Forget about taking sides, there is nothing cool about owning an Apple product these days since iPods are everywhere and the MacBook is more common than any other make of laptop. (yes I hate their marketing machine which is just as evil as what Microsoft does)

Anyway, South Yarra is starting to turn out very nice, with some decent high rise development going on.

Seems pretty much midrise to me, but it's still turning out very nice, a new satellite city. Come on Box Hill you've got some work to do!

I should add the Jam Factory has a major redevelopment proposed as well as the former Stonnington Council Depot to the north of the Jam Factory.

There are also plans a-foot for Fun Factory too.

^ Sounds good. But does that mean there is a likelyhood that the proposal will meet resistance from the council?

I don't think it has been mentioned here yet but the Olsen was approved by VCAT on 26 June after council refused the application.



Here is what VCAT had to say about the proposal:

We find that the Forrest Hill Precinct Policy clearly identifies this site as one where a development of this scale and range of uses is envisaged.

We strongly support the architects’ vision for the site. The tower/podium approach is clearly consistent with the Precinct Plan and the striking innovative design will, in our view, be a positive element in this section of Chapel Street.

In relation to Daly Street, the main tower design incorporates what appears as a ‘bulge’ as the Daly Street wall is designed to extend outwards from the first floor level to a point approximately 1.4metres outside the title boundary at approximately level 8 and from there it returns to the original setback at the top level. This ‘bulge’ is repeated on the opposite north facing façade.

This in our view simply reflects the vision of the architect in creating an elegant structure. Adherence to the simple setback distances would create yet another bland box of which there are already more than enough in Chapel Street.

For the same reasons we reject council’s alleged concern that the ‘draped over’ element in the main tower will protrude into chapel Street. We note that at the top level of the building this effect will result in an extension of some 300mm this tapers to zero at about level 4. The only impact on Chapel Street is a positive one in that it injects a most creative building into a relatively bland streetscape.

The issue with this approval is that the setbacks already in place along the west side of Chapel St will now be compromised by this development creeping into that setback. The aim of the setback was to create a wider boulevard between Toorak Rd & the Yarra River. You can see the it clearly evident on the east side and parts of the west side, but this just ruins it. Grrrrr

Olsen is one of the most beautiful buildings to be proposed in melbourne post-eureka.
I hope that when the develop the jam factory they keep its unique style and culture. it is a FANTASTIC development as it is and it's the style of the shops/cinemas/restraunts and cafes that keep it alive.

Baulderstone Hornibrook signage and a site office have appeared on the old yeast factory site in Yarra St SY this week. Some groundwork has also started. One finishes and another one starts in Yarra St at the moment.

New project proposed for a larger (consolidated site) 4 - 10 Daly Street Sth Yarra

Construction of a 14 storey building over a 3 level basement car park to comprise a residential hotel, ground level licensed restaurant and first floor function centre/ gallery. The residential hotel will include 426 rooms while the basement car park will allow for 179 cars.
