The Tellapur Integrated Township will be a 400-acre integrated township located at Tellapur, Hyderabad. New York-based real estate developer Tishman Speyer (TS), with over $50 billion assets under management, is planning to develop a 100-acre IT and integrated township project at Tellapur on the outskirts of Hyderabad.

“We expect the ground breaking for the new project to happen in the first quarter of next year. The plan is still in the conceptualisation stage,” Tishman Speyer chairman and co-chief executive officer Jerry Speyer told mediapersons here on Tuesday.

“We had raised about $2 billion in the last 4-5 months to invest in various projects globally. Capital is not a problem. The problem is getting a good opportunity,” he said, while declining to divulge the Tellapur project cost.

TS had in 2007 announced that the company would be developing a township project at Tellapur on 400 acre. ICICI and Tishman hold 37 per cent each in the project while the remaining is held by Nagarjuna Construction Company. Replying to a query, Speyer said scaling down the size of the project had nothing to do with the economy. The decision was due to technical issues.

The company today inaugurated Phase-I of Waverock at Nanakramguda here, the first building that it had completed in Asia. ICICI Venture is also a joint venture partner in TS’s Waverock project, an IT office facility in Hyderabad.

Built at an estimated cost of Rs 600 crore, Phase-I comprises 700,000 sft of IT and ITeS office space to accommodate 7,000 professional. Tata Consultancy Services Limited has already started its operations from here while Accenture and Invesco will start their offices shortly.

Speyer said work on Phase-II would commence by the beginning of next year and will take four years to be completely operational.

“Post the completion of the Rs 700-crore Phase-II, the Waverock project will provide IT space of 2.46 million sft and provide employment for about 25,000 people,” he added.

Speyer said the company was not looking at expanding in India aggressively but prudently and would shortly be spreading its wings to Mumbai and New Delhi either through acquiring existing properties or developing new projects.

Inaugurating the Phase-I of Waverock, chief minister K Rosaiah said creation of physical infrastructure of international standards was a prerequisite for the ICT industry to set up shop and operate in a most optimal manner.

“Andhra Pradesh has got the highest number of 57 IT special economic zones (SEZs), as against the total number of 351 IT SEZs approved by the Centre in the country. When all the SEZs are fully operational in the next three years, these will create more than 100 million sft of office space and about 1 million direct employment in the IT sector,” the chief minister said.

The project developer Tellapur Technocity Pvt Ltd proposed the integrated township at Tellapur by a consortium led by Tishman Speyers and ICICI and Nagarjuna Constructions Company in 2007 along with the erstwhile Hyderabad Urban Development Authority (Huda) on revenue sharing basis.

The project, costing about Rs 2000 crore includes an SEZ for IT companies, offices and residential projects in Hyderabad, will be constructed close to the Outer Ring Road (ORR). :banana:

Tellapur township to become a reality soon


HYDERABAD: Five years after the proposal for the development of mega integrated township at Tellapur near Ramachandrapuram, the project will finally take off soon. But the project will come up in 100 acres not in 400 acres as proposed earlier.

The Hyderabad Metropolitan Development Authority (HMDA) has agreed for the revised project proposal and sent it to the Municipal Administration and Urban Development (MA&UD) department for approval.

The project developer Tellapur Technocity Pvt Ltd proposed the integrated township at Tellapur by a consortium led by Tishman Speyers and ICICI and Nagarjuna Constructions Company in 2007 along with the erstwhile Hyderabad Urban Development Authority (Huda) on revenue sharing basis.

The project costing about Rs 2000 crore includes an SEZ for IT companies, offices and residential space in 400 acre close to the Outer Ring Road (ORR). The project is also about five kilometers from Hitec city and Financial District at Gachibowli. As per the original proposal 30 million built up area was to be provided in the township in eight years for Class A commercial, residential, recreational and mixed use. A special purpose vehicle Tellapur Technocity Pvt Ltd was also formed after taking over the land.

The consortium members took the 400 acres land at the rate of Rs 4.21 crore per acre from the Huda. The developer paid about Rs 420 crore (1/4th) of the total Rs 1,700 crore amount immediately. The rest of the amount was supposed to be paid within six months.

But the developer did not pay the amount due to slump in the real estate market and also 240 acres allotted for the project is in legal wrangles. The urban development authority also did not insist for the balance amount payment since major part of the allotted land is in litigation.

As the real estate market is recovering slowly for the past one year, Tellapur Technocity representatives mooted the proposal to take up the project but in the 100 acres for which the amount (Rs 420 crore) was already paid in 2007. After the revised proposals were submitted by the developer, it was sent to MA&UD by the HMDA recently.

The erstwhile Huda agreed to provide infrastructure like laying of special road from Wipro to Tellapur project site and Project site to Outer Ring Road at the time of agreement. Since the project is revised, the revenue share to the authority will also come down automatically. It is also proposed to withdraw some conditions like provision of infrastructure to the developer, sources said.

When contacted ORR project director V Samuel Anand Kumar said the state government had asked certain clarifications from the HMDA especially financial implications on the authority due to revised proposal. The details would be provided to the government soon, he said.

About Project:

Designed by the Award Wining Chicago Architect Firm 'Studio Gang', This Project is a Part of a larger mixed-use development master plan outside Hyderabad, this residential parcel includes approximately 1.3 million square feet. The project advances the traditional Indian courtyard house into a new porous building type that serves a much larger scale development. It takes advantage of the technique of self-shading demonstrated by Indian “haveli” to produce comfortable and engaging outdoor spaces.

To transform this traditional building type for a new scale, the 25-story cube is eroded with a system of ‘cracks’ to create cross ventilation for public space and natural ventilation for private apartments. Outdoor terraces along the ‘crack’ offer a level of luxury to the private apartments and a sense of community to the overall development. Gardens inside the large courtyard space extend out to the entire block bordered by mid-rise residential apartments.

Aint this an old rendering (what i see from location map, most of the company updates are either completed/scrapped)? Is the plan still the same as Tellapur Techno City is going with 1/4 of existing plan

^^ I don't think they would have built the entire township in a single phase anyway. As with other HMDA auctioned land at that time, apparently some part of the 400 acre parcel has got legal problems.
