Couldn't find a thread for this project, and the Tampa forum is still locked ...

... but, driving to work today around 7:40am, and noticed a small construction crew out at this site (5-6 guys) as well as more construction equipment. Any word on if this project is still going forward? Maybe the Ritz Carlton plans got them motivated to move ahead.

Hi,

I live at the Island Club on Rocky Point. I also saw some construction equipment and crews show up on Wednesday. The largest machine looks like it would be used for soil drilling, so who knows what they are really are up to.

On the side note, there was a minor lawsuit going on between the association where I live and Landry's regarding a height restriction. I don't think anybody cared enough about it, so the restriction got removed and supposedly the property got sold for $20mil to whatever developer Ladry's was negotiating with.

It would be nice to see the Ritz deal happen, eventhough Crabby Bills is blast to hang out at some nights. Also from what I heard it seems the Blue Meridian is doomed because they are still at about 5 sales, but they did put up a new billboard on Veterans right before turning to Rocky Point.

It sucks to see Rocky Point sitting there with two empty lots getting covered with grass, and who knows maybe there will be two more to join them. Time will tell.

Westin at Rocky Point project gets funded
Tampa Bay Business Journal - 2:51 PM EDT Tuesday, August 28, 2007

Impact Properties has closed a $51 million construction loan with Specialty Finance Group, a subsidiary of The Bankers Bank.

Impact is using the funds to build a Westin Tampa Bay Hotel on Rocky Point Island, slated to open in December 2008.


The 16-story hotel will have 255 guestrooms and suites, its own boardwalk and private beach area as well as a waterfront restaurant and lounge.

Impact has recruited E-Brands' Aquaknox to be the restaurant, the second Aquaknox in the country. The original is in the Venetian Hotel, Resort and Casino in Las Vegas.

Hardin Construction Co. is building the hotel, which was designed by Bessolo Design Group in St. Petersburg.

Atlanta-based Specialty Finance provides mortgage and FF&E loan programs in addition to construction, acquisition, refinance and refurbishment lending for hotels, as well as a variety of other lending programs. Since its core formation nearly 20 years ago, SFG has funded in excess of $7 billion for hotel projects.

Tampa-based Impact specializes in the development, acquisition and management of a diverse portfolio of businesses including hotels, restaurants and other real estate.

^ well it's fine dining in Las Vegas, definitely going to be expensive. Though from the menu it doesn't look like fine dining or even that expensive for Vegas. Will be interesting to see what it's like in Tampa. It looks like a competitor for something like Roy's.

Construction is in full swing on the Westin, they finished putting the crane up today.

I also went to a function at Laudrys for the Mih which the developer Naidip hosted for Island Club owners. Saw the video and concept pictures, and it is very well designed project by a firm from miami. It looks like 6 towers but its only two with mixed use potential. The downside is they dont have any dates for when this project might actually start, I would say in the next 2-3 years maybe. They are in no rush.

Man... the name really slipped my mind. However, they did say it was a firm started in the 80's, they got their first recognition because one of their buildings was featured in the intro for Miami Vice show. It is supposed to be the top firm in MIA, but like I said the architecture was very impressive. Reason they hired this firm was because Tampa-Bay has very mundane buildings comprared to s florida, and this would definitely make it noticeable. I also assume they should be releasing those concept images and video soon

If I am correct, the buildings shown in the Miami Vice intro were planned by the group "Arquitectonica".

Not to go off topic or anything, but weren't Westin's going to be named InterContinental like the one in Downtown is going to be or is it just the one downtown? I have liked this design for this building in Rocky Point for some time now. I just wish they would change the green glass at the top.
