Upgrading of one of the largest wholesale markets in the country. Not calling it a mall! :bash:

1. Construction magstart either October 2017 or January 2018 with cost of 500 Million Pesos.
2. Construction will last for 18 months, 3 storey building na magkakaroon ng 1000 stalls and bigger parking once na matapos.
3. Imomodernize lahat but still retaining bagsakan market status.
5. Monthly rent will still be the same pero magkakatalo na daw sa rights.
6. Reason for improvement?

Finally! May groundbreaking na after months of delay. :)

sana nilagyan ng parking space like underground parking or third and fourth level parking yung design. nagiging problema na kasi ang parking sa urdaneta dahil dumarami na ang may sasakyan at population nito. hindi naman natin basta basta pwedeng tanggalin yung mga tricycles along the perimeter nito para lumuwag yung daan diba kasi maraming mawawalan ng kabuhayan. katabi pa naman nito is simbahan, isa pang mall and yung extension niya and yung bagsakan ng urdaneta. i think traffic in this area will become a problem in the future kasi naka harang na sa daan yung mga naka park na mga sasakyan. ano sa palagay niyo?

Traffic is an unfortunate by-product of development. But of course there are ways of managing it.

Parking Concerns:
  • The entire basement of Magic Mall Annex will be utilized for parking.
  • One reason for the bagsakan market going vertical is to reduce its footprint and free up space for parking. There are talks of a parking component to the bagsakan (rooftop parking) as well.

Traffic Concerns:
  • Once Magic Mall Annex opens, the parking area of Magic Mall Main will be demolished for the widening of Alexander St (from 2 lanes to 5, maybe 6 lanes).
  • There are plans to widen Aruego St (parallel Alexander St) as well. This will only be minimal though (2 lanes to 3). But...
  • Once the infrastructure is in place, the city will implement one-way traffic schemes. This has been in the works for a while now but what I'm getting is that those travelling towards the direction of Dagupan will take Alexander St while those going to Manila will take Aruego St. 3-6 lanes for one-way roads? Not too bad.

Urdaneta to construct P500-M city market mall
August 21, 2017 at 1:41 pm

By Virgilio Sar. Maganes

URDANETA CITY- A new city market mall worth P500 million will soon be constructed at the present “Bagsakan Area” (Wholesale Area) at the back of the Magic Mall.

This was bared by Mayor Amadeo Gregorio “Bobom” Perez IV after the city officials, city folk, and businessmen approved the proposed project in a recently conducted public hearing.

Perez said the new mall will be constructed in a 3,768 square meters lot covered by Certificate of Title No. 16671 and Tax Declaration No. AB-45001-01260 located at the northern portion of Magic Mall and southern part of the present bagsakan market.

“The proposed city market mall will be properly zoned and divided into four quadrants to accommodate the wet market, dry market, fruits and vegetable section, dry good/bazaar section,” Perez said.

Perez allayed fears of the present occupant that rentals will be increased.

” The present P3,500 monthly rental will be maintained for five years until another contract will be agreed upon by the city government and the would -be occupants. Another 2,000 square meters will be allotted to ambulant vendors,” he said.

Meanwhile, Vice Mayor Julio F. Parayno III welcomed the construction of the new city market mall saying that the project will not only benefit the business sector but also it was for the convenience of the buying public.

” The city is a business hub in this part of the province. With its growing population, it will become the center of commerce and trade in Northern Luzon,” Parayno said

I think tuloy ang construction ng Bagsakan Market pero not sure if same design.
