So, Sydney's long and drawn out planning approval process goes something like this...

1. Every city block has a height and FSR limit
2. A building envelope (no detailed design) is proposed (Stage 1 DA)
3. Said building envelope is approved
4. A design competition is run and won
5. Design competition winner's design is proposed (Stage 2 DA)
6. Design competition winner's design is approved

115 Bathurst Street is at the fourth stage - design competition.

And in a recent sales video (see link at bottom of post) this stunner was shown as the potential tower.



The video stated that it has DA Approval (i.e. Stage 1 Approval) to become 'Sydney's tallest tower.' This is the height quoted in the thread title. However, it also has approval for a 10% addition in height for an architectural feature (shown in the render as the glass above the roof). This would increase the official height to 259m.

Looks like a nice tower! It will be good to see when higher quality renders are released. It's hard to tell it's true (render) look with such a blurry image, patience I guess. :)

Apologies - the render was from the video and that's the best we have so far.

CULWULLA reduced the width of the image to show it in better proportion to the buildings around it

just to answer querie about the 60floors. the 60 floors of units are located in tower section which start 40m above street.

Love it, it would make a great addition. I really like the colour scheme to, subtle but dramatic at the same time. It reminds me of a Boesemani Rainbowfish colouration, which blends from blue to orange, very vibrant :| :D

The height limit, as I understand, only exists to roof. This building appears to have glass fins jutting above the roof and into the sky (bringing the height to 265m? SITL correct me on this one :D)

Yep the height limit (235m) exists to the roof. It's 236m because the site slopes somewhat and therefore from its lowest point to the top of the roof it is 236m. From the street frontage it would be 235m to the roof.

The glass fins (in this particular design) are permitted to go 10% higher than the roof - 236m x 10% = 23.6m...

Therefore 236m + 23.6m = 259.6m. So technically you could round the official height up to 260m though Cul seems to mostly post it as 259m.

There is potential for a spire to rise above the architectural feature (i.e. the glass fins) depending on the design, however this design doesn't have a spire, therefore we are looking at 259/260m as the final height.

But we aren't even sure that this is the final design yet, so we just have to sit tight and hope this is what goes ahead.

Sydney is a nice postcard place, but it's absolutely horribly planned for getting around and most of the roads are narrow and utter shit. Outside of the CBD it's suburbia hell. Public transport sucks too since it's reliant on buses which use the same awful road network.

Absolutely awful, source: Sydney resident-me.

Please, Igor, come spend a year in Brisbane and see how good you've got it. Sydney isn't a planned city, and I'm glad it isn't. Personally, I love the chaos of the unplanned city and narrow streets.
