutely, and these stores aren't stupid, they'd have done their due-dilligence and carried out risk assesments along with the escalator suppliers well before fitting.

The stores will have carried out risk assessments, sure, and the likelihood of an accident will remain the same. However, the exposure to the risk will have increased (because more stores are using esclataors as the primary access route) and therefore the accident numbers will increase. The stores have introduced a more 'risky' method of accessing their stores and should be thinking about better ways of reducing the risk other than a ridiculous audible announcement that you are on an escalator!

Absolutely. I guess a supermarket travelator is at a higher risk of a child accident compared to say a town centre department store. The amount of children that visit a supermarket with their parents is probably once a week compared to a visit to a town centre department store which would be far less, maybe once a month or even less.

Also parents attitudes about caring for their child on a visit to a local supermarket are more casual compared to a visit to a town centre department store.

Yes, i'd enjoy watching that go for several reasons, but there are too many houses quite close behind it.

It really was knackered as a building, but you did get a good view of the planes taking off from the airport - and f&n's birthplace too!
