Emaar Turkey, the country-subsidiary of Emaar Properties, is unveiling its pioneering residential master-planned project, Tuscan Valley Houses, at a special preview and country seminar in Dubai.

A preview of the project located in Buyukcekmece will be made at the event to be held at The Old Town Sales Centre on May 28 and 29, 2007. Amlak Finance is offering easy home finance options to investors.

Following a seminar on property investments in Turkey by Pricewaterhouse Cooper on May 28 from 10am to 1pm, pre-registration will be held from 2pm to 6pm, and from 10am to 4pm on May 29.

The US$700 million Tuscan Valley Houses marks Emaar's entry into the promising Turkish market, and will replicate the concept of luxury, master-planned residences Emaar has developed in Dubai. Buyukcekmece is one of the fastest growing and much-sought after residential locations near Istanbul, and Tuscan Valley Homes will drive the property market through its collection of 555 luxury villas.

'Turkey is one of the promising markets with a strong growth potential, especially driven by the tourism sector,' said Dr Nader Mohammed, Regional Managing Director, Emaar International.

'Emaar will invest a further US$5-10 billion in the next five years in Turkey, to drive our expansion plans for the country. Tuscan Valley Homes demonstrates our commitment to the Turkish market in strengthening the country's economy by offering a viable investment option in luxury property, which will in turn build tourism growth.'

He added: 'Dubai has a strong Turkish community and by inaugurating the sales registration in Dubai, we are offering them the privilege of the first purchase option. The seminar on buying homes in Turkey will be an added incentive for international investors to gain a better insight into the residential property market of the country.'

Mr Ozan Balaban, General Manager, Emaar Turkey, said: 'Tuscan Valley Houses will recreate the global luxury standards set by Emaar at its developments in 15 other countries. Through our special preview in Dubai, we want to attract the Turkish community in Dubai as well as international investors to a fast-growing economy.'

He added: 'Despite the large area of the project, we are limiting the number of villas to 555 and devoting large spaces for natural landscaping to maintain exclusivity and minimising population density.'

Designed by JZMK of California and AE Mimarlik of Istanbul, Tuscan Valley Houses takes its architectural influences from the Tuscany region. The project will sprawl over 1.4 million sq metres of land, making it one of the largest private sector residential projects in Istanbul. The villas will be built in nine models with construction work to be completed in four phases.


The villas vary in size from 384 to 940 sq m and offers spectacular views of the Sea of Marmara and the Buyukcekmece Lake. Tuscan Valley Houses are easily accessible from the Ataturk International Airport and is less than an hour away from the Istanbul city center.



The project will be marked by lush green landscapes, pedestrian walkways, jogging courses, swimming pools, and two recreation centres featuring basketball and squash courts. Residents can enjoy world-class living in pristine surroundings, with cool ambient temperatures, away from the bustle of the city.


As a self-sustained neighbourhood, Tuscan Valley Houses will also have a vibrant community centre, health and fitness facilities, retail outlets, entertainment options, a Tuscan Street dedicated to restaurants and cafes, child care centre, and other amenities that add value to the lifestyle of residents. Twenty-four hour security and maintenance, and home delivery from the neighbouring supermarket will be added conveniences.

The project´s origin name was THE LAKESIDE

Dubai: Emaar Properties announced its latest international expansion venture a $700 million investment in a planned community development in Istanbul called The Lakeside.

Lakeside, a joint venture with Atasay Turkey's largest gold jewellery exporter will receive an initial investment of $700 million, followed by $5 billion to $10 billion over the next few years.

In addition to the Lakeside project, Emaar and Atasay are also currently focusing in identifying potential sites for shopping centres, commercial space and hotels developments.

The 1.7 million square metre Lakeside project is located in the western part of Istanbul, just 20 kilometres from Ataturk International Airport and 50 minutes from the city centre, and will include 600 luxury villas, recreational and social spaces for residents as well as a wide range of community amenities.

"As part of Emaar's Vision 2010 programme of rolling the Emaar brand name across the world, Turkey was a significant market to our plans and demonstrated ideal market conditions for high quality master planned communities," said Mohammad Al Abbar, Emaar's Chairman. Emaar has started construction of Burj Dubai, which comprises the Burj Dubai the tallest tower when completed in 2008, The Dubai Mall, Burj Dubai Boulevard, The Lofts, The Old Town, The Old Town Island, The Residences, Burj Views, man-made lakes, landscaped parks and gardens.

Wow Sama Dubai will invest 5 billion dollars and Emaar 10 billion dollars in Turkey(The biggest two holdings in Dubai and Middle East).Also Donald Trump will invest 2-3 billion dollars in Turkey.In future i hope more investments will come from UAE and USA.

