This will be a test project for Emaar .. from which they will decide on many things in the rest of the towers .. and this can turn into a floating tallest block :D

Meraas + Emaar, sounds interesting. Also it seems there won't be bad units in this building? Every unit will have a guaranteed sea view as it seems.

Emaar has released a brochure and floor plans.
Another generic Marina residential tower, barely 150m tall :eek:hno:

I was hoping at this prime location, Pentominium-ish designs will be able to succeed, but I was wrong...
If I interpret Gabriel's post correctly, those could still come if this one succeeds.

No, please not! It is important that they build smaller towers in this location to shape the skyline! They shouldn't completely block off the view on the tallest black from the sea.
I just hope that the designs won't be too generic...

I’m glad someone here understands that you can’t just plot super talls everywhere. This is perfect height for this

Beach ?

For me waves are an essential element of a beach. In this location I predict there will be no waves breaking on the beach, just stagnant sea water. The glossy shows nice breakers on the beach....JBR "beach" suffers from the same problem now it is fenced in by Blue Water. It is a real pity. On locations were one can expect nice waves, like the outer rim of the Palm, there is no beach but just coastal defence works. On the inside of the Palm there is beach but no waves. Something wrong in the priority settings.

I've heard there will be 3 Address Hotels on the island with 50 to 60 floors
I heard mid floor palm facing units were released over 2,100 psqft while podium monorail facing units were around 1,700 psqft.
Any mid term capital appreciation was factored into the price :eek:hno:
Emaar begins Beach Vista construction on Dubai island

by Oscar Rousseau on Jun 10, 2018

Construction has kicked into gear on Beach Vista, a luxury Emaar Development project at the site of the UAE’s new maritime centre, Dubai Harbour.

Emaar Development has taken possession of the land and started site mobilisation and enabling work for the 375-unit seaside project set for handover in Q3 2021.

Beach Vista is situated in a two-tower development of 33 and 26 floors respectively. All of the apartments, which have between on and four bedrooms, feature glass façades and large balconies with views overlooking the Arabian Sea, The Palm Jumeirah, and Dubai Marina.

The waterfront project will give residents access to all of the usual amenities, such as a gym, pool, and podium-level parking, but also a yacht club, shops, restaurants, and cafes.

“Emaar Beachfront’s first residential launch, Beach Vista, has been an overwhelming success recording strong investor response from the UAE and international markets,” the managing director of Emaar Properties, Ahmad Al Matrooshi, said.

“We are now commencing the construction of Beach Vista residences highlighting our commitment to on-schedule delivery. We are working with the best-in-class contractors and consultants to deliver Beach Vista to the highest standards of design excellence and build quality.”

All 375 Beach Vista Residences have been sold, generating approximately $272m (AED1bn) in sales.

The project aims to bring a Miami-style beach lifestyle to Dubai.

Emaar did not disclose the names of contractors or sub-contractors involved in the Beach Vista build.

:picard: what! You are very late and drunk to this party

The placeholders were replaced by these 2 actually! All placeholders were thrown out of the window when Emaar took part in this project.
