New Novare condo tower will have 400 units

Novare Group Inc.'s plans for a towering new condo project at Midtown's Atlantic Station have become more concrete.

The tower, which would be called The Atlantic, would have 400 units in a 46-story tower at State and 17th streets, according to information posted April 24 on Novare's Web site. The information was removed from the site (www.theatlanticcondos.com) later that day, and Novare officials declined to comment on the project.

However, Novare's Web site included a rendering of the glass-and-steel tower and said pre-sales of The Atlantic would begin in June, with construction beginning in the fall.

The Web site also said the project would include luxury features in one-, two- and three-bedroom condos, as well as penthouses. The Atlantic will also include 10,000 square feet of street-level retail shops.

Novare has already built TWELVE Atlantic Station, a condo/hotel with 380 condos and 101 boutique hotel rooms that opened Feb. 12. The Atlantic will be built directly across 17th Street from the 26-story TWELVE Atlantic Station.

The Atlantic will be one of Novare's tallest projects in metro Atlanta.

Its TWELVE Centennial Park project under way near downtown will consist of twin 39-story towers. Metropolis, the condo tower along Peachtree Street that restarted Atlanta's condo boom, is 20 stories. Spire, across from Metropolis, is 28 stories. Realm and Gallery, both under construction in Buckhead, are 29 stories and 26 stories, respectively.

The Atlantic signals Novare is moving into a new product type, said David Tufts, executive vice president and founder of Coldwell Banker The Condo Store.

"It is certainly a change from their past successful formula, which was to service the entry-level [condo] market," he said.

When the Metropolis opened in 2002, condo prices started in the $150,000s.

If you have seen where Twelve at Atlantic Station is, it will be directly arcross 17th steet. At the other corner of 17th and State Street.

Its going on the lot south of Twelve (the purple building in the AS site plan)



This is an early AS pic. Twelve is now on the left side of this intersection and the Atlantic would be on corner on the right side.
