There are lots of F&B concepts (though only a few of them are really new in the area) but they are still noticeably missing new stores from SSI, RSSI, Primer and Bench Global Concepts. They also currently don't have a bookstore in the mall. Wondering when the next batch of stores will be announced and if they'll be getting more global retail brands in the new wing.

SSI, RSSI, Primer and Bench Global Concepts are careful when it comes to their expansion and choosing the appropriate market to cater their stores/concepts to the masses. Like SSI, they are quickly shifting into the food since there is a lot of profit on that sector compared to fashion. Maybe most their brands will be visible at Ayala Malls Manila Bay since its area is near the Casinos and BPO companies and could be the next business district in the Philippines.

No doubt they will be in Manila Bay because of the location, but the two areas are far apart so I don’t think it’s even relevant unless what you’re suggesting is that it’s too risky for them to open multiple stores at a time (which it might be). Anyway, they already had multiple global brands (H&M, Uniqlo, Mango, Cotton On) in their mall even before expansion, and they do have new global brands (Fossil, Owndays, Anello, Levi’s, etc.) coming in from smaller groups too. The market is there - VIP theaters and IMAX with Laser screens (both cost more than 600php a seat) get fully booked for that reason. Likewise, this is probably why Bistro is so bullish with opening new restaurants in the mall (4 new to make 6 total).

Anyway, I assume they’re in discussions with these groups unless there’re rifts between them. Of all the mall operators, it seems that Vista has the most in-house concepts that compete with prospect tenants: AllDay competes with RSSI’s Rustan’s Supermarket (current locator), AllHome competes with TrueValue and Ace Hardware (former locator), AllSports competes with Planet Sports, Olympic World and even single-brand sports stores, AllToys competes with RSSI’s Toys R Us, Bake My Day competes with BreadTalk (former locator), Coffee Project competes with Starbucks and Coffee Bean. The real risk for a locator, I think, is that they might get unfair competition from the mall operator’s own brands. We’re not sure if BreadTalk and Ace had the option to stay or if they were kicked out; likewise, we don’t know if Rustan’s supermarket will be able to renew their lease or if they could just be cannibalized by AllDay. SM has a lot of in-house stores as well but I think they didn’t expand the types of concepts they had as quickly. Their roster is pretty stable (so that as a locator, you know what to expect). Moreover, SM has a lot more malls so it does get to use its reach to its advantage.

So i rode a P2P bus from Salawag and i took a video on Vista Avenue and it only took me less than 10 mins to reach Evia from Salawag lol. Original video is 7 mins long but i speed up some of the clips to make the time shorter but no cuts. Imagine the comfort it would bring if they will only make this passable to private vehicles also. But villar's greedy ass would say the otherwise haha.

That's a good video, may mali lang in one of its caption, it should have been Southville NHA-Muntinlupa access road, and not San Pedro. Though may Southville NHA din in San Pedro but it is along Narra Road which is not traversed by the P2P bus route and already quite far from this area.

Wishing that the relocation of NBP for the better will proceed in Nueva Ecija and hopefully the national prison facilities are being prepared or under construction there without much fanfare and we'll just be surprised that its already done and ready in the coming years to accomodate a more remote, secured, advanced and bigger prison facility.
It will be such a boost to the many property developments on this vicinity, notably Vista Alabang as it will integrate large scale commercial developments which is still in Metro Manila and in its fringes for lesser travel time and trimming the congestion on the core of NCR.

Thank you for clarifying! I’m not really familiar with South Ville so when i googled it I thought that it was San Pedro side already haha.

This is so true, kasi sobrang turnoff talaga sa mga investors knowing na ang bilibid ay within lang sa area na yan. Pero I don’t really think na priority ng national government na ilipat ang bilibid sa central luzon kasi magastos to for sure we could only hope but it wouldn’t be happening anytime soon.

Hindi naman sa turn off but maybe, it does not matter anymore if its(NBP) there or not. Kung turn off yun, why there are so many big and medium scale property developments being built surrounding it despite its presence? But if it will be relocated for good, it will be such a relief and the massive area it will vacate will be a big ticket real estate and will be hotly contested by several major property developers in the country.
