New R85m Business Centre for Century City

A new 4000 square metre office block is to be developed at Century City at a cost of R85million for The Business Centre group. The group provides furnished, serviced offices to businesses of various sizes in Gauteng and KwaZulu Natal but this will be their first Business Centre in Cape Town, extending their national footprint.

The four storey modern building, designed by Vivid Architects, is being developed as a joint venture between The Business Centre and the Rabie Property Group. Bulk earthworks are currently underway with the main contractor expected to move on site shortly with completion scheduled for June 2013.

CEO Andrew Utterson said the Cape Town offices would bring to six the number of business centres in the group. Together this would provide a combined Gross Lettable Area of 22 500 square metres and 740 individual offices making them the single largest serviced office company in South Africa. The group, which was launched in 2005 by the three founders, and current partners, Andrew Utterson, Travers Hathrill, and Ceri James, currently operates three Business Centres in Gauteng (Bryanston, Rivonia, and Fourways) and one in Umhlanga and is set to open a fourth Business Centre in Broadacres, Gauteng in November this year.

He said the Business Centre not only provides furnished office suites but also a broad range of services which include cutting edge, reliable technology, modern state of the art meeting rooms, and presentation facilities, a café service in each centre, document centres, generator backup power, CCTV, and ample secure parking.

“One of the key requirements for any Business Centre is that it is situated in a prime location, with easy access, to all major routes, restaurants, and shopping facilities. The new Century City Business Centre meets all these exact requirements”

Utterson said technology underpins the backbone of The Business Centre, and supports their expanding customer base. “The technology services offered vary from simple email and internet connectivity, to more complex server hosting, data management, backups and virtual private networks (VPN), all run from within the framework of each Business Centre, and its secure server room.”

He said the Century City Business Centre would be fully serviced so tenants would be able to immediately start running their business when they moved in which was ideal for any startup business, SME, or national business looking to avoid massive start up and operational costs, while expanding their operating footprint.

The additional range of services offered include 24-hour access, 7 days a week; secure, modern, air-conditioned space; comprehensive reception services, postal service and SMS/email notification; fully equipped kitchen facilities; daily office cleaning services and full-time centre managers. Once a client has joined any of The Business Centres, they would have access to any centre’s services in its national network, he said.

GATEWAY 2 PLANNED FOR 2012

Planning is well under way for two 4000 square metre office blocks on a gateway site on the corner of Ratanga Road and Century Boulevard.To be known as Gateway 2, the development follows the successful letting of The Gateway on a neighbouring site which is now fully tenanted.Construction of the development is scheduled to commence in 2012.

Rumoured Canal Walk expansion.
Could probably work but interesting dynamic between the owners of the shoppinge centre and Rabie from whom the owners would need to buy bulk, they seem on good terms but Rabie will want a steep price for retail bulk which they are getting quite low on. Apparently the new 'pods' are not doing to well

I didn't think the pods were going to do well. The only one that ever seems to be busy is Hi Fi Corporation. Something that would probably do very well there is the iStore, or perhaps a few large restaurants.

The main problem with the pods is that they're completely disconnected from the rest of the mall. They lose out on the crowds of people walking past their store fronts. People who go to the pods usually plan on specifically making a mission there.

The other problem is that there aren't really any proper walkways leading towards the mall entrances from the pods. Dodging traffic - especially up the bridge leading to the food court - is no fun.

couldent agree more, cape union mart is always busy but a bitch to get to cos you almost get run over. so you have to push trolly from mall to car, drive car to pod and start again, unload kids etc.
good idea but not well planned.

also they will loose their impact form the N2 once development in front goes ahead on that piece of land

I saw an iSote in Canal Walk last time i was there, must have opened fairly recently

Rabie regards that piece of land as their crown jewel, they are undecided as to wheher to do another retail/mall style development or a kore office focussed development

has to be commercial, cant compete against mall and has great road front visabilty but not sure how much more commercial the city can absorb. Add Portside and other bits and pieces and you have another 75k m2 coming on stream in the next 24 months ish.
only retail I see working there is a "design quater"type development like in Joburg, its great and CT is missing a mid to high end one stop shop for interiors

You right Lydon. I still haven't been been into one of the pods.

As for a shopping mall expansion...is that really necessary?

What's the development coming to the parking areas near Virgin Active?

I'm interested in how this development, and those planned will affect the necessary parking. Not too sure about weekdays, but the parking area gets quite full on weekends. Remember there is Ratanga, Hillsong and Virgin Active.

The parking area is used more during the week than it is on weekends. It acts as a park and ride site for people working in offices throughout Century City, who then walk to their workplaces or take a Century City shuttle to where they need to be. That of course excludes people accessing Virgin Active, Ratanga and Hillsong. I'd love to know where all these people are going to be accommodated now. The only solution I can imagine is them building parking space underground, but that's a costly endeavour.

I suppose they could use Ratanga's parking for the park and ride during the week, but that'll of course become problematic when Ratanga opens during the week come school holidays etc.