Bence zaten bu gibi projeler hep zenginler için,işte sanatçılar falan, birden fazla evleri olursa normal...
Ya baktım gene projenin çizimlerine, villaların etrafını çevreleyen caddeler sanki yarış pisti gibi bi sağa bi sola gidiyo,,insan projeyi ilk önce tam bir dikdörtgen içine alır...sonra da içine binaları nasıl koyarsan koy...

Su evleri biraz daha ufak yapsalar da daha alinabilir bir kivama gelseler..

Toskana evleri dünya başkentlerinde satılacak
Emaar Properties Büyükçekmece'de inşa ettiği Toskana Vadisi Evleri'ni İstanbul'un yanı sıra New York, Londra ve Dubai'de satışa çıkaracak.

Dubai kökenli Emaar Poperties'ın Türk iş dünyasının önde gelen isimlerinden Cihan Kamer ve Hasan Doğan'la gerçekleştirdiği ortaklıktan doğan Emaar Türkiye'nin ilk projesi olan Büyükçekmece'deki 'Toskana Vadisi'nde ilk etap satışları 7 Eylül'de başlıyor. Evler, New York, Londra, İstanbul ve Dubai'de satışa çıkarılırken ilk etapta satışa sunulacak olan 174 evden 60 tanesinin ön satışının yapıldığı açıklandı.

Emaar Türkiye İcra Kurulu Başkanı Ozan Balaban, villaların metrekare satış fiyatının 1700 dolar artı KDV olduğunu söyledi. Emaar Türkiye olarak beş yılda 5 milyar dolar yatırım planları bulunduğunu belirten Balaban, "Toskana Vadisi Evleri'ni 700 milyon dolar yatırımla tamamlamayı planlıyoruz" diye konuştu.

Balaban, konutun yanı sıra alışveriş, iş merkezleri, hastane ve otelcilik gibi alanlara da yatırım plandıklarını açıkladı. Toskana Vadisi Evleri'nin, 7-9 Eylül'de başlayacak ilk etap satışları öncesinde bilgi veren Ozan Balaban, 2006 yılında dünya gayrimenkul pazarında, bir önceki yıla göre yüzde 33'lük artışla 700 milyar dolarlık işlem gerçekleştiğini vurguladı.

Balaban, ekonomideki son dalgalanmaların, ABD içindeki dinamiklerden kaynaklandığı ve gayrimenkul sektöründe gerilemeye neden olmayacağı düşüncesini taşıdığını belirterek, gayrimenkulde gelişmekte olan ülkeler arasında yıldızı parlayan ülkelerin Rusya ve Türkiye olduğunu dile getirdi. İstanbul'un Avrupa gayrimenkul piyasasında en çok büyüme vaat eden şehirler sıralamasında birinci olduğunu anlatan Ozan Balaban, Türkiye'de gayrimenkulde arz fazlası bulunduğunu, ancak farklılık yaratan ve temalı projelere ihtiyaç duyulduğunu ifade etti.

Ozan Balaban, ilk başta 1 milyon 400 bin metrekare olarak planlanan, son genişletmelerin ardından 2 milyon metrekare arazi üzerine kurulacak olan Toskana Vadisi Evleri'nde, 550 olarak belirlenen konut sayısının 700'e çıkacağını ve tüm projenin üç yıl içinde bitirilmesini planladıklarını aktardı. Balaban, 395'den 940 metrekareye kadar sekiz farklı tipte villa inşa ettiklerini, ödemelerin yüzde 30 peşin, yüzde 70 teslimde gerçekleştirileceği bir kampanyaları bulunduğunu aktardı. Şu andaki mortgage yasasında bazı eksiklikler bulunduğunu ve yeni meclisin ek bir tutsat paketi çıkaracağı bilgisini aldıklarını belirten Balaban, "Bu paketten sonra tutsatın daha iyi oturacağını, istikrarlı ekonomiyle birlikte faizlerin de düşeceğini düşünüyoruz" görüşünü dile getirdi.

Soruları yanıtlayan Balaban, iki yıl içinde evlerin metrekare fiyatının 3 bin doları geçeceği düşüncesinde olduğunu aktardı. Balaban, "İstanbul çok önemli bir metropol, ama Tokyo, Londra gibi değil. İstanbul'un önümüzdeki 10-15 yılda çok daha gelişeceğine inanıyoruz" diyerek, Toskana Vadisi Evleri projesi sonrasında İzmir-Antalya kıyı şeridinde yeni projeler yapacaklarını söyledi.
