This was announced last year and further information will be announced at Mipim 2018. This is different to the Castle Irwell project but will tie in nicely.



Salford unveils £800m university masterplan

The University of Salford and Salford City Council have released the first details of a potential £800m masterplan for the University’s campus and the surrounding area, designed by architect 5plus.

The 240-acre site covers the University’s existing campus, areas around the Crescent, Peel Park, and Frederic Road North.

Overall, the University’s estate extends north and south of The Crescent, taking in the listed elements of the Musuem & Art Gallery, to Salford Crescent station and includes green spaces at the Meadows, Peel Park and the David Lewis Sports Ground.

Across the area, the masterplan outlines opportunities for:

- 1m sq ft of education floorspace
- 6m sq ft of commercial floorspace targeted at industrial growth sectors
- Around 2m sq ft of public realm, green landscaped routes, and cycleways
- 2,500 new homes and apartments

The industrial space, due to be delivered at a newly-designated Frederic Road North Industrial Collaboration Zone, will be focussed on attracting businesses from the digital, creative, engineering, environment, sport, health, and wellbeing sectors.

The proposals also include a new hotel and conferencing suite; a new school; and 2,000 car parking spaces set across a number of multi-storey car parks across the area.

Alongside extensive public realm, around 62 acres of the site will be set aside for parkland.

In total, the masterplan is expected to have a GDV of £800m.

5plus was appointed as masterplanner for the site in June 2017, and director Tony Skipper said: “This is a vast area with a lot of existing assets, from transport connections to heritage buildings to green space. Our brief was to unlock this potential to create one city district that will play a significant role in the economic and cultural life of Salford.”

Mayor of Salford Paul Dennett added: “The City of Salford has attracted billions of pounds of private sector investment in the last decade and delivered nationally important regeneration projects that have brought new industries, new training and development opportunities and new jobs to the city.

“The combined assets of the city and the university around The Crescent present a huge opportunity for the continued growth of the city linking education with enterprise and industry and arts, culture, heritage and community.”

The University, the council, and 5plus are due to release further details of the masterplan at next week’s MIPIM property conference in Cannes.

This is great! I'm glad the park will be included within this masterplan and they can agree a mechanism to fund a quality maintenance regime for it. Peel Park should be lovely but it's so tired and neglected in its current state.

Massing blocks probably. This is a 20 year programme remember. Spinningfields changed drastically from concept to inception. I'd be very disappointed in 5plus and Salford CC if all those mid-rises were the same design.

Is there any information on what's going to happen to the old Adelphi building?
I'd put money on it being flattened, but you never know. No firm plans, but there's no listing on it (not even the pointless local listing). The wooden corridor did have some degree of recognition, but I can't see that holding much sway. Full of asbestos in the locked-off areas too.

Centenary will almost certainly be demolished. Despite its award-winning design, it was poorly built and is slowly sliding down the bank.

I wonder how many unsuspecting investors would part with huge sums of money for luxury living high rise apartments only to realise they're next door to Salford Precinct....
Is hardly close and, as has been mentioned before, Salford Shopping City is NOT all bad..Have parking, a massive Tesco, Aldi,Lidl, Boots,Wilkos, Argos,a proper post office, banks etc..What do you expect? Harvey Nicks?Believe also due for a refurb, is it not?

Thanks. I think it would be a great shame if it went as I think it has tremendous streetscape value, even if it's currently in poor shape - externally, the stucco is in pretty bad shape, full of cracks and breaks.

According to the council website, it is locally listed. I know that counts for little more than nought, though.

First The Pav/Castle Irwell, then The Black Horse, now possibly Adelphi and Centenary buildings... My uni memories are being wiped out building by building.... :(

But Roobarb is right, despite its Sterling award the Centenary building is very badly built, it had leaks and cracking concrete when I was there and that was decades ago. And it was pretty flawed as a building for studying in too. Adelphi was a mess back then too. Knocked about/rebuilt badly in so many places inside and then not looked after. I'm amazed it is still standing...
