Arch. Yossi Sivan from MYS Architects reveals some detaols about the new
Nitsba Tower (Egged), the tallest approved in the north CBD in an article
about an increase in mixed use towers.
The tower is being planned will be mixed use with 2 ground floor mall, hotel
up to the 20th floor and residential apartments from 20th to 64th.

Not sure about that.
There is no confirmed height for the project.
They only mention that the urban plans allow up to 65 floors tower on the spot.
Nowhere is it mentioned what the actual height of this tower will be when/if it gets built.

What will happen to the old Egged office building in the corner of Begin and Mozes? Will this tower be built instead of or adjecent to it? It's not clear from the most recent render. Hope they won't demolish the old building, since it can blend nicely with the surrounding towers, if, of course, they renovate it.

It is already being demolished.
Danezeq and his Tel Aviv in Focus site confirm this.
He has recently brought pictures from inside the building and its pretty obvious the whole building is being demolished now.

Azrieli Group can buy the base floors of the Nitsba tower which will also be a mall,
and connect them to the mall floors in elipse tower.

That would create a great way to walk between the towers through the mall
from the train station which will add lots of traffic in the mall.

I was searching in the city's archives and found that danezeq was right. Egged house is due to be demolished. I was looking at old renders of Nizba tower and saw that egged house is still there. Apparently they decided to demolish it since then.

Yeah, but they are taking their time with the demolition so far.
The place has been empty for a few months now and they still keep using it as a billboard stand.

I think the building is empty for a few years already. Here is an article from haAretz published 4 years ago:

So, the building is in this state already for a long time. And the pictures that show the devastation can not be taken as evidence of the imminent demolition.
Probably owners currently don't want to invest in demolition nor in renovation, and are waiting until the construction will start. Meanwhile they content with some profit they got from billboards.

The "big" revelation is the fact that an architects firm was tasked with redesigning the tower.
Which means someone has expressed interest in this lot.
This is good news.

That design appears to be much more detailed then anything shown until now.
It is quite possible this is the first time they did a detailed design for this tower.
This of course doesn't mean that the tower will get built tomorrow, but it is a positive sign that something maybe happening under the surface.
