One of those conversions I quite like. Handsome building to start with...and on Dovercourt, between Dundas and Queen...fantastic location.

Still in major reno mode...but you can tell it's going to be great...not screwing the building facade much...just a new floor set back on the roof.

Nice little cafe across the street...

Don't let the hole-in-the-wall look fool you...this is a great Cuban tapas joint a block up the street....

And some friendly neighbours...

And defietely a few Catholics as well. LOL (this is Portuguese territory...this is quite common)

Nice redevopment project here. This is a nice old building to start out with, but it certainly needs a reno make-over. It does look a little rundown.

It's a shame how people are always vandalising this building. It seems that everytime they clean the graffiti off, or redo a window, it just gets damaged again and again. Must be one of the reasons why this thing has been under reconstruction forever...

It hasn't been under reno for very long at all. They are working on the interior and the new top floor...and doing some basic brick re-pointing...they have not started on the windows or facade yet at all.

Sure we're talking about the same building?

basic brick re-pointing

What exactly is this?? What does it entail?
repairing the mortar joints by removing any lose debris (occasionally needing to replace a brick or two) and filling in the gaps with new hydraulic concrete. Best to fill any cracks in the facade with caulk first

It's a pretty expensive, time consuming job...all done by hand, by skilled tradesmen. The size and age of this building would make this a big job...quite a few bricks have to be replaced as well.
