Sydney's 235m invisible ceiling is in the process of being smashed. First Crown, now 505 George Street.

A Planning Proposal has been lodged with the City of Sydney for a new 263m tower with scope for 64,850 sq m of development:
- 53,420 sq m residential (588 apartments)
- 10,909 sq m retail (not cinema)
- 250 sq m community
- Childcare

There is scope for a second, smaller tower to the south (~107m for a commercial building or ~150m for a residential / hotel building).

Yes, many of us in the Sydney subforum are quite excited to contemplate what this means for the future of the city's skyline and how the city will grow in future.

If built to 263m, 505 George Street is on track to become the second tallest building in Sydney behind the proposed Crown Towers at Barangaroo (272m).

Longer term, there are whispers in the press and the Sydney subforum that even taller buildings could follow at sites such as 233 Castlereagh Street and Circular Quay.

Ingenhoven + Architectus won the design competition for 505 George Street.

When measured from its lowest point above street level, the new building will be the tallest in Sydney (80 floors | 274m).

DESIGN COMPETITION WINNER ANNOUNCED

Another exciting milestone for our project at 505 George Street, Sydney, as Coombes Property Group and Mirvac announce Architectus+ingenhoven architects as the winning architect of the recent international design competition.

The Design Jury was unanimous in selecting the winning design, highlighting its clarity and elegance as a timeless and poetic new addition to the Sydney skyline.

The iconic 270m landmark mixed-use tower will comprise a retail podium with frontages to both George Street and Kent Street, residential apartments, two childcare centres, community facilities, and potentially a premium hotel.

Consistent with Coombes Property Group's business model, ownership of the development is intended to be retained which will offer diversification to Coombes Property Group's predominantly retail and office portfolio.

The preparation for the Stage 2 Development Application will commence shortly.

So, someone help me out here... How come Brisbane and Gold Coast can get supertalls but Sydney can't break 250 meters still? I don't get it.

^^ Height limits + other restrictive planning controls/red tape. Supposedly there's more tall towers on the way though.

Iirc the site for this proposal was originally intended for 2 150m towers, before the developer made the city council realise that one tall, thin tower would actually have less impact at street level than two short ones.

^^ Sydney is very conservative height wise, which is a shame because some of its best buildings barely break the skyline (like Arc at 161 Clarence Street and the proposed Metro Martin Place tower) and can't be seen much from a distance :(

Any chance of that nonsense being changed soon? So you guys can get some height and diversity in there?
