P9B worth of housing projects to rise in Cebu
(Real-estate sector continues to boom in Queen City)

CEBU CITY, Philippines—A total of P9 billion worth of subdivision and condominium projects in Cebu has been recorded by the Housing and Land Use Regulatory Board Central Visayas Office (HLURB 7) from October 2009 to October 2010.
HLURB regional director Alixes Roy Lopez said this was a big leap from the estimated P2 billion projects recorded from October 2008 to October 2009.

“The projects from October 2009 to October 2010 is equivalent to 3,000 salable condominium units and 12,000 salable lots,” said Lopez.

Apart from Cebu’s image as the viable location for residential and commercial developments because of its location, Lopez attributed the increase to the regional office’s internal policy of implementing a 21-day processing period in filing and releasing licenses and permits to developers.

In some cases, he said, processing was even cut short to 14 days.

“This is the region’s way of supporting the battle cry of President Aquino that ”Kung wala corrupt, walang mahirap” and Vice President Binay’s eight-point program. We value transparency and commitment in our office,” said Lopez.

The condominium projects in Cebu include Amalfi Oasis and San Remo Oasis at Citi Di Mare of Filinvest Land Inc., Avida Towers of Avida Land Corp., and Marco Polo Residences of Federal Land Inc.

The Filinvest condominiums will be located within the South Road Properties, 300-hectare mixed-use reclamation property owned by the Cebu City government.

Avida is situated inside the Asiatown Information and Technology Park while Marco Polo Residences will be put up in Barangay Lahug, near the existing Marco Polo Plaza Hotel.

Subdivision projects, on the other hand, is a mixture of socialized, economic, mid-cost and open housing.

Most of the developments are in the cities of Talisay (southern gateway) and Mandaue (northern gateway) and the municipality of Minglanilla, the first southern town after Talisay City.

Lopez said the offices assisted municipalities in updating their comprehensive land-use plan through a six-module training program so they could provide better investment maps for prospective developers.

“Our approach needs to be pro-active. When an investor comes in, the municipality should have a land-use plan ready. Without (land-use plan), this may lead to corruption because some will just do spot zoning,” he said.

Lopez said the HLURB was also working on decongesting Cebu by encouraging real-estate developments to the neighboring provinces of Bohol and Negros Oriental.

i hope the condos wont affect the view from marco polo hotel. btw, when this will be done busay will look more awesome! :)

February 2009....though, it says "Restaurant Cluster", perhaps,
a new plan for the proposed commercial center is in the works...

This is a twin tower.. upscale residential condominium. it will surely rival the 1016 Residences.... According to our sources, The Residences (name) is a temporary, since if they could get permission to use the Marco Polo in its brand.. then it will be called.. Marco Polo Residences...

Launching will be either first quarter of next year or early second quarter.

The Residences will offer unimpeded view of Cebu's Skyline from Northern to Southern Cebu including the islands of Mactan etc.

This will surely give more choices for residential condo living lovers in Cebu both for locals, non locals and expats.

sir @DHB, i really dont know the exact location of the former Lantaw restaurant and if that "restaurant cluster" pushes through, it would surely add excitement sa maong area. :eek:kay:

^^ Federel Land is the real estate arm of Metrobank. I like this project, d sila magkulang sa budget just like other big developers in the city like Ayala Land, Robinsons Land, and the upcoming SMDC (SM Prime Holdings). Assured ang mga clients sa investment nila na mahuman jud ang project on time. Good delivery and property management after construction. :eek:kay:
