Ayala land sales do you know what is this MDC project? Located at former Allied Metals Inc office and Rubberworld at 460 Quirino Highway Novaliches Talipapa QC?

MDC construction walls were up.

I am not sure if maglalagay sila ng Mall dito because it is right behind DMCI's Magnolia Place. I am trying to get a blue print or masterplan elsewhere pero wala. hehe.

hantayin ko na lang.

Gigoso Farms buys Rubberworld lot for P974 million

The Securities and Exchange Commission (SEC) has approved the proposal of Gigoso Farms Inc. to purchase the properties of Rubberworld Inc. in Novaliches, Quezon City.

In an en banc decision last week, the SEC noted that the agribusiness firm’s offer to buy a 100,000 sqm. lot owned by Rubberworld for P974 million, to be paid in three installments, is higher than the P900-million offer made by taipan Luio Tan in 1998. Gigoso Farms bested 220 other interested buyers since Rubberworld closed shop in 1996.

The SEC said the offer to buy is timely since the property is in danger of being foreclosed by the Philippine National Bank, leaving the SEC-appointed liquidator no funds to settle or pay the outstanding obligations with the government in the form of taxes, labor claims, unsecured creditors, trade suppliers and other creditors.

Along with the buy-out offer, there are also ongoing negotiations for the reduction of the company’s indebtedness with its existing creditors, the SEC said.

Based on the purchase offer, Gigoso will pay P9,500 per sqm. including two lots owned by third persons. A 50-percent downpayment will be made upon signing the deed of sale and submission of the requisite documents by the liquidator/seller.

A 25-percent second payment will be made on condition that the debris on the Rubberworld compound will be removed and that the premises are cleared of squatters and blockades.

The balance of 25 percent will be paid after the liquidator has turned over the premises to the guards of Gigoso; the list of union members of the former employees of Rubberworld has been submitted to the buyer; and the deed of absolute sale has been signed.

Ayala bought only 95,620 sqm of Rubberworld. I believe the remaining 4380 sqm of the original 100,000sqm. is the current Del Nacia Drive + 6,003 sqm of Allied Metals = Total of 101,623 sqm of Ayala Land property at Talipapa Novaliches Quezon City. I wonder kung anong gagawin ng Ayala Land dito?

Mala Vertis North ulit kaya or Cloverleaf? Mixed Used property with Ayala Mall, Avida or Amaia Towers and BPO Towers?

Maybe the property naming would something to do with Rubbershoes or Metal?

Ah maybe just an Amaia Property just like in Amaia Novaliches Susano Drive. The property area is very similar to Amaia Susano Drive.


Definitely an Amaia. Betting on Amaia. Go Amaia!!

Ayala invested 1.5B to develop 20 hectare Susano Drive Amaia Novaliches Property
and invested 1.1+B to develop this 10 hectare property..

I guess this might be Avida or Amaia only.

I think no BPO offices, no Alveo and no Ayala Mall included.

^^ Again, let’s just wait, you’ve already posted all the facts we need to know about his lot, we know everything there is to know so far. All we have to do is to wait patiently for Ayala’s plan. :)

I can feel the fire :lol:

Well, hard to say what's Ayala's plan for this. IIRC, daanan ng mga big trucks yung Quirino Highway so who knows. Let's wait for further announcement if meron :)

Very strategically-positioned area for a possible mixed-use township. Aside from the apparent access to two major thoroughfares, Quirino Highway and Tandang Sora Avenue, there are also the indirect but accessible connection to Mindanao Avenue, NLEX (through NLEX Segment 8.1), and mind you, two future Metro Manila Subway stations to be potentially located in both Quirino Highway cor. Mindanao Avenue, and Tandang Sora Avenue cor. Mindanao Avenue.

Someone will just create a separate thread for the unnamed Ayala Township project at Talipapa because 10 hectares is big project?

Sabi ko na nga ba hinde magpapahuli ang Ayala because SM is planning to build SM Mall at Talipapa.

Actually, may mga activities na sa Ayala Sollus/Rubberworld property, based on Google Earth latest satellite imagery as of April 17, 2018.

sino kaya ang major mall tenant?

Will it be Robinsons Retail ulit or Metro Retail -Gaisano naman para maiba? Landmark kaya? hehe

pero parang mas safe Robinsons na lang ulit since wala na yung Robinsons Baesa Town Center.

Hoping it'll be Robinsons, but since marami namang subdivisions sa area they can take a gamble and put a Shopwise once their buyout of Rustans Supermarkets is done. (And it'll be great competition vs. the lonely/old SM Hypermarket until SM decides to tear it down)

Puregold is also a possibility, kaso meron nga palang bubuksan sa Crossroads (yung sa corner ng Quirino & Tandang Sora), so chances might be slim.

ah Shopwise Rustans-Robinsons maganda yan! since malapit lang kasi Ayala Cloverleaf Balintawak. Definitely not PureGold since may PureGold na sa Talipapa. Pero I am bit confused with this development. Ayala has 2 investments sa Novaliches kasi, one is Amaia Novaliches which is 20 hectares much bigger than this Talipapa property which is only 10 hectares. Amaia Novaliches Susano Drive has no Ayala Mall even the size of the property is 2x bigger than this??

But what confused me more is the Ayala Land Cloverleaf Balintawak Township which is 11 hectares lang din pala. Ah whatever floats with Ayala Land. Whatever is uplifting is definitely good.
