Good find. Location is where packages factory is located at Walton road. BTW is it U/C?

the project seems very nice, would love more information about it. Recently I read a news item that Packages has made a new company for real estate project so this could be the project or part of the project they were talking about

Packages Ltd to develop real estate project in Lahore
KARACHI: The Board of Directors of Packages Limited has resolved to develop a real estate project through its subsidiary, Packages Construction (Pvt) Ltd.

“The Board has resolved to develop a real estate project in Lahore, subject to all corporate and customary regulatory approvals. The management expects that the proposed investment would be beneficial for shareholders as it leads to development of a new asset class for the company,” Adil J. Cawasji, Company Secretary of Packages Limited said.

Established in 1956 as a joint venture between the Ali Group of Pakistan and Akerlund and Rausing of Sweden - who later founded Tetra Pak – Packages Limited provides packaging solutions to individuals and businesses.

The country has embarked upon a real estate and construction boom with a large number of mega-projects attracting huge quantum of investment.

Pakistan suffers from a housing crisis and needs about seven million additional housing units, according to data presented at the World Bank Regional Conference on Housing last year.

The country’s real estate sector continues to be dominated by two major issues of a chronic shortage of housing against a backdrop of rapid urbanisation and rising population and the impact of security factors on the risk appetite of investors and developers.

The first of these factors remains as intractable as ever, with the most recent estimates identifying a shortfall of 7.9 million houses. Other estimates paint a similar picture with the Punjab province, with a population of 82 million, said to be facing a shortage of five million houses.

By some accounts, nationally there is an incremental demand for 700,000 units a year against the annual construction of just 150,000 units.

Packages Limited posted a net profit of Rs1.039 billion for the quarter ending March 31, 2014 against profits of Rs654 million in the corresponding quarter last year.

LAHORE: Pakistan’s two leading business magnates are going to unveil spacious and modern shopping complexes soon, The News learnt on Wednesday.

Nishat Group is building a shopping mall with a covered area of 2.7 million square feet, while Packages Ltd will perform the groundbreaking ceremony of its relatively larger shopping centre this month.

Nishat’s shopping centre named Emporium Mall, located adjacent to the Lahore Expo Center, is at the final stage of completion and will be opened for public by the end of 2015.

Chairman Nishat Group Mian Mohammad Mansha said such shopping complexes are very popular in the United States where retired couples spend their day enjoying various services.

This concept is being introduced in Pakistan to enable families to spend their day in a secure and pleasant atmosphere, he said.

It will have the country’s largest food court with more than 35 local and international food outlets. The mall has a dining hall with a dining capacity for 2,200 people, cinema, recreational lodge, etc.

Additionally, Packages Ltd will build its shopping complex at Walton Road at the site vacated by its factory that has shifted to a much larger area in Sundar Industrial Estate.

Engineer Akber Shiekh said the trend of upscale shopping centers is growing. Various shopping malls are under construction in Faisalabad, Multan and Gujranwala. Karachi will add few large facilities in the coming years, he said.

Brand consciousness is on rise in Pakistan with shopping centres proffering consumers fashion accessories, home décor, groceries and leisure and recreation services.

Actually, the rapid growth of affluent middle class led to the opening of shopping malls of global standards, market analyst Benish Toor said.

Internationally famous brands are put for sale in these shopping hubs for the new breed of fashionistas.

Karachi takes the lead in this effort of cashing in on the brand consciousness with its Dolmen Shopping Mall at Clifton currently the best in the country. Though with similar features, Centaurus in Islamabad is smaller in area.

Some industrial groups have established upright shopping malls in Faisalabad. Lahore lacks a shopping complex matching the style, quality or ambiance of the shopping complexes operating in other big cities.

These malls are mini-city within a city – a world away from all the hustle and bustle of downtown.

Wow...awesome to see this new mall being started in Lahore by packages. I guess all the lahorites will enjoy the pleasures of shopping into world class style malls ...

Yes it is indeed a very good location actually much better then Emporium , it is gonna be interesting to see, if the Defence, Cantt, Gulberg and maybe Modeltown crowd is gonna prefer this Mall over Emporium because of it's location. Johar town wasn't the ideal location, but what worked for it was that the project is magnimus and it was a one of it's kind project in Lahore. Eventually i guess it will depend on how the two malls shape up, which kind of brands they can get, the multiplex is also gonna play a big factor in luring in the crowds i believe. We've seen with Cineplex that if the product is good, normal and the vip crowd will both flock in, even if it's in Township. This mall i.e. ' The Gardens' appears to be relative smaller then Emporium, so maybe they will deliberately market it as a niche mall, and only go after the high end brands? :dunno:
the site is bigger then emporium mall but how comes title says 1 million sq ft and in OP it says 100,000 sq ft

the location is great with DHA next to it and bab-e-pakistan there too, if this happens it will boost the developments along the road and hopefully the PEL complex will be converted into a mall or other tower project

Sorry for the late reply, just been busy.

Yes the location is excellent, and it has real potential, as does the whole surrounding area! I could see a lot of the companies currently residing here ( Like PEL), Selling off its land for big money, to Investors willing to commercially develop this area. and moving themselves to the new outskirts of the city.
For this particular project, i believe it would be key, that it includes a multiplex, and some type of Fun land. For the kids / young adults to hang around in.

Does anybody know if the planned groundbreaking ceremony went ahead in August?

It all depends on how much parking is available. If it is going to be just another poor planned building without any parking lot, its going to hurt the investors. Though I see a good amount of parking space in the render, I hope it becomes a reality soon. Good project indeed

I pass by the proposed site on a daily basis and since last week there are 3/4 cranes plus a few excavators working there... exactly what is happening is difficult to ascertain as there is a brick wall on all sides of the area
could you tak a picture of the site next time you pass by

Currently work is under way at the site/area opposite Gourmet bakery and mehmood sons pharmacy on khayabane iqbal (Road from walton road to X block phase 3).. no work is under process behind marvel hotel (not pictured) but i am told that work will commence in that area as well but in a few months
