Processional Way, Nairobi​


An upcoming, state-of-the-art office development on a prime site along Processional Way, located between the Central Business District and State House Nairobi. Comprised of over 12,000 square meters of high specification, flexible office space, with an ultra-modern conference centre, gymnasium, café, serviced by four levels of basement-parking, accommodating over 400 cars.

The development is arranged around the existing gardens; painstakingly preserved during construction and reorganised to incorporate new cascading water features and informal seating areas. Suspended external bridges at first floor level link the three separate wings, and enhance the courtyard-type, permeable enclosure.

Internationally recognised Leadership in Energy and Environmental Design (LEED) certification is being sought. With comprehensive sustainability features including external balconies shading the building, solar control glass, sliding doors to offer passive ventilation, VRF central air conditioning, local pink stone cladding and a high open green space to built up area ratio, Vienna Court seeks to position itself as a leading sustainable and progressive office development in East Africa.

I was along State House road,and the project is in full swing,Though in the Digging of the Foundation still,They site is surrounded by tall perimeter walls but you can hear the sounds of the Tractorcs,The company conducting the work is Laxmbanhi(Pardon if the spelling is wrong),The same as the one Building Britam Tower,and a few meters Like 500 meters,The NSSF Milimani Housing project of 104 apartments is well underway,China Jiangxi are on the ground digging and demolishing some colonial houses to allow room for construction

Aga Khan arm to set up Sh1.6bn office block in city

An affiliate of the Aga Khan Development Network, PDM Holdings, is set to develop Sh1.6 billion office blocks in Nairobi targeting high-end consumers.

Known as Vienna Court, the property development is located along State House Crescent and adjacent to Processional Way.

The development comes at a time when increasing number of multinationals are moving their regional business to Nairobi leading to the rising demand for high quality office space within the city.

“With an increase in the investment opportunities presented by Nairobi, and Kenya as a regional economic powerhouse, we have seen a rise in demand for commercial offices in the capital, which is expected to rise further with continued interest by foreign-based firms and investors to set up regional offices here,” said Lengai Croze, lead architect at PDM Holdings.

Why are people not complaining that this one is costing KSHS 1.6B but is only 5fl.People think the only contributor to cost is height or number of floors.People forget finishing and functionality which contribute greatly to the cost.If you just read the first post of this thread you will understand how they factor in to the cost
