NEW PROJECT:

Here we go another twin supertalls for Dubai! Height is not final nor number of floors as in Emaar never gives the accurate number when it comes to these 2.

Some article states these will be 290m while other says it will have a height of more than 290m! Time will tell

Emaar Hospitality Group, the hospitality & leisure business of global developer Emaar Properties, today unveiled the first and only beachfront resort property under its flagship Address hotel brand in Dubai – The Address Jumeirah Resort + Spa, The Address Residences Jumeirah Resort + Spa and The Residences Jumeirah Dubai, Managed by The Address.

The Address Hotels + Resorts will manage the 182 room hotel, serviced residences and residential apartments in the spectacularly designed towers. At a height of over 290 metres, the majestic development, with a shimmering façade opening to the Arabian Sea, is located at the end of the Jumeirah Beach Residences in Dubai Marina. Offering an unbeatable value proposition and exceptional lifestyle choice, the thoughtfully designed residences and serviced apartments will open for sale shortly.

Appealing to both leisure and corporate travellers, The Address Jumeirah Resort + Spa is set apart by its distinctive location overlooking the Ain Dubai (Dubai Eye) and with direct access to Sheikh Zayed Road. It celebrates a never-before lifestyle choice with attractions including a rooftop infinity pool, 100 metres of beach frontage and exclusive F&B concepts including a lounge at the highest level.

Big thanks to dreamax00 for finding this one:

I figured out that the plot number is 3920573, the Dubai Municipality Plot Locator states that the plot is of unlimited height and open for Hotel , Hotel Apt. , Residential and Retail landuse.

except for the architects there is no more information available.

By counting I figures out these would be the approximate floor numbers:

Higher tower: ~ 83 floors
smaller tower: ~ 59 floors

The higher tower is very likely to be a supertall!

Marina Gate, Marina Gate Towers and Residences at Marina Gate... That's a lot of gates. Mind you they're all at an "entrance " to the Marina.

I thought this might look out of place being so tall, but with this new Burj 2020 Monster they are building across the SZR, nothing will look out of place any more. The limits are well and truly bust.

It will however spoil the impact of the height of the Dubai Eye. It always made sense for the Dubai Eye to be at this end of the Marina so that it is not dwarfed by the Tallest Block. If the big cats get wind of this project and the negative effect it could have on the Dubai Eye, it might just have the brakes put on the final height.

You mentioned a very good point. I also question where they plan on building such a massive project. The land around the Hilton Double Tree tower could be a potential site. However, I do think it'll soon be partially covered by the bridges leading to the Blue Water's Island. Nonetheless, even if the site can be built on, it isn't exactly located in an accessible part of Dubai Marina. The single lane road underneath the bridge can only accommodate so much.

^^There is a floor area limit though. $76Million starting price, shows you how much the value of land has increased in this part of the marina since the launch of Bluewater Island.

^^ indeed I think it's perfect. Not only it a breathe of fresh air between all these sandy colored towers but it's symmetrical square shape fits perfectly so close to the Ferris wheel (ain Dubai)
