This is a great reason why you require it. It's easy to blow off one building but when you can see there are multiple big projects proposed within walking distance of each other it's easier to understand why you add retail. Every neighborhood deserves a main street, Mariner could be theirs.
Plus if these 2 projects have just been proposed it's only a matter of time before we hear about those other shitty buildings over there being replaced. There's so much wasted space there it's disgusting.
